A little bit of background
Everything you’ll ever want…
Renaissance has been creating retirement
communities for over 35 years and the owners
firmly believe that everything you’ll ever want
is available at Renaissance Victoria Point. The
village site was acquired in the late 1980’s with a
vision that the area would one day become a vital
hub with services, entertainment and transport
available to neighbouring suburbs. Today Victoria
Point is indeed a bustling bayside suburb within
Redland City that offers all the major amenities
one might need.
Renaissance Victoria Point village was originally
part of the well-known Manor Group brand which
was established in 1992 by the owners, who are
residents of the Redlands. Cleveland Manor and
Wellington Manor were designed to fulfil a need
in the market for quality retirement living in South
East Queensland. Victoria Manor was formed
under the Manor Group banner in 2002, however
the brand and its two completed retirement
villages, Cleveland Manor and Wellington Manor
were sold in late 2006. The Directors retained the
Victoria Point village from the sale, which led to
the formation of Renaissance Retirement Living
and its flagship village Renaissance Victoria Point.
Since construction began in 2003 the village has
been growing at a steady pace, with ongoing
building of villas, plus the curation of beautiful
natural bushland and waterways and the
development of a state of the art Leisure Centre
precinct which includes bowls and croquet greens,
as well as a fully equipped workshop. Upon
completion the village will include over 300 villas.
The ongoing management is by dedicated
Renaissance staff to ensure we are creating
and providing the very best for our residents.
Our dedication has been recognised through
numerous awards for design, landscaping and
building achievements. The Renaissance team,
many of whom have been with us since the
beginning, take pride and pleasure in what they
do – and it shows.

front door step of our residents’ villas.
Just over the back fence is a high care facility and
major hospitals are 10 minutes’ drive away. A
major bus interchange is located at our front gate
with easy public transport routes to anywhere in
South East Queensland.

Security is…
When first hearing the word security in relation
to retirement living, it’s common to start thinking
about gates, locks, security screens, security
cameras and entry codes. At Renaissance when
we say the word ‘security’ we include financial
security, security of tenure, security of lifestyle
choices and physical security.
Most retirement villages have built in security
features which ensure the physical security
of your surrounds and personal ‘call button’
security in the event of a medical emergency.
Just as important is the financial security
residents should experience when moving to
a retirement village.
There are two main areas of financial security
to consider when moving to a retirement village:
1. Security in resident funding
of general services.
This means that the daily operational and
maintenance functions of the village are taken
care of and funded by fees paid by residents.
This provides residents security in knowing that
their accommodation environment is financed.
The financial reports must be audited and tabled
to residents. The services include the village
bus, administration, management, gardening,
maintenance and a range of leisure facilities.
2. Pay when you leave.
Residents pay for their accommodation and use
of all facilities when they exit the village. Hence
the term “exit fee”. The amount paid upon entry
is essentially a security deposit, and is refunded
at exit. Some villages share a percentage of
capital growth and the exit fee rates vary from
village to village, dependent on how long you
reside in the village.
The total average cost, including monthly general
services charge, (described in item 1 above),
equates to the equivalent of approximately $350
per week for a mid-size villa over a stay of 12
years. This is subject to growth rates and term of
stay and the villa style selected, in a similar way to
normal residential housing. Renaissance lifestyle
consultants can show you how to calculate this.
Security of lifestyle choices at Renaissance
Victoria Point is centred around the ability
to continue to live independently. Living
independently doesn’t necessarily mean living
without assistance or doing everything yourself,
it means having the ability to make choices on
how you want to live your life.
Moving into a retirement village
means you have made the choice to
live a maintenance free lifestyle.
Which means you will have more
time to spend on other things with
less stress and worry in your life.
It also means you have the option to decide on
what other areas of day to day life you’d like

The monthly General Service Fees paid by

General Services Fees there are optional services
available at an additional cost. Additional

seek to move closer to family, gain better access to
health services, live in a warm climate or capitalise
on their property value. These are just some of the

outside their local area.
Many of our current residents from interstate looked
up and down the east coast of Australia for a village
location that suited all of their requirements. With
a heavy focus placed on proximity to family/friends,
availability of public transport, senior-friendly designed
homes, the weather, cost and locality of health
services as well as the local community lifestyle and
surrounding attractions.

