We welcome you to investigate the great lifestyle available at Renaissance. – Andrew Carins, General Manager Renaissance literally means ‘rebirth’ and it is in the Renaissance environment that residents are ‘rebirthed’ into a retirement many only dream about. 2 | Renaissance Victoria Point A little bit of background Everything you’ll ever want… Renaissance has been creating retirement communities for over 35 years and the owners firmly believe that everything you’ll ever want is available at Renaissance Victoria Point. The village site was acquired in the late 1980’s with a vision that the area would one day become a vital hub with services, entertainment and transport available to neighbouring suburbs. Today Victoria Point is indeed a bustling bayside suburb within Redland City that offers all the major amenities one might need. Renaissance Victoria Point village was originally part of the well-known Manor Group brand which was established in 1992 by the owners, who are residents of the Redlands. Cleveland Manor and Wellington Manor were designed to fulfil a need in the market for quality retirement living in South East Queensland. Victoria Manor was formed under the Manor Group banner in 2002, however the brand and its two completed retirement villages, Cleveland Manor and Wellington Manor were sold in late 2006. The Directors retained the Victoria Point village from the sale, which led to the formation of Renaissance Retirement Living and its flagship village Renaissance Victoria Point. Since construction began in 2003 the village has been growing at a steady pace, with ongoing building of villas, plus the curation of beautiful natural bushland and waterways and the development of a state of the art Leisure Centre precinct which includes bowls and croquet greens, as well as a fully equipped workshop. Upon completion the village will include over 300 villas. The ongoing management is by dedicated Renaissance staff to ensure we are creating and providing the very best for our residents. Our dedication has been recognised through numerous awards for design, landscaping and building achievements. The Renaissance team, many of whom have been with us since the beginning, take pride and pleasure in what they do – and it shows. Our focus is to develop vibrant retirement communities. Renaissance is dedicated to creating, supporting and investing in communities and we do this in many different ways. Our relationships with local sporting clubs, special interest groups, professional associations and service organisations are valued on many levels. Our staff are regularly out and about supporting, competing with and entertaining various community groups. We are proud to say we can hold our own when it comes to a game of lawn bowls down at the local green. This wider community focus is crucial in continuing to enhance the experience of ‘community’ within the village, where respect, dignity and care are fostered enthusiastically. The Renaissance approach is different to the process of most villages. All design, engineering and construction work is carried out ‘in house’. www.rrl.net.au | (07) 3820 7700 | 3 THE RENAISSANCE DIFFERENCE Renaissance is built on a commitment to excellence, represented by five key pillars of success. Engaging and supportive communities We are passionate about ensuring that village life provides a thriving interaction of people participating in social activities, community and care projects. It is hard not to enjoy life in a Renaissance Village. A comprehensive resident support care service ensures residents the ability to remain in their own villa with independence while ever possible. Picturesque environments Renaissance residents expect nothing less than the best manicured gardens, signature landscapes and natural environments and they are not disappointed. A focus on natural bushland and waterways is central to our creations. Premium locations Close proximity to shopping, dining, sporting, and medical and transport facilities are critical factors for residents’ enjoyment of life and the success of the village. Residents have the option to use their vehicles, walk or cycle to access an extensive range of local facilities. Most of which are located right next door to the village. 4 | Renaissance Victoria Point Superior, spacious and practical living designs All villas are designed with practicality and superior standards in mind, incorporating spacious, homely designs that feature quality fixtures and fittings. Breathtaking community facilities The inclusion of feature community facilities are a significant contributor to the creation of engaging communities. Facilities that encourage and provide social and creative spaces, as well as health and support services are what help shape the village lifestyle. Residents are proud to call Renaissance home. Why not ask them at one of our Information Days? www.rrl.net.au | (07) 3820 7700 | 5 6 | Renaissance Victoria Point COMMUNITY IS... One of the most important characteristics of a retirement village is its community. Living in the company of like-minded people has many benefits, like social interaction, companionship, security, and emotional wellbeing. Retirement villages are the epitome of community life. The foundation of the