AND THE BRICKMAN GROUP, LLC TO PROVIDE LANDSCAPE MAINTENANCE
SERVICES FOR THE PARWAYS AND LANDSCAPE MEDIANS ALONG
BUTTERFIELD ROAD (STATE ROUTE 56) WITHIN THE LIMITS OF THE CITY OF
WARRENVILLE
Agreement made this ___ day of ___________, 2014, by and between THE BRICKMAN
GROUP, LLC (hereafter called “CONTRACTOR”) and the CITY OF WARRENVILLE
(hereafter called “CLIENT”). WHEREAS, CONTRACTOR maintains a commercial contract
landscape maintenance service on a continuing basis:
WHEREAS, CLIENT desires the CONTRACTOR to supply such landscape maintenance
services for the parkways and medians along the section of Route 56 within the City of
Warrenville (ROUTE 56 LANDSCAPING).
NOW THEREFORE, the parties hereto agree as follows:
1. Beginning on June 17, 2014, CONTRACTOR will perform for the CLIENT landscape
maintenance services and any additional service as described in the April 24, 2014,
Addendum #1 Project Specifications attached as Exhibit A (PROJECT
SPECIFICATIONS). CONTRACTOR will furnish all labor and materials necessary to
perform such services. This agreement and the PROJECT SPECIFICTIONS are
structured in a manner that allows the CONTRACTOR, THE CLIENT, and the clients
Landscape Consultant to collaboratively determine when and what landscape
maintenance services should actually be performed by the CONTRACTOR Depending
on weather and actual site conditions, some pay items may not be used. Some may be
used more than anticipated.
2. All supplies shall be of a quality acceptable to the City. Unless otherwise stated in
Exhibit A, or agreed to in writing by the City of Warrenville, disposal of debris generated
by work described within this agreement will be the responsibility of the
CONTRACTOR. All questions related to the implementation of this agreement shall be
directed to the Superintendent of Public Works or his designee at 630/393-9050.
3. Services provided under this agreement will be performed roughly between the hours of
6:00 a.m. and 5:00 p.m. Monday through Saturday. Service will not be performed on the
following holidays: Thanksgiving Day, Christmas Day, New Years Day, Easter, Labor
Day, Memorial Day and Independence Day.
4. Total charges for the specified services covered under this agreement will be invoiced in
accordance with the unit prices, per occurrence costs, and time and material rates
identified in the CONTRACTOR’S landscape maintenance proposal attached as Exhibit
B. and shall be based on actual work performed by the CONTRACTOR. The costs
associated with the landscape maintenance services provided during the first year of this
agreement are estimated to be $65,000 to $75,000, as it is a partial year with
maintenance not beginning until mid to late June. The costs associated with the
landscape maintenance services provided during the renewal of this agreement for a
second and third year are estimated to be $75,000 to $90,000 per year.

5. The CONTRACTOR shall submit detailed invoices to the CLIENT on a monthly basis
during periods of the year where actual work is being performed. Said invoices shall
provide a detailed breakdown of the work performed and associated unit price, per
occurrence, and or time and material cost of that work. Invoices shall be payable on a
monthly basis by the tenth (10th) of the month following that month in which services
were performed and invoiced. Invoices should be directed to the Public Works
Superintendent of the City of Warrenville, 3S258 Manning Avenue, Warrenville, Illinois,
60555 for payment in net 30 days. The City of Warrenville, a municipal corporation is
exempt from all State and local taxes on the delivery of supplies directly to the City.
6. The City reserves the right to discount the monthly invoice for work not performed or
performed in an unsatisfactory manner. The discount is not to be considered a penalty
but rather will be in direct proportion to the time and materials necessary for the City
staff to perform those services as described in the contract at a satisfactory level. A
discount will be demanded after written notice is given to the CONTRACTOR via first
class mail outlining a specific complaint(s) and / or how the terms of the agreement are
not being fulfilled. On the first occurrence of a specific service complaint or breach at
any time during the term of this agreement, the CONTRACTOR will have five working
days to evaluate the performance or source of the complaint and implement corrective
measures. If, after the five-day period, improvements to the service or agreement breach
are not evident by the City, then the discount will be levied to the monthly invoice. On
the second occurrence of the same incident or complaint at any time during the term of
this Agreement, only three days will be given before the discount is applied. The third
and subsequent occurrence of the same incident or breach will result in an automatic
discount to the next monthly invoice and will be considered a breach of contract.
