MOTION: Mr. Keeno made a motion to move the minutes to the end of the
meeting with Mr. Jantzi seconding the motion. On the vote: Wilfrido

Ms. Lipstein-Amanda Lipstein
Mr. Castillo-Could you tell us about your project?
Ms. Lipstein-I need a side yard variance so that I can build a single family home on
Kingsview Road.
Mr. Keeno-What is the square footage of the house?
Ms. Lipstein-1,600 square feet
Mr. Castillo-Who owns the property next door to you ?

Ms. Lipstein-Where?
Mr. Castillo-(showing on the map) next door to that property
Ms. Lipstein-It’s owned by my Dad and the other side is owned by
someone that I sent out a letter, but he never returned it.
Ms. Castillo-But you sent him a letter to see if he would sell you some property?
Ms. Lipstein-Yes. I sent out a certified letter and then went to their house, knocked
on their door and left a letter in their mail box.
Mr. Castillo-Now, in order to have less of a side yard variance you could always
put the house the other way.
Ms. Lipstein-The whole road is houses facing forward. I feel that it would take
away from the house, all the houses are facing forward and this one
is facing sideways. The other thing is that it was zoned to have thirty
five foot side yards up until 2005.
Mr. Egan-Your Dad owns the property next to you and won’t sell you any land?
Ms. Lipstein-I don’t have the finances, I am just getting started.
Mr. Castillo-Well, you are asking for a large variance. Does anybody on the Board
have any questions?
Mr. Lindenauer-So which one is your Dad’s lot?
Ms. Lipstein-Showed on the map where the lot was situated.
Mr. Castillo-Some of these lots are done prior to zoning
Mr. Lindenauer-Are the houses in a line, or vertical to the road?
Ms. Lipstein-There is a colonial set back further form the road, and this side is
vacant land (showing on the map).

Mr. Castillo-Who did you purchase these lots from?
Ms. Lipstein-I have the listing here
Ms. Lipstein read the listing
Mr. Lindenauer-When was this listed?
Ms. Lipstein-We bought the property in November
Mr. Castillo-There is a fifty foot side yard in that zone. We can set you up for
a public hearing.
Mr. Egan-That’s more than fifty percent on both sides
Mr. Lindenauer-Has anyone taken a ride out there?
Mr. Castillo-It is a dead end road. The house that is there is further back.
Mr. Lindenauer-Are there any other properties there that are fifty feet on either
side of the property?
Ms. Lipstein-I’m not sure. Some of the houses were built in 2006
Mr. Castillo-Some of the houses have small lots and some of them have bigger
lots.
The Zoning Board members had further discussion on this application with the
applicant.
Mr. Jantzi-Do you know if your Dad’s lot is wider?
Ms. Lipstein-They are separate lots, and separate deeds.
Mr. Keeno-(to Ms. Lipstein) how far is the edge of the proposed driveway from the
edge of the property line? Down the road if you want to put a shed on
there, you are going to have to have at least ten feet from the property
line. This poses some problems down the road for you.

Mr. Castillo- (to Ms. Lipstein) the septic you propose in the front?
Ms. Lipstein-Yes.
Mr. Castillo-The well will be in the back at least one hundred feet back
Ms. Lipstein-There is a lot of space in the back.
Mr. Castillo-So we will set her up for a public hearing. Any more questions?
Mr. Egan-This is an investment property?
Ms. Lipstein-Yes
Mr. Castillo-The public hearing will be March 24th.
Ms. Lipstein-I can’t make that date
Clerk-April 14th. Is our next date
Ms. Lipstein-Yes, that’s fine.
Clerk will mail the addresses and legal notice to the applicant.
Mr. Castillo-(to Ms. Lipstein) bring all your return receipts and all proof of mailing
to the public hearing.
The applicant is scheduled for a public hearing for April 14th.

DISCUSSION
Mr. Castillo-We have the fee from Mr. Hoyt for the work done on The Hudson
Valley Flyers Club in the amount of $425.00. Is everyone o.k. with
that?
TRAINING
The Board discussed the training sessions scheduled for March 9, 2016 and
March 22nd. Copies of the contact information was passed out to the Board
members.
ADJOURNMENT
MOTION: Mr. Jantzi made a motion to adjourn with Mr. Egan seconding the
motion. On the vote: Mr. Castillo-aye Mr. Jantzi-aye Mr.