Renaissance Victoria Point community is a combination of contributions by both residents and staff and we have proudly fostered a community that is engaged on many levels. Like any community, residents have the choice to contribute as much or as little as they like. Recognising that ‘what you put into something is what you get out’ many of our residents take on formal roles in the residents committees, as well as coordinate hobby and leisure groups and organise a variety of events for the benefit of their fellow residents. The Renaissance Victoria Point community has evolved since our first residents moved in and it will continue to evolve as the village establishes itself, however a culture of care, respect, inclusion and dignity always has been and always will be the thread that binds. www.rrl.net.au | (07) 3820 7700 | 7 CONVENIENCE IS... Living centrally to everyday amenities like the supermarket, shops, restaurants, entertainment and health services. The ability to enjoy your new lifestyle with everything you need close by is often a major draw card for retirees. Convenience within the village comes in many forms, with the most obvious being the Leisure Centre and its facilities. Offering a place to learn, socialise, maintain health and fitness and be entertained, this facility is enjoyed by residents daily. Features include: •Expansive auditorium with stage and upright piano •Bar and commercial kitchen •Community lounge and grand piano •Indoor heated swimming pool, with spa •Exercise room •Consulting room – visiting services include doctor, massage and podiatry •Hairdressing salon •Media room •Computer room with WiFi •Craft room •Billiards room •Library •Alfresco dining and entertainment area •Bowling green •Croquet court 8 | Renaissance Victoria Point Right next door to Renaissance Victoria Point and with its own private entry for residents, is the Victoria Point Shopping Centre. Complete with supermarkets, shops, eateries and health services the shopping centre is walking distance from the front door step of our residents’ villas. Just over the back fence is a high care facility and major hospitals are 10 minutes’ drive away. A major bus interchange is located at our front gate with easy public transport routes to anywhere in South East Queensland. Conveniences found within the village and right outside the gates are significant contributing factors when considering a retirement location. www.rrl.net.au | (07) 3820 7700 | 9 10 | Renaissance Victoria Point Security is… When first hearing the word security in relation to retirement living, it’s common to start thinking about gates, locks, security screens, security cameras and entry codes. At Renaissance when we say the word ‘security’ we include financial security, security of tenure, security of lifestyle choices and physical security. Most retirement villages have built in security features which ensure the physical security of your surrounds and personal ‘call button’ security in the event of a medical emergency. Just as important is the financial security residents should experience when moving to a retirement village. There are two main areas of financial security to consider when moving to a retirement village: 1. Security in resident funding of general services. This means that the daily operational and maintenance functions of the village are taken care of and funded by fees paid by residents. This provides residents security in knowing that their accommodation environment is financed. The financial reports must be audited and tabled to residents. The services include the village bus, administration, management, gardening, maintenance and a range of leisure facilities. 2. Pay when you leave. Residents pay for their accommodation and use of all facilities when they exit the village. Hence the term “exit fee”. The amount paid upon entry is essentially a security deposit, and is refunded at exit. Some villages share a percentage of capital growth and the exit fee rates vary from village to village, dependent on how long you reside in the village. The total average cost, including monthly general services charge, (described in item 1 above), equates to the equivalent of approximately $350 per week for a mid-size villa over a stay of 12 years. This is subject to growth rates and term of stay and the villa style selected, in a similar way to normal residential housing. Renaissance lifestyle consultants can show you how to calculate this. Security of lifestyle choices at Renaissance Victoria Point is centred around the ability to continue to live independently. Living independently doesn’t necessarily mean living without assistance or doing everything yourself, it means having the ability to make choices on how you want to live your life. Moving into a retirement village means you have made the choice to live a maintenance free lifestyle. Which means you will have more time to spend on other things with less stress and worry in your life. It also means you have the option to decide on what other areas of day to day life you’d like support and assistance with. www.rrl.net.au | (07) 3820 7700 | 11 Friendship is… Friendship is a crucial element to community. Isolation can be a significant social issue for older adults, but it can be avoided quite