7. The CONTRACTOR agrees to furnish certificates of insurance for the following.
a. Commercial General Liability: The CONTRACTOR shall have $1,000,000
combined single limit per occurrence for bodily injury, personal injury and
property damage. The general aggregate shall be twice the required occurrence
limit. Minimum General Aggregate shall be no less than $2,000,000 or a
project/contract specific aggregate of $1,000,000.
1. Business Automobile Liability: The CONTRACTOR shall have
$1,000,000 combined single limit per accident for bodily injury and
property damage.
2. Workers' Compensation and Employers' Liability: Workers'
Compensation coverage with statutory limits and Employers' Liability
limits of $1,000,000 per accident.
b. The CONTRACTOR shall furnish to the City satisfactory proof of coverage of
the above requirements by a reliable company or companies prior to the
implementation of the Agreement. Said certificates shall contain a clause to the
effect that, for the duration of the contract, the insurance policy may not be
cancelled or changed without thirty (30) days advance written notice to the City.
In addition, said certificates shall list the City, its officers, agents, and employees
as additional noncontributory insured on all required policies.

6. The CONTRACTOR warrants, covenants and otherwise agrees that the personnel it
sends to the City shall be responsible individuals free of felony convictions.
7. The CONTRACTOR shall perform all work in a timely, orderly and efficient manner
satisfactory to the City.
To ensure quality and thoroughness of work, the
CONTRACTOR shall provide an activity receipt with the invoice detailing the work
completed as specified herein.
8. The CONTRACTOR shall assume full responsibility for the actions of its employees or
agents and shall repair or replace any damaged item or property caused by the actions of
its employees or agents unless said damage occurred under circumstances beyond their
reasonable control as determined by the City. The CONTRACTOR shall take all
necessary precautions to eliminate damage to adjacent trees and shrubs, lawns, curbs,
walks, or personal property. Limbs and branches larger than six inches (6”) in diameter
shall be lowered to the ground through the use of ropes or other mechanical devices.
Holes made in lawns, regardless of size, shall be filled with black dirt and seeded. The
CONTRACTOR shall be responsible for satisfying applicable IDOT traffic safety
requirements and providing all traffic safety protections necessary to insure the safety of
their personnel and users of the Route 56 during maintenance activities the
CONTRACTOR performs under this agreement.
9. To provide for open communications and quality assurance, the CONTRACTOR’s
representative shall perform site visits with a City representative during regular business
hours upon request by the City. Any practice of obviously hazardous work as determined
by the Superintendent of Public Works or his designee shall be immediately discontinued
by the Contractor upon receipt of either written or verbal notice to discontinue such
practice.
10. The CONTRACTOR will provide the City with a work schedule of the specific
days/weeks in which tasks will be performed.
11. The CONTRACTOR shall provide a working supervisor and other personnel satisfactory
to the City to perform the work as specified and replace within twenty-four (24) hours
any such employees as the City may reasonably determine to be unsatisfactory.
STANDARD TERMS AND CONDITIONS
SERVICES
CONTRACTOR agrees to provide services as stated in the attached “Exhibit A.” Defective work
or CLIENT’s dissatisfaction with work for any reason will constitute just cause for termination
with notice.
DUTY TO PAY
CLIENT agrees to make payment when due. CLIENT’s failure to make payment within twentyone (21) days after the due date constitutes a material breach.

HOLD HARMLESS
CLIENT agrees to indemnify for any loss, damage, injury or legal fees resulting, in whole or in
part, from any act or omission of the CLIENT, its employees, agents or tenants, or from any
condition of the CLIENT’s premises not cause by CONTRACTOR. This indemnity clause
covers injuries to the person or property of other persons.