However moving is a necessity one way or another and
these days interstate relocation is really no different
to moving from within your local area. To make a move

Retirement accommodation
Numerous styles of retirement accommodation
are available. Some of these include:
Strata title units with body corporate
Typically a group of units or townhouses where
individuals can own part of the property (eg.
an apartment) and share ownership of the
common property, which is governed by a Body
Corporate. The entry price for the property
usually does not include body corporate fees,
which are geared to maintenance and the age of
the buildings.
Small freehold stand alone houses
Where the property holder owns the house and
the title to the land it sits on.
Small freehold housing communities
Usually referred to as ‘Over 50’s estates’ or
‘Lifestyle Communities’, freehold housing
communities are a developed community
where an individual can own the house and the
title to the land. Additional services such as
maintenance, gardening, activities and bus trips
are funded through body corporate style fees.
There are no exit fees applicable upon departure,
however it is the responsibility of the owner to
maintain and sell the house.

Relocatable Home Parks
These range from caravan accommodation to
specifically built facilities of various standards. The
entry price quoted is to buy the accommodation
available. Residents are then required to pay rent
for the land occupied by the accommodation. Upon
termination of the accommodation agreement the
resident sells the home.
Retirement Villages
These range in style, service provision and
community facilities. An entry price is quoted and
held as security by the operator. Residents pay a
monthly fee to ensure the ongoing services and
maintenance within the village. Upon termination
of the accommodation agreement, the resident
is charged for the period of stay (exit fee). This
is deducted from the original entry price. Often
a share of the increase in value of the entry price
of the unit is offset against the exit fee. The
residual is refunded to the outgoing resident.

Developer hands over to Body Corporate and has no further
interest in the development. Residents rely on Body Corporate only.
Statutory financial reports and budgets must be maintained
for the village. These must be audited and available for
reporting to residents.
Owner residents rely on Body Corporate manager. Senior
owners can find themselves having to be part of the Body
Corporate committee to ensure that funds are allocated for
regular maintenance.
Exit fees enables the developer to charge less up front and
recover profit on development, ongoing management costs &
cost of community facilities after resident leaves.
All development profit is taken up front. This frequently means
that less community facilities are provided in the estate and
developers cannot afford to have an ongoing management
involvement in the estate.
Leasehold villages do not charge GST to residents for
occupancy.
10% GST is charged on sale proceeds.
Leasehold villages do not attract stamp duty on the right
to occupy.
Stamp Duty is payable by the resident owner on the sale
contract, eg $500,000 unit, stamp duty is $14,875.

After looking around at retirement villages and
over 50’s resorts, we decided on Renaissance
Victoria Point. After picking our villa style and
paying our deposit in August, we were told it would
be finished in about May the following year. So at
the end of October we put our home up for sale
and sold it, settling in December.
We put our home up for sale early because we
were unsure how long it would take to sell and we
didn’t want to miss out on the villa we picked. It
sold fairly quickly and we were able to have a lovely
holiday with family and friends before moving in.
We decided to take up the option of investing the
cost of the villa with Renaissance and they would
then pay our accommodation, furniture storage and
removalist to our villa. We chose to go with this
option and live in our caravan in Kingscliff. Our villa
finished earlier than expected so we only stayed in
our caravan for 3 months. We are now settled into
the village and very happy with our choice.

Selling, downsizing and

Selling your house can be a frustrating process.
Once you’ve decided to sell your house, the
quicker this can occur the better, because it
generally positions you well to prepare for
your next home. We understand the process of

In some cases you may find that the villa of
your dreams is under construction and will not
be completed for some time. This can lead to
a hesitation in selling your home and we have
evidenced disappointment in the past where
future residents have not been able to sell their
houses prior to the completion of their new villa.
This has resulted in them not being able to move
into their selected unit. We can’t predict with
accuracy what the property market will do at
any given time, but we have an option for future
residents to assist them in securing their chosen
villa and take advantage of the current demand
for residential property.