easily. An old-fashioned sense of community is just one aspect of the appeal of retirement villages for today’s retirees. Typically, residents share similar circumstances, interests and experiences. The sharing of common grounds and facilities enables residents to interact and get to know each other. Friendships and neighbourly acquaintances bond people to their community. Retirement villages like Renaissance Victoria Point can be the perfect setting for expanding your social circle or simply maintaining your current interactions. Equipped with leisure centre facilities, activities, events, outings and peer groups – villages are centred around community. The various activities and functions held at the village are organised by the residents, and so reflect their interests. Resident groups coordinate social events such as happy hours, concerts and dinners. Many residents try new activities such as bowls, croquet, line dancing, floral art, Mah jong and wood carving, to name a few. They are often coached by fellow residents who are happy to share their knowledge and guide others. 12 | Renaissance Victoria Point Retirement villages like Renaissance Victoria Point can be the perfect setting for expanding your social circle or simply maintaining your current interactions. The Leisure Centre, with its comfortable indoor and outdoor meeting spaces and activity rooms, and the separate well equipped workshop are ideal venues for the range of activities offered. The vibrant community at Renaissance Victoria Point will continue to flourish with the goodwill of enthusiastic residents who are encouraged to share with, and care for, others. www.rrl.net.au | (07) 3820 7700 | 13 14 | Renaissance Victoria Point Lifestyle is… Many things contribute to a good quality of life. Most would agree staying healthy and independent are fundamental to enjoying a quality lifestyle in our retirement years. Being active, socialising, contributing to your community and good access to facilities and services may assist you to maintain your health and independence, while enjoying life. Quality of life in retirement is determined by the choices you make now from the options available. Where you choose to live has an essential influence on the lifestyle you want to lead. Don’t leave it too late to make a decision that could create a positive difference to the quality of your retirement now or in the future. Retirement village living allows residents the freedom to come and go as they wish without the worry of accumulating home and garden maintenance or security issues playing constantly on their mind. When a trip or holiday is over, it’s great to have a place to come home to that is waiting like a welcoming friend. Living in a retirement village offers affordable living, with a wide range of service and activity options. Just ask a resident about their experience and the most likely response you will receive is, “I wish I’d done it earlier.” Why is that? There are a number of reasons, but essentially they are founded in three main benefits; •Security – Retirement villages offer security through financial structure, greater protection from intrusion, access to services and support when required. •Companionship – Congregating with people who have similar life requirements is the basis for many new friendships and an opportunity for re-establishing older long lost friendships. •Choice – The freedom to choose is an essential component of maintaining independence. Choice needs to be underpinned with services and support. This comes from residents and management supplied services such as maintenance, care, activities and pleasant accommodation. The monthly General Service Fees paid by residents cover many thoughtful conveniences that will free up your time. Services such as refuse collection and disposal, maintenance of recreation areas, private bus, lawn mowing, security and general home and garden maintenance are all taken care of. On top of the services available to residents covered by the General Services Fees there are optional services available at an additional cost. Additional services include massage therapy, podiatry, on-site GP service, hairdresser, house cleaning, interior design and your choice of in-home care and support providers if and when you need it. Many of our residents tell us that while their lifestyles have changed for the better, they relish in the fact that you can be as social or as private as you want. It’s your choice. www.rrl.net.au | (07) 3820 7700 | 15 Quality is… At Renaissance our focus has always been on quality. Many seek to move closer to family, gain better access to health services, live in a warm climate or capitalise on their property value. These are just some of the reasons people may decide to explore their options outside their local area. Many of our current residents from interstate looked up and down the east coast of Australia for a village location that suited all of their requirements. With a heavy focus placed on proximity to family/friends, availability of public transport, senior-friendly designed homes, the weather, cost and locality of health services as well as the local community lifestyle and surrounding attractions. Retirees including many of our residents are searching across