The ground and basement floors of 126 St John Street are a retail unit with
a back yard at ground level. The building’s owner intends to extend the retail
unit into the back yard.

Location
126 St John Street is situated between Clerkenwell Road and Great
Sutton Street. Most of the buildings on this stretch of St John Street are
commercial at ground level with residential accommodation above.

St John Street is towards the eastern edge of the Clerkenwell Green
Conservation Area (CA01), as highlighted on the map below.
126 St John Street is not listed as a building which should be retained in
schedule 1.2 of the Clerkenwell Green Conservation Area document.

3.0 EXISTING BUILDING
3.1
Overview
126 St John Street is a Georgian terraced building arranged over a
basement, three storeys and attic floor. The ground floor and basement is a
retail unit, with a yard to the rear end at ground floor level.
There are no proposed changes to the ground floor retail unit, the upper
levels of the building or to the St John Street facade as part of this
application.
The Georgian building has a brick façade and is two bays wide. Sash
windows are found to all but the top-most floor, with segmental arches to
the window openings.
The retail unit has a painted timber and glass shop front sat within a stone
surround.

Key:
The existing shop unit is arranged over ground floor and basment. The unit
has a broadly rectangular, irregular plan, not uncommon in buildings of this
age. The back yard is also broadly rectangular but irregular in plan.

Existing long and cross sections
The yard is situated between the rear side of 126 St John Street and 1 Leo
Yard. The high walls of the neighbouring properties creates a shadowed
yard which is difficult to use and offers little to the shop. The yard is only
accessible through the shop unit, and is not used by any of the other
residents of the building.

4.0 PROPOSALS
4.1
Design approach

this application
Conversion of an existing yard space to a retail floor space
We intend to integrate the back yard into the retail unit. This will enhance
the unit by maximizing floor space and will make the most out of the yard,
which is currently under used.
To do this we intend to enclose the yard by building a timber framed roof
over the yard with a large glass lantern centred over the new floor space.
This extension will add 12 square meters of internal space to the retail unit.

Proposed lantern roof plan
The lantern will be approximately size 2x4.5m in area. It will be a timber
pitched structure with glass panels to the top and sides.
It it will be centred over the new floor. This will allow maximum light
penetration into the shop unit. Opening glass vents will be incorporated into
the sides of the lantern to allow natural ventilation.

4.2
Internal arrangement
Structural works
The roof lantern will be a pitched timber structure. It will be double glazed to
the top and sides. The glass sides panels will open. The lantern will sit on a
timber framed insulated flat roof.
Existing drain pipes for 126 St John Street will be boxed in within the walls
of the new shop floor. The existing garden wall with 1 Leo Yard will be extended to accommodate
the new roof in London Stock bricks to match existing.

5.0 ACCESS STATEMENT
6.0 HERITAGE STATEMENT
INCLUSIVE ACCESS
There are no alterations to the access sequence to the retail unit in this
application. There will be a level threshold into the extended shop.
The proposed interventions contained in this application have been
considered within the context of the Clerkenwell Green Conservation Area. The changes to the back yard will have no visual impact to the street front of
the building, and as such there will be no impact in 126 St John Street.
VEHICULAR & TRANSPORT LINKS
St John Street is within walking distance of Clerkenwell Road which is well
serviced by local buses.
The external works to the yard has been designed to retain and enhance the
existing features of the building.
Farringdon and Barbican underground stations are also within short walking
distance.
