The October top sellers’ data reveals that Freshwater has maintained its popularity and position in the

quarter. Demand for property in Stanmore has increased significantly over the last three months moving
suburb from ninth position for second.
There are six suburbs - Thornleigh, Cherrybrook, Crows Nest, Winston Hills, Frenchs Forest and West
Ryde - that are newcomers to the list this quarter.
James Smyth from Smyth Estate Agents has been based in the Freshwater area for 15 years and says
that while the area has always been popular, he has seen demand lift even more in the last six months.
“The area caters to a wide range of buyers. There are properties for those looking to downsize, new
developments and renovation opportunities. With no main roads running through the suburb, the area
has a unique village atmosphere which is very popular with buyers.”
Mr Smyth said that investor interest in Freshwater has stepped up a notch in the last few months, with
property selling quickly and time on market down considerably.
“There is an insatiable appetite for property in Freshwater, demand is increasing but the number of
properties on the market isn’t. More frequently we are selling homes before they go to market,” Mr
Smyth said.
Freshwater resident and Mortgage broker Denis Mulcahy and his wife Sharna monitoring the property
market in Freshwater for the last couple of years and are hoping to purchase a property in the highly
competitive area soon.

“We have been in our current home for ten years and actively monitoring the market for the last few
months. We love the Freshwater community and think it is a fantastic area to raise a family,” Mr
Mulcahy said.
“We are looking to upsize our current three-bedroom property to an established four-bedroom family
home. There is high demand for property in Freshwater and there seems to be a shortage of these
properties on the market. The houses that are listed appear to be snapped up quite quickly,” he
explains.

Methodology:
realestate.com.au reaches its findings by taking the average number of listings in each suburb over the
course of three months. It compares the number of clicks on property listings against the number of
available properties in that suburb to arrive at a supply vs. demand ratio. Suburbs are then ranked as
top seller suburbs by the extent to which demand outstrips supply.