borders for retirement accommodation. Most would agree moving is a stressful life event. However moving is a necessity one way or another and these days interstate relocation is really no different to moving from within your local area. To make a move easier for you, our lifestyle consultants can put you in touch with various professionals including property sales advisors and moving consultants who provide services such as advice on how to present your house for sale, de-cluttering, packing, sorting, moving, unpacking etc. Organisation and planning is essential in these situations and to further assist we can provide you with a helpful relocation checklist and arrival in Queensland checklist for your convenience. www.rrl.net.au | (07) 3820 7700 | 27 Retirement accommodation Numerous styles of retirement accommodation are available. Some of these include: Strata title units with body corporate Typically a group of units or townhouses where individuals can own part of the property (eg. an apartment) and share ownership of the common property, which is governed by a Body Corporate. The entry price for the property usually does not include body corporate fees, which are geared to maintenance and the age of the buildings. Small freehold stand alone houses Where the property holder owns the house and the title to the land it sits on. Small freehold housing communities Usually referred to as ‘Over 50’s estates’ or ‘Lifestyle Communities’, freehold housing communities are a developed community where an individual can own the house and the title to the land. Additional services such as maintenance, gardening, activities and bus trips are funded through body corporate style fees. There are no exit fees applicable upon departure, however it is the responsibility of the owner to maintain and sell the house. 28 | Renaissance Victoria Point Relocatable Home Parks These range from caravan accommodation to specifically built facilities of various standards. The entry price quoted is to buy the accommodation available. Residents are then required to pay rent for the land occupied by the accommodation. Upon termination of the accommodation agreement the resident sells the home. Retirement Villages These range in style, service provision and community facilities. An entry price is quoted and held as security by the operator. Residents pay a monthly fee to ensure the ongoing services and maintenance within the village. Upon termination of the accommodation agreement, the resident is charged for the period of stay (exit fee). This is deducted from the original entry price. Often a share of the increase in value of the entry price of the unit is offset against the exit fee. The residual is refunded to the outgoing resident. The following table highlights the key differences between Renaissance Victoria Point and Over 50’s Freehold Estates. Comparison between Registered Retirement Village vs. Freehold Estate with No Exit Fees. Renaissance Victoria Point Over 50’s Freehold Estate (General – some variations may apply) Registered with the State Government. Renaissance Victoria Point was registered as a Retirement Village Scheme under section 28 of the Retirement Villages Act on 19 December 2003 (Registration No RV 241). Not required to be registered. Controlled under State legislation for all aspects of living, accommodation & common facilities – Retirement Villages Act. State legislation for common property only – Body Corporate Act. Permitted to prevent residents occupying village if they are under a defined age. The age restriction is included in the resident contract and permitted under S26 of Retirement Villages Act 1999 (Qld). Not permitted to discriminate on age. Therefore younger residents can enter at a later date. This could include subsequent owners renting the units to occupiers other than seniors. Owners selling with age restrictions could be subject to complaints to Anti Discrimination Commission. Operator continues to own & operate. Therefore has interest in ensuring improvements & growth in village. Developer hands over to Body Corporate and has no further interest in the development. Residents rely on Body Corporate only. Statutory financial reports and budgets must be maintained for the village. These must be audited and available for reporting to residents. Owner residents rely on Body Corporate manager. Senior owners can find themselves having to be part of the Body Corporate committee to ensure that funds are allocated for regular maintenance. Exit fees enables the developer to charge less up front and recover profit on development, ongoing management costs & cost of community facilities after resident leaves. All development profit is taken up front. This frequently means that less community facilities are provided in the estate and developers cannot afford to have an ongoing management involvement in the estate. Leasehold villages do not charge GST to residents for occupancy. 