In addition I have been investigating the status of Ash Close following the receipt of objections to the development. It appears that the Close is not an adopted highway. Could you therefore confirm that your client has control of the access along Ash Close and through the car park to the application site. Operationally I understand that the windows work in the proposed position and I have concerns over the vulnerability of low level windows to the west elevation. We have no details regarding he soft landscaping at present, please would you condition as necessary. Meanwhile have you worked up any soft landscaping details? If you have this could avoid a condition requiring the submission of further detail. He was happy to accept a condition reducing the brightness of the signage form the 1600 applied for to the 800 set out in the highways guidelines. In working through the application details and comparing then to those previously approved on this site it is apparent that previous approvals had no windows on the northern elevation (the elevation which faces the adjoining dwellings) to prevent the potential for overlooking and disturbance,. In view of the distances involved please will you consider the removal of these windows to prevent the potential for overlooking and loss of privacy and the increased potential for noise disturbance from the gym. If windows are required perhaps they could be placed in the west elevation. Please give me a ring if your wish to discuss the above.
