for the next five years
For Wyndford, Collina Street, Ruchill, Ruchazie and Pollok
Cube’s new five-year strategy, ‘Investing In Our Futures’, has been
shaped by listening to feedback from our tenants about what is
important to them.
This leaflet tells you what this means for you and your local area
between now and 2020.
It sets out what local people told us their priorities were and what
we plan to do in your community over the next five years.
This leaflet covers the communities of Wyndford, Collina Street and
other areas including Ruchill, Ruchazie and Pollok.
What you told us
In developing the plan, we engaged with customers through our
‘We’re here to help’ campaign, talking to people who live in our
communities and capturing customers’ views on what we can do to
make further improvements.
Customers raised concerns about the environment and what people
think of the Wyndford area. Over 250 customers attended an open
day to give us their views.
Better homes, better lives
We’ve put forward ambitious plans that will transform this area. We
have applied for funding from Scottish Government and Scottish
Heritage Fund, which, if successful, will be matched by Cube’s parent
company, Wheatley Group.
Customers told us it was costing them a lot to contact Cube by
phone. We have created a new freephone number – 0800 027 3456
– which is free from mobiles and landlines and is available 24 hour a
day, 365 days a year.
There was a strong feeling that additional improvements were
needed to improve the living environment and what people think of
the area. It is important that people feel safe and secure.
Some customers told us about the need for more homes of the right
sizes. Some families were outgrowing their homes and having to
leave the community they had lived in for a long time. Customers
told us that more support is needed for vulnerable customers.
Tackling issues around money and budgeting, fuel poverty, low
income, unemployment and debt was important to them.
Other priorities included improving the repairs service and
developing how customers can have a voice in their community.
Customers also consider the look of entrance foyers as a priority for
investment.
What we plan to do
Excellent services
Our aim is to exceed customer expectations in everything we do. We
will provide customers with more choice, control and flexibility on
how they interact with us and design a range of person-centered
services based on an in-depth understanding of their needs and
aspirations.
We will make it easy and convenient for people to request services
and make payments online or, if they prefer, on the phone 24/7 to
our Customer Service Centre.
We will work with local community groups and Click & Connect
computer learning centres to help our customers move to online
services if they choose to.
An excellent repairs service is a key priority for our customers. That’s
why we’ll work closely with our contractor to improve the repairs
experience. For example, we’ll focus on keeping customers informed,
delivering on agreed response times, quality workmanship and good
value for money.
Better homes, better lives
We will help tenants to help themselves and build their resilience to
Welfare Reforms by using our wraparound services, including
welfare benefits advice, fuel advice, My Great Start, Tenancy Support
Service and employability.
We will help build stable communities by taking into consideration
lifestyles and the impact lettings can have on an area.
Investing in your homes
Over the next five years we will invest in improving existing homes to
meet tenants’ needs and expectations.
We will focus on what you have told us is important. This will
include:
• improving all of our homes
• fitting balcony dividers in multi-storey blocks in Wyndford to
provide added privacy
• providing a more flexible repairs service, including introducing
a localised service to meet customers’ needs in Wyndford
• fitting new modern bathrooms and kitchens across all areas
• fitting new front doors for homes in Wyndford
• adding controlled entry and carrying out internal painting for
the maisonette homes in Wyndford
• extending caretaking service and improving CCTV
• upgrading foyers/entrances within the multi-storeys in
Wyndford and Collina Street.
Improving the living environment
We will work with customers to make sure Wyndford, Collina Street
and surrounding areas, including Ruchill and Ruchazie, are
communities where people are proud to live and feel safe and
secure.
We will:
• encourage responsible dog ownership and reduce dog fouling
through working with the Council
• reshape our environmental services
• work with Glasgow City Council to keep open spaces neat and
tidy
• develop a Task Force to tackle anti-social behaviour
• improve Better Lives projects, including play areas and cycle
areas.
New-build
Cube will widen the housing choices available to our customers,
investing £70 million to build or acquire more than 800 affordable
homes over the next five years.
Better homes, better lives
114 new affordable homes are being built in Milncroft Road and
Bankend Street in Ruchazie and at Kelvindale Place and Bilsland
Drive in Ruchill. Work is due to finish this year.
We will continue to identify opportunities for new affordable housing
for social and mid-market rent in Wyndford and surrounding areas
to address local housing needs. This will include downsizing and
family housing in the right places.
We will explore opportunities to include amenity housing within our
new-build plans, offering our older customers alternative options to
mainstream or sheltered housing.
Transforming lives
We provide support that is flexible to people’s changing needs, so
vulnerable older people and people with long-term conditions are
able to live well in their homes for longer, rather than going into
institutional care.
Measuring success
The Cube Board will monitor how well we are doing against the local
commitments outlined in this leaflet. Our plans will be reviewed and
refreshed annually to make sure they continue to reflect local
priorities.