10% GST is charged on sale proceeds. Leasehold villages do not attract stamp duty on the right to occupy. Stamp Duty is payable by the resident owner on the sale contract, eg $500,000 unit, stamp duty is $14,875. Council rates are based on the total site and allocated through Service fees. The cost of rates on 1 large lot is less per unit than each unit being charged individual rates. Typically rates for a single title site = Redland City Council FY2015 General rates for 1 year per unit = $73. NB: Excludes water, sewer and extras Each unit is charged individual rates and therefore the rate per unit is higher. Typically general rates for 1 year (subject to variances in VG valuation) = Redland CC = $650 to $1500. Note pensioner discounts may provide up to 50% discount in some areas. NB: Excludes water, sewer and extras Insurance for property is charged as total of all buildings. This provides economy in insurance charges. Insurance is charged on each unit individually unless strata title which is charged through Body Corporate. Operators are responsible for capital improvements and replacement. Individual owners are responsible for capital improvement and replacement. Operator has an ongoing interest in ensuring high standards in village capital & resident satisfaction. Body Corporate management has little interest in resident satisfaction and manages capital to a minimum standard required. Operator continues interest in integrity of village operation and presentation, and subsequent ongoing value. Individual owners can alter the look, design, attachments of units to the detriment of presentation & value of the units generally. Costs of promoting the sale of each villa is shared by the operator & the resident.Typically $8,000, average resident share is 80% ie $6,400. RE agent commission is payable. Typically for a unit of $450,000 commission would be $11,700 + 10% GST. Capital items in units are updated by operator in line with capital update schedule. This includes – carpet, paint, white goods, hot water service, full refurbishment on resale etc. Capital upgrades are the responsibility of the unit owner. Some care and personal services are available in some facilities Optional personal services are available and include – meals, but not typical as developers do not continue as operators. home cleaning, linen, care planning, high care, personal appointments, on-site nursing, transport, therapeutic specialists, social care, health management, future low care etc. NB: This document provides an indicative comparison only. We advise that all enquirers should obtain specific advice prior to making decisions relating to this information. After looking around at retirement villages and over 50’s resorts, we decided on Renaissance Victoria Point. After picking our villa style and paying our deposit in August, we were told it would be finished in about May the following year. So at the end of October we put our home up for sale and sold it, settling in December. We put our home up for sale early because we were unsure how long it would take to sell and we didn’t want to miss out on the villa we picked. It sold fairly quickly and we were able to have a lovely holiday with family and friends before moving in. We decided to take up the option of investing the cost of the villa with Renaissance and they would then pay our accommodation, furniture storage and removalist to our villa. We chose to go with this option and live in our caravan in Kingscliff. Our villa finished earlier than expected so we only stayed in our caravan for 3 months. We are now settled into the village and very happy with our choice. Bill & Jan I am settling into my new home and enjoying everything about it. It is a stressful time selling property and moving but a lot of the stress was taken away with being able to have sold my house, have my furniture put into storage and knowing I was able to move into my villa as soon as it was available. I would have hated to be worried that I could miss the opportunity to have the villa of my choice. The only problem that I have now is that there are not enough hours in the day to do everything. This can lead to a hesitation in selling your home and we have evidenced disappointment in the past where future residents have not been able to sell their houses prior to the completion of their new villa. This has resulted in them not being able to move into their selected unit. We can’t predict with accuracy what the property market will do at any given time, but we have an option for future residents to assist them in securing their chosen villa and take advantage of the current demand for residential property. Should they increase however, you will still be buying your unit at today’s prices. •You gain certainty as to the price you pay for your unit. With the current demand on property and our increasing demand on villas we have seen many residents take up this offer. In the event that you choose to list your house for sale and it sells prior to your villa being finished, we can arrange and assist with the financial costs of alternative accommodation, removal and storage. This offer is subject to you depositing your Ingoing Contribution for your villa into the Trust Account of McCarthy Durie Lawyers, from the date of settlement of your house to the date of settlement on your villa. www.rrl.net.au | (07) 3820 7700 | 31 Frequently Asked Questions To view videos of residents’ responses to frequently asked questions, please visit our website www.rrl.net.au When is the right time to make the move into a Retirement Village?