To the fullest extent permitted by law, the CONTRACTOR shall agree to defend, indemnify and
hold harmless the City, its officials, agents and, employees, against all injuries, deaths, loss,
damages, claims, patent claims, suits, liabilities, judgments, cost and expenses, which may in
anyway accrue against the City, its officials, agents and employees, arising in whole or in part or
in consequence of the performance of this work by the CONTRACTOR, its employees, or
subcontractors, or which may in anyway result therefore, except that arising out of the sole legal
cause of the City, its agents or employees, the CONTRACTOR shall, at its own expense, appear,
defend and pay all charges of attorneys and all costs and other expenses arising therefore or
incurred in connections therewith, and, if any judgment shall be rendered against the City, its
officials, agents and employees, in any such action, the CONTRACTOR shall, at its own
expense, satisfy and discharge the same.
The CONTRACTOR expressly understands and agrees that any performance bond or insurance
policies required by this contract, or otherwise provided by the CONTRACTOR, shall in no way
limit the responsibility to indemnify, keep and save harmless and defend the City, its officials,
agents and employees as herein provided.
TERM OF THE AGREEMENTCONTRACT
The term of this Agreement shall be for one growing season, commencing on June 17, 2014, and
ending on midnight November 30, 2014. The City of Warrenville will have the option to renew
these services for additional one-year periods upon mutual consent and agreement of both parties
at least ninety (90) days prior to the expiration of the service agreement.
TERMINATION
Not withstanding anything to the contrary contained in this agreement, this agreement can be
terminated, by either party, without cause and within its sole discretion, by written notice served
on the other party via certified letter thirty (30) days in advance of termination. Termination
without notice as provided herein constitutes a material breach. Notice should be sent to:

REMEDIES
A material breach of this agreement shall suspend the duty of the non-breaching party to
continue performance. The parties have considered the question of damages and, in view of the
difficulty of ascertaining damages resulting form a breach, have agreed that damages for any
material breach shall be liquidated and assessed in advance at a rate equal to $10,000. Additional
damages, other than accounts receivable, shall not be recoverable for breach of this agreement.

DEFAULT
In the case of default of the CONTRACTOR, the City reserves the right to terminate the
agreement and purchase similar services in the open market, charging against the
CONTRACTOR any excess costs the City incurs thereby.
NO PRIOR AGREEMENTS
This writing is the complete and integrated statement of the agreement of the parties hereto. All
prior agreements and negotiations are superceded by this written document, and the parties
disavow prior representations not incorporated into this writing.

CITY OF WARRENVILLE, ILLINOIS Landscape Maintenance for the Associated Parkways and Medians Along Butterfield Road (State Route 56) within the limits of the City of Warrenville ADDENDUM #1 April 24, 2014 MAINTENANCE INTENT This Landscape Maintenance Plan is intended provide a level of maintenance for the landscape throughout the Butterfield Road landscape that will enhance the health and vigor of the plants, protect the asset value and the aesthetic value of the plants, and insure a sustainable landscape for the future. A. Shade Trees and Ornamental Trees • Must be encouraged to attain mature height and reach their natural full spread, as specified. (Pruning shall be performed to encourage proper structure, a strong leader and a naturalized appearance.) • Must be pruned to maintain sight lines. • Must be pruned to facilitate mowing. • Must be maintained so that they have abundant foliage. • In areas of heavy pedestrian or vehicular use, limbs must be kept high enough to prevent a hazard. • Vehicular or storm damage must be responded to quickly. • Ornamental and understory trees must be maintained to encourage horizontal branching structure and a full canopy. • Profuse blooming must be encouraged in all flowering ornamentals. • Tree rings in lawn areas must be mulched, edged, and kept weed‐free. • All pruning tools are to be properly sterilized before and during pruning operations. B. Perennial Beds and Tree Rings • Must form neat, weed‐free, dense mats, lush with foliage, to cover the soil surface. • Flowering varieties must be encouraged to bloom profusely.  Tree rings in lawn areas must be edged, mulched, and kept weed‐free. 2 CITY OF WARRENVILLE, ILLINOIS Landscape Maintenance for the Associated Parkways and Medians Along Butterfield Road (State Route 56) within the limits of the City of Warrenville ADDENDUM #1 April 24, 2014 C. Turf  Fine turf areas must be kept neatly mown, trimmed, edged, weeded, over‐seeded as necessary, and fed to stimulate a blanket of dense green. D. All Seeded Natural Areas • Shall be inspected monthly, and maintained as needed to prevent invasive and exotic weeds and woody plants from becoming established. The first three years for any natural area should see intensive maintenance, while the long‐term management should be lessened as the native vegetation becomes established. • Inspections for erosion, clogged drains and trash should also be performed monthly, and after each major rain event (greater than 2”). • The seeded natural areas should be monitored annually for the first three years to ensure they are developing as expected. After the first three years, they should be monitored every three years to ensure the site is not declining in quality. GENERAL MAINTENANCE SPECIFICATIONS A. All work shall be performed in accordance with accepted horticultural standards and practices. Chemicals will be applied in accordance with and applicable laws and regulations and by licensed personnel only with specific written authorization by the City of Warrenville. B. Materials shall be applied in accordance with manufacturers’ directions. C.
