Community-wide roof inspections will begin on June 1, 2015. If you are unsure as to whether or not
your roof needs cleaning, please do not hesitate to contact the HOA office at (850) 656-8750. If you have
scheduled a roof cleaning after June 1st, please contact the office with your scheduled date prior to the
community-wide inspection.
This notice which is posted on www.mysouthwood.org, linked in the weekly eNewsletter and on our social
media pages will serve as a “stage one” courtesy reminder. Properties found to be in violation after June
1st, will receive “stage two” warning notices. Cleaning your roof when necessary helps to extend the
lifespan of your roof, enhances your property’s appearance and may even increase the value of your
property. Per SouthWood’s Community Standards (Exhibit C), all exterior portions of your home must be
kept clean of dirt, mold and mildew. If 25% or more of your roof has residue or buildup, it is time to clean.
The ideal time to clean your roof is between Spring and Fall.
Roofs are affected by two organisms, moss and algae. Moss tends to grow more on asphalt roof shingles
than on clay tiles while algae does not have any preference. The two types of algae seen on roofs are
green and black. Green algae is easier to remove and has less affect on roof materials than black algae. If
left on the surface for long periods of time, black algae will begin to grow into the surface making cleaning
procedures more difficult.
Contributing growth factors for algae and moss include rainfall, shade, moisture and humidity. Moss has a
shallow root system which keeps the roofing shingles damp for longer periods of time and causes erosion
to asphalt shingles. Therefore, periodic cleanings can increase the lifespan of your roof.