What if I need to sell my home before

Will I own my villa?
Renaissance villas are available as a leasehold
tenure. The lease term prevails for the life of
the resident, or until the resident surrenders the
lease to reside elsewhere.

What are the costs associated with
moving into a retirement village?
The costs of moving into a Renaissance village
include the Ingoing Contribution amount related
to your villa, the legal fees associated with
the preparation and registration of the lease
documentation, your own solicitor’s fees plus
any costs associated with gas, electricity and
phone. There are additional costs payable by
residents who choose extra services like caravan
parking and storage.
Will I be required to pay stamp duty
when I purchase a villa at Renaissance
Victoria Point?
Under current legislation, leases are exempt
from stamp duty. Renaissance villas are sold as
a leasehold therefore you are not liable to pay
stamp duty.
How is a lease treated in relation to
the age pension under the assets test?
A lease is treated in the same way as if you
owned the title to the property, providing it
is your permanent residence. Circumstances
will vary and you should contact Centrelink to
confirm your position.
Do I have to take out insurance?
Building insurance is covered in the village policy
liable by Renaissance and payable in the regular
maintenance fees. You will however need to take
out your own household contents insurance.
Will I be responsible for maintenance
of the villa building?
You will only be responsible for maintaining
the inside of your villa and your private outdoor
area. The items that are included in the villa
when you move in, including gardens are
maintained by Renaissance.
Can I make improvements or changes
to my villa after I take up residence?
Will I be able to have friends or
relatives stay with me in my villa?
We understand that you may wish to make minor
changes after you move into your villa. Before
making these changes, you will need to seek the
written approval of management by filling out
the relevant form.
Visitors are most welcome to visit and stay
with you in your villa. Visitors can make full use
of the Leisure Centre facilities, however they
should be accompanied by a resident at all times
whilst doing so. If your visitor is staying for
an extended period of more than 3 nights, we
require notification in advance. For long periods
you must seek our prior written approval.
How do I pay my monthly service fee?
At the time you take up residence in your villa
you will be provided with a direct debit form –
you will need to complete and return this form
to us. Prior to your account being debited each
month, we will issue you with an invoice as a
reminder of the amount that is to come out of
your account.
Will my independence and privacy be
respected?
At Renaissance Victoria Point your independence
and privacy is paramount. An array of activities
are available within the village however it’s
entirely up to you to partake in as few or as
many as you’d like. Alternatively you may choose
the quiet privacy of your own villa – the choice is
yours at all times.
Will my villa have an emergency
call system?
All Renaissance villas are equipped with an
emergency call system. The Leisure Centre
also has a system with strategic points located
throughout the building.
What happens if I have an accident
or get sick?
You need only to press your emergency call
button and a dedicated call centre will contact you
and our on-call staff member. If required, further
medical attention will be arranged for you.
What if I need home care or
domestic help?
We can assist you in accessing a wide range of
assistance and support services to make remaining
in your villa a comfortable and happy experience.
This applies in all aspects of day to day living.
Will my villa be looked after while
I am away?
Your gardens will be maintained as usual by our
grounds staff. If you require maintenance to your
private courtyard, this can be arranged.
Will I be able to stay in my
Renaissance villa as long as I choose?
In most cases, except where there are
extenuating circumstances such as the need for
specialised high care.
Can I bequeath my leasehold tenure
to a family member?
The lease is not transferable. Only those whose
names appear on the lease are allowed to reside
full-time in the villa.
Are pets permitted at Renaissance
Victoria Point?
We understand the comfort and companionship
a pet can provide. Small pets are welcome in our
village, subject to meeting our criteria. There are
leisurely walking paths in and around the village
which our residents enjoy and so do their pets.
Can I have access to the internet and
Foxtel if I want it?
Internet connection is something you can
arrange with your service provider. For Foxtel
connection, you merely need to seek written
approval of management by filling out the
appropriate form.

this reason and due to the complexities of
certain aspects of retirement village living we
created our monthly Information Days.
The Information Days include a comprehensive
presentation and allow for lengthy discussion
time with residents and staff, as well as morning
