POA HOLDS ANNUAL MEETING
ANNUAL MEETING OF THE BOARD OF
DIRECTORS
OF THE MEADOWLAKES PROPERTY
OWNERS ASSOCIATION
October 13, 2012
CALL TO ORDER: The meeting was called to
order by President Roy Belcher at 10:00 AM at
the Hidden Falls Golf Club. The Pledge of
Allegiance was led by Alton Fields.
ROLL CALL TO ESTABLISH QUORUM:
Board members present were Roy Belcher,
Alton Fields, Dottie Stueckroth, Jerrial Wafer,
Van Estill, and Jan Cunningham. Len Fate was
absent. Also present were 107 members with
votes and proxy votes entitled and 185 board
proxies establishing a quorum.
APPROVAL OF AGENDA FOR THE 2012
ANNUAL MEETING: Alton Fields moved to
accept the agenda as presented. Motion
carried unanimously.
PRESENTATION OF MINUTES OF ANNUAL MEETING OF 2011: Minutes of the
Annual Meeting held on October 8, 2011 were
presented as printed and available for review. It
was moved by Alton Fields and seconded by
Jerrial Wafer to accept the minutes as presented. The motion carried unanimously.
ELECTION OF BOARD OF DIRECTORS:
Roy explained that the Nomination Committee
of Mo Garza and Lamar Chuter had presented
two names to fill expiring three year terms for
board positions. They are Dottie Stueckroth
and David Baker. Roy stated that nominations
for the Board of Directors could also be made
by petition signed by ten members in good
standing and filed with the secretary and that
there had been no names submitted by petition.
He then called for nominations from the floor
according to our bylaws and again there were
none. Since there were no additional names
submitted, Roy entertained a motion to elect
these citizens by acclamation. Jan Cunningham moved to elect David Baker and Dottie
Stueckroth by acclamation, Alton Fields
seconded and the motion was passed by a
voice vote of the attending members.
TREASURERS REPORT: Dottie presented
the End of the Year financial report. A copy is
filed with these minutes. She remarked that the
budget for 2012-2013 was approved and is also
available for citizens at the main office.
GATE SECURITY REPORT: Roy stated that
Len had submitted a letter of his report. It
states: This has been a busy year in providing
passes to those who want to enter our commu-
nity. It seems each year we have more and more
issues. I would like to thank Jerrial Wafer for
standing in for the times I have been traveling
and out of town. Additional cameras have been
installed to help us identify those who either do
not stop or go to an address other than the one
stated. It also helps us to catch people who have
decals but no longer live here. We request that
decals be turned in when anyone moves from
Meadowlakes. Visitors who enter claiming to go
to a certain address but travel in another direction
are refused entrance when they next attempt to
enter. They are requested to abide by the
CC&R's to be admitted again. The system we
have in place allows us to note the time and find
by computer their license plates. The Deputy
Sheriff can use this identification to write a citation. Several have been written this year. My
first step is to call the offender and remind them
of their violation and caution them about repeat
offenses. The outside of the guard shack has
been painted and the inside will be painted soon.
MAINTENANCE: Alton reported that preventative street maintenance will still be going on thru
the next year with a budget of $100000. This
should be adequate for the repairs and maintenance for the upcoming year but no major work
will be done. Most of the streets have been upgraded in the past with the exception of Turkey
Run and Meadowlakes Drive. They will be
major undertakings so work will be carefully
evaluated as to budget and convenience for citizens using those streets. He expressed his concern for the excess speeding that has been taking
place and told the citizens that he had had several
requests for speed bumps on a variety of streets.
He explained that the cost, as well as the inconvenience of having speed bumps on every street
will be a factor in determining if any more will
be installed. Van Estill added that too many will
impede emergency vehicles. Alton has been
considering purchasing a speed monitor similar
to the one used by Marble Falls. He also stated
that he will continue to repair curbs when needed.
He invited anyone who has not been to the Lakeside Park lately to go see the improvements that
have been made throughout the year. The sprinkler system at the Children's Park has been extended.
STORAGE FACILITIES: Van stated that the
POA has 96 spaces at the RV Park, of which 19
are covered. There is a waiting list, as usual. It
has been discussed that the POA build additional
covered spaces but no action has been taken. The
board budgeted $11000 for grounds improve-
ment. This will be applied to the base with some
paving in the future. There will also be installation of berms and catch drains to help with the
rain erosion. There has been additional lighting
installed. He also informed the citizens that he
has proposed an increase in the annual rental
fees. No action has been taken but this topic will
be discussed by the new board at some time in
the next year.
VICE PRESIDENT'S REPORT: Jerrial addressed the members pertaining to the celebrations he hosted this year. Both the Memorial Day
Barbeque and the 4th of July parade and celebration were successes with several community
members attending.
COMMITTEE REPORTS: Jan reported that the
newsletter was now being distributed within the
City Newsletter and also at the gate. Since the
city newsletter is a weekly publication, the POA
newsletter only contains a synopsis of the quarterly activities. Current information is published
in the weekly newsletter of the city.
COMMUNITY REPORTS: Mayor Don Williams addressed the members. He explained the
process the city has been going through in order
to update the codes and ordinances. That project
should be completed within the next few months.
He also explained the need for a new water storage tank for the community. The POA has
loaned the city $300000 for this project. The city
has been able to upgrade the amount of police
presence in the city. This may help with the
speeding problem discussed earlier. He then
introduced the city council and thanked them for
their time and hard work. Mayor Williams reminded the attendees that the council meets the
second Tuesday of each month and encouraged
everyone to attend.