The removal and disposal of organic landscape debris and all non‐organic litter and debris generated by landscape maintenance operations shall be the responsibility of the Contractor. D. The Contractor must perform at least 70% of the work included in this contract. Any Sub‐
contractors must meet the same licensing and personnel requirements as are required of the primary Contractor per this landscape maintenance specification. E.
The Contractor’s staff shall be properly trained and equipped to permit the timely completion of all operations. F.
All crews using herbicides and pesticides shall be certified through the State of Illinois and be working under the supervision of a State of Illinois licensed applicator. The license category shall be appropriate to the type of work being performed. Herbicides shall also be aquatic safe when used anywhere near water. 3 CITY OF WARRENVILLE, ILLINOIS Landscape Maintenance for the Associated Parkways and Medians Along Butterfield Road (State Route 56) within the limits of the City of Warrenville ADDENDUM #1 April 24, 2014 G. All pruning tools shall be sharp, in good repair, and sterilized regularly to avoid spreading disease. H. The Contractor shall prepare a detailed monthly inspection report for presentation to the City of Warrenville upon request. I.
The Contractor shall complete a monthly activity report to be submitted with their monthly invoices. J.
The numbers of occurrences set forth in this landscape maintenance specification shall be considered ‘worst‐case scenarios’ in terms of the needs of the landscape, and the City is not obligated to have the Contractor perform the total number of occurrences for any or all of the activities listed in this maintenance specification or shown on the corresponding landscape maintenance calendar. New tree pruning will be ‘per tree’ as reviewed and approved by the City. DETAILED MAINTENANCE SPECIFICATIONS SCOPE OF WORK The specification provides for the maintenance, care and grounds keeping of the associated parkways and medians along Butterfield Road within the limits of the City of Warrenville. The type of maintenance, care, and grounds keeping is defined in the following and is designed to promote healthy growth and create the landscape environment specified. Unforeseen and unpredictable items such as storm damage and certain insect and disease problems occur, and must be reported to the City of Warrenville. I.
Clean‐up and Repair A. Spring Clean‐up: Prior to the first mowing, the entire landscape shall be policed as included in this specification to remove winter accumulation of all branches, papers, litter, leaves and other debris from the turf, beds, and natural areas. NUMBER OF OCCURRENCES: 1 B. Fall Clean‐up: In conjunction with the last mowing, the entire landscape shall be policed as included in this specification to remove all branches, papers, litter, leaves and other debris from all turf, beds, hard surfaces, and natural areas. NUMBER OF OCCURRENCES 1 C. Policing of Landscaped Areas: All landscape areas shall be policed twice between April 1 through November 31 to remove branches, papers, litter, and other debris. NUMBER OF OCCURRENCES 4 2 CITY OF WARRENVILLE, ILLINOIS Landscape Maintenance for the Associated Parkways and Medians Along Butterfield Road (State Route 56) within the limits of the City of Warrenville ADDENDUM #1 April 24, 2014 Please note that the non‐organic litter and garbage picked up is to be bagged by the contractor and deposited in the dumpster at the Public Works Department located at 3s346 Mignin Drive, Warrenville. II. Scheduled Landscape Maintenance A. Turf: Scheduled maintenance for turf shall include mowing, aerating, snow removal damage mitigation and repair, fertilizing, weed control, edging, and monitoring. Other turf maintenance issues that may arise such as insect and disease control, other damage repair, and over‐seeding shall be addressed in a timely manner as needed, and approved by the City of Warrenville. 1.
