NOTICE OF PUBLIC HEARING
A public hearing will be held on the application of Keystone
Community Church, the owner, and J. Peterson Homes, the
prospective purchaser, of 2119 Lake Drive, SE, for a division of
the property at that address. The existing property is L-shaped,
approximately 0.26 acres (11,537 sq. ft.) with 52 feet of
frontage on Lake Drive and 148 feet along Croswell Avenue. The
proposal is to demolish the church, then divide the property
into two parcels for single-family homes; Parcel A, 52 by 100
feet with a front yard on Lake Drive (5,197 sq. ft.), and Parcel
B, 48 by 132 feet with a front yard on Croswell Avenue (6,340
sq. ft.). Parcel A is zoned R-2 single family, and Parcel B is
zoned MFR multi-family. Although the proposed parcels are
similar to the neighboring lots, approval would require
variances, as they both lack the width required in their zone
districts, and Parcel A lacks the required lot area. A public
hearing is to be held pursuant to Section 5.406 of the Zoning
Ordinance.

for proposed Parcel A (fronting on Lake Drive) at that address
which would be necessary to construct a proposed single family
home if a requested land division is first approved. The
applicants request lot coverage by buildings of 44 percent
instead of the maximum of 35 percent (nine percentage points),
lot coverage by buildings plus other impervious surfaces of 61
percent instead of 40 percent (21 percentage points), and a
corner lot side yard setback on Croswell of 6.5 feet instead of
20 feet (13.5 feet). All requirements are listed in Section
5.28A of the East Grand Rapids Zoning Ordinance.
