information you need to apply for a Spanish mortgage with us.

WELCOME TO BBVA
BBVA provides an execution-only service in relation to mortgages. This means we will not provide you with advice on your mortgage
or recommend any mortgage to you.

BBVA offers only regulated mortgage contracts. We offer them for non-business and business purposes.

We offer only mortgages provided by BBVA London Branch.

Our mortgages include both first charge legal mortgages and second charge legal mortgages.

We offer mortgages secured on properties in the United Kingdom and in Spain.
We cannot provide you with a mortgage if it is for the purpose of consolidating your existing debts, or to purchase your home under a
statutory "right to buy" scheme or if you are in arrears on a mortgage or loan or have an outstanding County Court Judgment or similar.
You must also be aged at least 18 years and resident in the United Kingdom (or certain other EU countries) to apply for a mortgage
with us. If you do not meet these criteria then we will not be able to consider your mortgage application.
Our mortgages are subject to your credit status and our lending criteria. We will require a legal mortgage over your property in Spain
as a condition of your Spanish mortgage.
Our fees
If you proceed with the mortgage BBVA will receive the full amount of the arrangement fee. The arrangement fee will be 1% of the
amount you borrow subject to a minimum of £1,500 and a maximum of £10,000 (if your loan is in sterling) and a minimum of €2,000
and a maximum of €13,000 (if your loan is in euro). For example, if you borrow £100,000 from us, the arrangement fee we will receive
will be £1,500.
This fee will be debited to your current account with us after you have signed our binding mortgage offer letter but before you first
drawdown funds under your mortgage. The fee will not be added to the balance of your mortgage. Our arrangement fee is not
refundable if, once you have signed the mortgage offer letter, it has been debited to your account and you decide not to proceed with
the mortgage. BBVA will receive no other remuneration for providing the mortgage to you however interest will be payable on your
mortgage and fees and charges may apply for late payment.
If you are referred to us by a mortgage intermediary then we may pay them a commission, which we will tell you about at a later stage
in the European Standardised Information Sheet (ESIS).
Further borrowings
If you are looking to increase the borrowing on an existing mortgage, the following alternative finance options may be available and
more appropriate for you:

a further advance from your existing lender;

a new first-ranking legal mortgage or a second charge regulated mortgage contract which would rank behind your existing
mortgage; or

unsecured borrowing such as a personal loan.

A mortgage of £131,670 payable over 20 years at a variable interest rate of 2% per annum would require 240 monthly
payments of £666.10. The total amount payable would be £167,087.10 made up of the loan amount plus interest plus £1,500
arrangement fee plus £2,671.51 estimated bank account fees.

Additional mortgage-related fees, taxes and charges will apply and which have not been included in the APRC calculation. Based on a
typical Spanish mortgage, these additional fees, taxes and charges are: estimated valuation fee £279.46; estimated Spanish agent
administration fee £269.98; estimated mortgage document tax (actos juridicos documentados) £1,902.45; estimated mortgage
registration fee £286.54; and estimated mortgage discharge fee £313.16. Amounts in euro have been converted to sterling based on an
indicative exchange rate of €1 to £ 1.2773. These estimated fees, taxes and charges are for illustrative purposes only. The actual cost
will vary depending on the value, type and location of your Spanish property, and the amount you borrow.
You may ask us for a European Standardised Information Sheet (ESIS) for any of our mortgages for
which you are eligible.

How we will use your personal information
When you sign this mortgage application form and return it to us it means you will be making a formal application for a mortgage from us.
We will consider your mortgage application in accordance with our responsible lending policy and creditworthiness and affordability
assessments. We are not obliged to lend to you if you do not meet our lending criteria.
When we assess your mortgage application we will take into account all the information you have provided us on this form together with
Personal Information specified below:
• personal and financial information we already hold about you, including information you tell us on other banking product application forms
and during financial reviews and interviews, analysis of the transactions you carry out, and what we know from operating your accounts;
• information we receive from enquiries we make so we can make a decision on this application, or from any agreement you enter into with
us or any member of the BBVA Group;
• information we receive from searches made by us or on our behalf, or on behalf of any member of the BBVA Group in your name with credit
reference and fraud prevention agencies and insurance claim registers;
• if applicable, information about any account which you, or any member of your household, holds with BBVA, including previous and
subsequent names of parties to the account and how you manage such accounts;
• information we receive from anyone who is allowed to give us, or any member of the BBVA Group, information about you; and
• any telephone number you call us from, which number we may record.
BBVA Group means BBVA, its subsidiaries, associated and affiliated companies at any time.
We will process and record your Personal Information (including by way of storage on any BBVA Group database) and may sometimes use a
credit scoring or other automated decision-making system to do so. We will keep the Personal Information about you after the closure of your
account, or if your application is declined or abandoned for only as long as we need to for legal, regulatory, fraud prevention and legitimate
business purposes or are allowed to by law. You may ask for a copy of the Personal Information that we hold about you by writing to the
Compliance Department, BBVA, One Canada Square, London E14 5AA. There will be a fee charged for this service.
We will use Personal Information, including details of your transactions, to:
• assess any application for credit or other financial or related services or products you make;
• manage your accounts and make decisions on questions about any application, agreement or correspondence which you may have with us;