Fine Turf – Seeding Class 2A Mod W/ Erosion Control a) Fine Turf Mowing: Finished turf (sodded areas) shall be cut at a height of 2”‐3” as conditions dictate. Mowing shall be frequently enough so that no more than one‐
third (1/3) of the grass blade is removed per cutting but not less than weekly. The date of the first mowing and the frequency of all mowing after October 1st will be mutually agreed upon by the City of Warrenville and the Contractor. Areas next to fences, boulders, posts, etc. shall be line trimmed at the same time as the adjacent area is mowed. Trimming shall be to the same height as the mowing. Mowing equipment and patterns shall be employed to permit recycling of clippings where possible and present a neat appearance. Excess clippings shall be removed from turf and clippings shall be removed from paths, sidewalks, driveways, and streets. Blades on all mowing equipment shall be kept sharp to prevent tearing of grass blades. Litter and debris will be removed from the turf at the time of the mowing. NUMBER OF OCCURRENCES 28 b) Fertilization: A quality turf fertilizer shall be applied to all turf areas three (3) times per season to promote green color and root growth. Timing, frequency, and rate of application shall be adjusted to meet horticultural conditions. i. Spring Fertilization with Crabgrass pre‐emergent: Fertilization with Crabgrass pre‐emergent shall be applied per manufacturer’s labeled rates to fine turf areas between April 1 and April 15. ii. Broadleaf Pre‐Emergent Herbicide Blanket Application: Pre‐emergent herbicide to be applied, by licensed applicator, to all fine turf areas on or around April 30th and again on or around September 15th. Weather conditions may alter the timing of these applications. NUMBER OF OCCURRENCES 2 ii.
Broadleaf Post‐Emergent Blanket Spray Application: Post‐emergent herbicide to be applied to all fine turf areas two times per year in mid‐April and mid‐

Selective Broadleaf Herbicide Spot Application: Licensed applicator shall walk all fine turf areas between April 30 and September 15 and spot spray all broadleaf weeds that were not killed by the blanket herbicide application and that germinated after the blanket application. NUMBER OF OCCURRENCES 3 B. Perennial Beds and Tree Rings: Scheduled maintenance for perennial beds and tree rings shall include fertilizing, mulching, pruning, weed control, edging, and monitoring. Other bed and tree ring maintenance issues that may arise such as insect and disease control, and damage repair shall be addressed in a timely manner as needed. 1. Perennial Beds: Shall be fertilized, they shall have compost applied, they shall be weed free, the plants shall be pruned as specified, and the adjacent turf shall be edged. a) Fertilizer: A granular slow‐release fertilizer shall be applied annually. NUMBER OF OCCURRENCES 1 b) Compost: Shall be mature, free of contaminants, free of foul odors, and shall have a moisture content of 30% ‐ 50%. Compost shall be applied in a 2” layer and cultivated into the soil. NUMBER OF OCCURRENCES 6 d) All perennials shall be dead headed and spent blooms removed. This will allow a more full and consistent bloom period. Seeded Natural Areas Maintenance NOTE: ALL SHADE TREES AND ORNAMENTAL TREES IN THESE AREAS SHALL RECEIVE THE SAME MAINTENANCE CARE FOR PRUNING, MONITORING, INSECT AND DISEASE CONTROL, AND REPAIR AS THE TREES IN THE REST OF THE LANDSCAPE. For all Seeding Class 2A W ECB, Seeding Class 4A MODIFIED Class 5 MODIFIED W ECB, Seeding Class 4A MODIFIED W ECB and Seeding Class 4A MODIFIED W ECB – Ditch Bottom: 1. Mowing During the first growing season, after the City of Warrenville has determined the plants have become established, mow to a height of twelve (12) inches. Eight (8) to twelve (12) weeks after the first mowing, the seeded natural areas shall be mowed again to a height of twelve (12) inches. Mowing heights, dates, and frequency can be adjusted as necessary to maximize control of weeds and to minimize damage to native species. NUMBER OF OCCURRENCES 2 2. Weed and Invasive Woody Plant Control (ANY SPECIES NOT ON THE PLAN): Remove or selectively herbicide unwanted plants four times, from May 1 through September 