Volume III, Issue 3 August, 2011 Check out our website at: www.edenonthebay.net Upcoming member meetings Please mark your calendar for our two upcoming HOA community meetings to be held at the clubhouse. The Annual Budget Meeting is scheduled for Wednesday, November 16 at 6:30PM (please note the earlier time than in previous years) and our Annual Members’ Meeting on Thursday, March 8, 2012 at 7:00 PM. Clubhouse refrigerator The compressor in the clubhouse refrigerator malfunctioned in May and the cost to replace it was not much less than the cost of a new refrigerator. The process of finding the best price and value and special ordering the new off white refrigerator to match the other appliances, took longer than we had hoped. When you receive this newsletter, however, the new refrigerator should be installed and ready for use. Pool and spa The automatic fill on the clubhouse spa malfunctioned in June and thanks to careful scrutiny of our expenditures by Collier Financial with support from Jennifer our property manager, the problem was addressed before we accrued too many costly water bills. The problem has been fixed and the fill is now working properly. Our Yearly Irrigation Lightning Strike It seems that most every summer our irrigation system takes a hit from lightning. We were fortunate this year since the strike stopped with the destruction of the electrical box and not the pump itself. The replacement therefore required a much smaller expense. The box has been replaced with little down time for the system. The process was assisted by rain so there was little or no stress to the landscaping. As we have reported in previous newsletters, the cost to insure the system is more costly than the replacement of the system itself. Car notices There has been some confusion about notices appearing on people’s cars during last winter and spring. We are not sure exactly what happened with each occurrence since the Board’s policy is to contact you directly if there is a problem and not leave a note on your car. Please contact us if there is a special circumstance which requires overnight street parking. We would like to make your life work easily. To that end, if a resident thinks there is a problem with overnight street parking please contact our property manager Jennifer Walton and she will pursue clarification and next steps. REMINDER Any questions/issues (lakes, lights, etc.), please direct them to Jennifer Walton at Property Management Enterprises via email or phone: 239-825-9643 [email protected] Page 2 Landscape The lakes are full thanks to a generous amount of rain during the rainy season. Due to lots of rain recently on top of a very hot and dry late spring, there was an outbreak of fungus during July. GreenAcres sprayed fungicide and the problem seems to be under control. GreenAcres suggests that residents do their trimming as close as possible to the time that the crew is on site to do their regular lawn maintenance on Tuesday.