products or services we may offer you or give you information about from time to time, and may use and update this centrally held information
(i) to provide you with services and benefits,
(ii) to contact you by letter, telephone, text (or similar) messages, e-mail and other electronic methods, about other products and services which
such companies have identified might be of interest to you (unless you tell us at BBVA, One Canada Square, London E14 5AA or in your bank
account application form that you prefer not to receive direct marketing), (iii) to recover debts, (iv) to prevent and detect fraud (v) for other
financial crime prevention and detection purposes and (vi) to update their own records about you. When you apply for a bank account with us
we will ask you to tell us if you do not wish to receive such information about our products and services.
In order to process, record and use Personal Information, we may reveal it to any of the following:
• any person working for us (including any member of the BBVA Group) for any of the purposes stated above;
• any guarantor of any agreement between you and us;
• any person we transfer any of our rights or duties to under any agreement we may have with you;
• credit reference, fraud prevention, regulatory authorities, law enforcement and debt recovery agencies, and other organisations
including other financial institutions; and
• anyone you authorise us to give Personal Information to.
When assessing your application and managing your borrowing with us, we may use automated decision making systems. You agree that when
making credit decisions we may make searches at credit reference agencies, including information from the Electoral Register and other public
sources. Our searches will be recorded by the credit reference agencies. We may disclose to the credit reference agencies how you have run
your accounts which you hold with us or any member of the BBVA Group, including information about any payments you have missed and any
previous and subsequent names of parties to the accounts.
We may check your details with fraud prevention agencies. It is important that you give us accurate information. If you give false or
inaccurate data and fraud is identified details will be passed to fraud prevention agencies. Law enforcement agencies may access and use this
information.
To enable financial institutions to form an accurate view of the existing financial commitments of customers, credit reference agencies may
link the records of ‘financial associates’ (such as husbands and wives, co-habitees or family members) who have entered into joint financial
obligations. Once linked, this ‘association’ means that each of the records will be taken into account in all future applications for credit by
either ‘financial associate’ and will continue until one of them successfully files a ‘disassociation’ with the credit reference agencies by
establishing that this financial link no longer exists. Information held about you by the credit reference agencies may already be linked to records
relating to one or more of your ‘financial associates’. If so, for the purpose of any application for products or services which may involve you
borrowing from us you may be treated as financially linked and consequently your application will be assessed with reference to any ‘associated’
records.
We and other organisations may access and use credit reference agency and fraud prevention agency records about you together with any
‘associated records’ (as described above) to help make decisions about you and them, if applicable, and to prevent fraud and money
laundering for example when:
• checking details on applications for credit and credit related services and to manage your accounts or those of members of your
household;
• prevention, detection and prosecution of fraud and other crimes, debtor tracing and debt recovery;
• checking your identity to help prevent money laundering unless you furnish us with other satisfactory proof of identity;
• making decisions on motor, household, credit, life and other insurance proposals and insurance claims, for you and members of your
household.
The searches may be seen or used by other financial institutions to assess your ability to get credit. The credit reference and fraud prevention
agencies may also use Personal Information for statistical analysis about credit and insurance fraud. If you ask, we will tell you which credit
reference and fraud prevention agencies we have used so you can get a copy of your details from them as you have a legal right to this
information.
In order to process, use, record and release Personal Information we may pass your information outside the United Kingdom to other countries
which may be situated outside of the EEA. It is our responsibility to make sure that your Personal Information continues to be protected
during this type of transfer. We and other organisations may access and us from other countries in the information recorded be fraud
prevention agencies.

Please provide the following documents in support of your mortgage application:
Proof of deposit (if available at the date of application)
If you are an employee:





latest P60
last 3 months' payslips
last 3 months' bank statements showing your salary paid into your bank account (unless your account is with
BBVA in which case please provide just your BBVA account number)
if you income includes any guaranteed bonus please provide a copy of your contract of employment showing the
guaranteed nature of the bonus
if you are employed on a fixed term or temporary contract please provide the original or a copy certified by
a solicitor or BBVA account manager as a true copy, of your contract of employment showing at least 2
months remaining on the term of your employment.
If you receive state benefits:

a copy of the last 3 months' bank statements showing your benefit paid into your bank account.
If you are self-employed:





(if applicable) your latest company or partnership audited annual accounts or unaudited accounts accompanied by
a letter from your auditor confirming that the unaudited accounts have been prepared by them. The most recent
audited or unaudited accounts must not be dated more than 18 months before your mortgage application. You
must also provide the last 12 months' bank statements for your company/partnership's bank account (unless the
account is with BBVA in which case please provide just the BBVA account number)
(if you are an employee of your company or a partnership) latest P60, last 3 months' payslips and last 3 months'
bank statements showing your salary paid into your bank account (unless your account is with BBVA in which
case please provide just your BBVA account number)
(if you receive directors' fees from your or another company) bank statements for the relevant period showing
the directors fee paid into your bank account (unless your account is with BBVA in which case please provide
just your BBVA account number)
(if you are a business partner) last 12 months' bank statements showing the distribution of partnership income paid
into your bank account (unless your account is with BBVA in which case please provide just your BBVA
account number) and your latest partnership audited annual accounts or unaudited accounts accompanied by a
letter from your auditor confirming that the unaudited accounts have been prepared by them. The most recent
audited or unaudited accounts must not be dated more than 18 months before your mortgage application. You
must also provide the last 12 months' bank statements for your partnership's bank account (unless the account is
with BBVA in which case please provide just the BBVA account number)
a copy of your latest self assessment tax return.
For rental income from a property:

the original or a copy certified by a solicitor or a BBVA account manager as a true copy, of the lease or tenancy
agreement and last 3 months' bank statements showing the rental income paid into a bank account (unless the
account is with BBVA in which case please provide just the BBVA account number)
For dividends from shares:



bank statements for the relevant period showing the dividends paid into your bank account (unless your account is
with BBVA in which case please provide just your BBVA account number)
For income from investments and savings or deposit accounts including ISAs:
Bank or fund statement showing the distribution of the income from the investment/savings/deposit and the
balance of the investment/savings/deposit account within 3 months of the date of your mortgage application.
