The consent applications will facilitate the creation of four (4) new
residential lots. The existing single detached dwelling will remain in
place [‘severed Lot 1’]. The next three (3) proposed lots [‘severed
Lots 2, 3 and 4’] fronting on Fraser Drive are intended to contain a
semi-detached dwelling per lot (for a total of 6 individual dwelling
units). Once constructed, the applicant intends to sever each of the
semi-detached dwellings down the common wall, such that each
individual dwelling unit is on its own lot of record.
The ‘retained lot’ will remain vacant until such time as a Zoning Bylaw Amendment application is submitted for future residential
development, should proposed development not comply with the
‘Residential One (R1)’ Zone provisions. The existing single detached
dwelling and proposed semi-detached dwellings comply with all
‘Residential One (R1)’ Zone provisions.

at the Public Meeting for Z-50-15.22, or have otherwise expressed an interest in the proposal.
Additional Information pertaining to this application may be obtained at the County of Bruce
Administration Building, Planning & Economic Development Department, 30 Park Street,
Walkerton ON, (N0G 2V0) between the hours of 8:30 a.m. and 4:30 p.m. (Monday to Friday). This
notice is also posted at http://www.brucecounty.on.ca (under ‘Quick Links’, ‘Planning Applications’
then search by municipality).
If you wish to be notified of the Decision of the Approval Authority for the County of Bruce in
respect of the proposed Consent, you must submit a written request to: Bruce County Planning
and Economic Development Department at the above address. This will entitle you to be advised
of a possible Ontario Municipal Board Hearing. Even if you are the successful party, you should
request a copy of the Decision since the Decision may be appealed to the Ontario Municipal Board
by the Applicant or another member of the public.
If a person or public body that files an appeal of a Decision of the Approval Authority for the
County of Bruce in respect of the proposed Consent does not make written submissions to the
Approval Authority for the County of Bruce before it gives, or refuses to give, a provisional Consent,
the Ontario Municipal Board may dismiss the appeal.
Any Person may make written submissions either in support or in opposition to the application.

by Tuesday April 19, 2016. Please Note Comments and opinions submitted on these matters,