NEW BUSINESS: none
PRESIDENT'S ADDRESS: Mayor Williams
stated that Roy Belcher had been a member of the
POA for at least the last 7 years and asked for a
hearty thank you from the members. Roy will be
leaving the POA board this year. Roy then
thanked his officers for the job they have done
and complimented each
individually.

BIRD LORE
Birds will peck at a house to get calcium in the form of calcium carbonate
which is used in many paint formulas
as pigment extender. Birds often seek
out supplemental calcium during the
breeding season to help with eggshell
formation and to feed chicks while
their bones are developing.
Songbirds can’t store calcium in their
bodies so they obtain it from the environment, often from snail shells, grit,
or arthropods.
Eggshells can be an excellent source
of calcium for birds, especially important for female birds in the nesting

season, but some birds need higher
amounts of calcium year-round. Because eggshells can be contaminated
with salmonella bacteria they need
to be sterilized before you put them
out for birds.
MEET YOUR NEIGHBORS
This quarter we have had a number of new families move into the community. We
welcome them.
Tiffany, Lance, and Addison Jayne have moved into 332 Firestone. They are recent residents
of Horseshoe Bay. Tiffany was the Associate Director of catering and sales for the Horseshoe
Bay Resort for the past 11 years. She has chosen to become a full time stay-at-home mom.
Lance is a manager at Johnson Sewell. Addison is in 1st grade at Marble Falls Elementary.
They enjoy just being home and remodeling along with shopping, football, and gymnastics.
Church is also an important part of their family life.
Olivia and Betty Haubrich are new residents at 15 Fairway Lane. They are a mother and
daughter combo from Arizona and are a team of mobile dog groomers who moved to the area
due to Mom's illness. They are familiar with this area because they have had family here for 5
years. They are looking forward to establishing a FABULOUS relationship as good neighbors
and a premier dog grooming business. They are, of course, animal lovers and like traveling
and fishing as well as family gatherings and grandchildren.
Chad and Monica May along with their family have moved to the area from Lake Jackson,
Texas. They are living at 335 Mahan. They have 4 children, two boys, and two girls ranging
from ages 6 to 17. Chad is involved in real estate development. Monica is a full time mom
and Zumba instructor. Most of the family's time is spent doing the kids' activities.
Eddie and Claudia Ayers have moved into 102 Turkey Run. They come to the village from
Horseshoe Bay. Welcome to the community.
David and Carole Baker have come from Lubbock, Texas and will be living at 350 Mahan.
David served as an administrator for many years. He is currently employed with the Lampasas
ISD working with special needs and their families. Carole is retired after 30 years of teaching
3rd graders. They have 2 children and 4 grandchildren. Both David and Carole are interested
in reading, traveling, and best of all, activities with their grandchildren. They are very active in
their church. David was elected to serve on the Meadowlakes POA board at the Annual Meeting in October. Thanks for your service.
David Granson will be living at 62 Augusta Drive. He has moved from Allen, Texas. He was
born in Beaumont, Texas. He has been a teacher and coach for the past 12 years. He is currently the strength coach for the Marble Falls school district. He is the father of 2 daughters,
Tyler who is 18 and Ryan who is 15 months. When he has free time, he enjoys running, working out, and listening to jazz.
Jim and Genevieve Walden have moved in from the "country" at Highland Haven and are residing at 427 St. Andrews.
Roger and Deana Van Voorhees have moved into Meadowlakes from Marble Falls. Their
house is 236 Carnoustie. They enjoy tennis and travel.
Jim and Stephanie Fowler are now living at 308 Meadowlakes Drive. They have moved from
Granite Shoals. They are both retired now but Jim was a CPA. They now have the time to enjoy photography, restoring antique cars and cooking.
Joining the community from Burnet are Tim and Dana Bourke. They, along with their children
Tyler and Allie, are living at 107 Marion.
Neil Fees says that after living in Horseshoe Bay for seventeen years, he wanted a more realistic environment. He enjoys the friendly and secure community that Meadowlakes offers. He is
living at 300 Meadowlakes Drive.
