NEW HOME LETTABLE STANDARD
Information leaflet on the lettable standard of our empty properties
Introduction
This leaflet sets out the lettable standard of a
property that a Swan customer can expect to find
when moving into their new home.
In addition all properties will meet the statutory
minimum standards for housing as specified under
the Governments Decent Homes Standard.
The aim of Swan Housing Group is to provide all
our tenants with a home which is of a consistently
high quality.
In general
The property will be in good repair, free from serious
damp, mould, wet rot, timber decay or infestation
Roofs will be in a watertight condition
Gutters and downpipes will be intact and free
from leaks
Windows panes will be free from cracks
The garden will be free from rubbish and not
excessively overgrown
Help with aids and adaptations or decorating
may be available. We can discuss your
individual needs further if you decide to view
the property
We may sometimes let a property which does
not meet this standard if it is to enable you to
move in quickly as long as the safety checks
have been completed. If this happens we will
let you know when the work will be done
before you move in
You will be provided with a welcome pack
when you sign for your new home

On approaching the property
Footpaths and drives within the boundary will
be free from obstructions and tripping hazards
Fencing and gates will be in a sound condition
Doors and windows will be secure and open
and close with ease
A decorating welcome pack will be available
inside if the property has been assigned a
decorating allowance containing a range of
essential items
Security
Your front door will be secure with a mortice latch and
frame fixing
All solid wooden doors will be fitted with a spy-hole
Windows that can be reached from the ground floor or
from a balcony will be fitted with locks, unless they form
an escape route
All main external doors locks will have been renewed
Inside your new home
Electrical fixtures and fittings will have been
tested and approved
There will be at least 2 double sockets in the
lounge, dining room and any double
bedrooms, all others rooms (excluding
bathroom and kitchen) will have at least
one socket
The decorative condition will have been
assessed and an allowance and
decorating pack offered where required
The property will be freshly cleaned
Air fresheners will be left in the bathroom
and lounge
Doors will open and close freely
Floors will be swept and carpets removed
unless they are in excellent condition
Balustrades and handrails will be secure
Polystyrene tiles will have been removed
Details of gas safety checks will be available
when you move in
An energy performance certificate will be
provided

Kitchen
Kitchen units will be clean and in a sound
condition
In a studio or one bed-room home there will
be at least one double unit (wall, floor or
combination), a sink unit and spaces for a
standard cooker and fridge
Flooring will be in good condition and
washable
There will be gas or electricity connections
available for cooking, there may not be
both
In a two bed-room or larger home there will
be at least two double units (wall, floor or
combination), a sink unit and spaces for a
standard cooker and fridge
Where the existing layout permits we will
make available a space for a washing
machine with plumbing and drainage
Worktops will be sound and in good condition
There will be a minimum of 2 double sockets
above the worktop
Bathroom
There will be either a bath or shower, there may
not be both
All fittings will be clean and in good condition
Flooring will be in good condition and washable
There will be at least two rows of tiles over the
basin and bath
Any broken tiles will have been replaced with
similar tiles
All grout and sealant will be clean and intact
Toilet seats will have been renewed
Heating and hot water
There will be a central-heating system that
you will be able to control
If there is gas central heating a specialist
heating contractor will attend at an agreed
time as soon as possible after you have
moved in to commission and show you how
to use the system
All the radiators will be working
There will be an adequate means of heating
hot water

Repairs after lettings
To ensure properties are relet quickly, we may agree to complete some minor repairs after
you have moved in. If this is the case we will be able to advise you when these repairs will
be completed when you move in
Any repairs found to be needed after moving in can be reported to our partnering contractor

Follow up visits
Your Housing Officer will arrange to visit you in your new home soon after you have moved in
to check that you have settled in ok and have no outstanding issues they can help you with
