level resultant of 10 years of constantly striving to be the most effective property management team
on the coast.
Our new business is mainly from word of mouth, as owners, tradespeople and tenants come into

Director: Stuart Border - practicing in Real Estate since 1992, is responsible
for overseeing staff and office procedures. Actively involved in Sales, Stuart
ensures his clients have all the information so they can make informed decisions.

Director: Kylie Border holds a bachelor of veterinarian science degree, is a fully licenced
real estate agent. Kylie is responsible for trust account administration and compliance,

Senior Property Manager: Anthea Cush – practicing since 2003, a Local Agent since 2007
Anthea is responsible for entries and exits and new business. She is professional, structured
and has a wide lens focusing on risk management. Anthea is proactive in mediating disputes
and ensures all documentation completed to ensure any successful court arbitration.

Leasing Manager: Cheryl Johnson has strong communication and negotiation skills
which ensures owners rental returns are maximized. She knows the Residential
Tenancies Act which is important in protecting the interests of property owners. Cheryl
negotiates all lease renewals ensuring the best tenants are retained.

Property Marketing: Natalie Ryan has 5 years of property management experience
and easily builds rapport with prospective tenants. She is thorough in her approach to

Inspection Manager: Kelley Newey has recently become a local agent. She schedules and
conducts routine inspections every 13 weeks. These are conducted in a comprehensive and
thorough manner. Any identified maintenance and safety issues are immediately addressed.
All routine inspections are carried out on Ipads and reported to owners with EOM statements.

Holiday Rentals
Property Manager: Judy Duncan - a local agent since 2003, oversees the marketing
and presentation of holiday properties. She liaises with cleaners and conducts
regular unit inspections to ensure the properties are presented at their best at all
times. Her local knowledge and vast experience is of great benefit to both guests
and owners and she is a highly valued member of our team here at Local Agent.

FREQUENTLY ASKED QUESTIONS
Our experience is your advantage.
Q: How long should it take to lease my property,when it is vacant?
We aim to have a marketing period of 5 weeks when we can, however, as existing tenants are
only required to provide 2 weeks notice in writing, we are in constant contact with our tenants
to confirm vacating dates as early as possible to minimise your vacancy period. It is hard to
advise on a specific time frame however on average approx 2 to 4 weeks. This duration is greatly
impacted by the market forces such as peak rental season, listed rental price & presentation.
Q: Once a tenant pays rent how long does it take for it to be paid into my bank account?
Rental monies can be disbursed to owners either end of month or mid-month.
Q: Are documented systems in place for property management?
Yes - We have systems and processes in place with detailed KPI’s that are centrally monitored to
minimise the chance of human error.
Q: Are rent arrears followed up every day, in accordance with legislation?
Yes. Procedures are in place to monitor rent payments and arrears on a daily basis.
Q: Are rent reviews negotiated regularly to achieve the best possible market rent?
Rent reviews are best conducted 2 months prior to the lease-end date or at the time of re-letting
the property.
Q: Are all contractors working on my property licensed and insured?
Yes - it is a requirement that all contractors are licenced and insured to ensure you are appropriately
covered.
Q: Are repairs & maintenance dealt with promptly and in accordance with owners
instructions?
Yes. We strive for efficient and effective service of management. We action maintenence and owner
instructions promptly.
Q: Are property inspections detailed and include photos?
Routine inspection reports provide accurate assessment of the properties condition. Photos are taken
for maintenance requirements. (Tenants may be required to approve internal photos of the property.)
Q: Are open for inspections held for properties for lease?
Yes. Generally advertised twice per week for vacant property.
Q: What happens when you take over the property?
At Local Agent we introduce ourselves to the tenant, inspect the property and all tenancy
requirements under their lease are explained e.g. rental payments etc. Prior to the due takeover
date we will meet with you and finalise our management agreement. Transfer of management
form one agency to another is a seamless and hassle-free transition.