30. Target weeds should include, but are not limited to: Reed Canary Grass, Purple Loosestrife, Common Reed (Phragmites), Canada/Bull/Musk Thistle, Teasel, Garlic Mustard, Crown/Cow Vetch, Sweet Clover, Buckthorn and Honeysuckle. NUMBER OF OCCURRENCES 4 3. Prescribed Burning The following Submittals and Notifications shall be provided to the City of Warrenville by the Burn Contractor prior to any prescribed burn: a) A copy of the completed Application for Open Burning Permit to the State of Illinois Environmental Protection Agency. b) Comment letter from the City of Warrenville Fire Department. c) Comment letter from the Illinois Department of Transportation. d) Listing of on‐site personnel and their qualifications. e) Copies of the Certificate of Training for all potential on‐site personnel. f) Copy of burn plan compliant with the Illinois Prescribed Burning Act. g) Copy of resident notification letter that was sent to the City of Warrenville, City of Warrenville Fire Department, the City of Warrenville Police Department, the Illinois Department of Transportation, and the residents within 1,000 feet of the burn site. 8 CITY OF WARRENVILLE, ILLINOIS Landscape Maintenance for the Associated Parkways and Medians Along Butterfield Road (State Route 56) within the limits of the City of Warrenville ADDENDUM #1 April 24, 2014 h) Twenty‐four (24) hours before the burn call the City of Warrenville, the City of Warrenville Fire Department, the City of Warrenville Police Department, and the Illinois Department of Transportation. Prescription burning, if possible, should be performed every 3 years. Alternately it can be done each season with 1/3 of the site being burned each year. Burns can occur in either the fall or spring months as weather allows. Burning will require all necessary state and local permits to be on hand and crew shall be trained and certified. If burning cannot be performed, mowing may be substituted and the clippings removed, with prior approval from the City of Warrenville. NUMBER OF OCCURRENCES ONCE EVERY (3) YEARS III.
Management Reporting Actual individual monthly inspection activities should be consolidated into one monthly inspection report. Note: These reports will generate work actions for non‐scheduled (contingency) work. For budget purposes, the anticipated extent of contingency work should be estimated. A. Spring Landscape Assessment of Winter Damage 1. Snow Removal Damage (Path Areas) and Other Winter Damage: Snow removal contractor and or landscape contractor shall walk with a representative of the City of Warrenville to assess the damage done to any landscape area as a result of snow removal operations. The inspection will also focus on any noticeable winter damage by heavy snow, ice build‐up on plant material, salt / ice melt damage to turf and or plant material, as well as chewing trees from rabbit, deer, voles, erosion from runoff, etc. If originally sodded, areas will be repaired with fresh sod. If originally seeded turf, areas will be repaired with the same seed mix. This inspection shall be done by the first week in April so that the repair will have favorable weather to allow turf to germinate and thrive. Any repair to turf from snow removal operations and replacement of plant material shall be verified by the City of Warrenville in late April to make sure it was done satisfactorily. NUMBER OF OCCURRENCES 1 B.
Monthly Inspection Reports The monthly reports (from April – November) are to inform the City of Warrenville of the need for action to address noted discrepancies and shall include the following: 1. Landscape Inspection 9 CITY OF WARRENVILLE, ILLINOIS Landscape Maintenance for the Associated Parkways and Medians Along Butterfield Road (State Route 56) within the limits of the City of Warrenville ADDENDUM #1 April 24, 2014 Inspection to be conducted of all non‐tree landscape elements, once during the months of May through November. 2. Tree Inspection Inspection to be conducted of all shade trees and ornamental trees once during the months of January through December. NOTE: These inspections could be coordinated with the specific pest management and quality control inspections noted below. 3. Tree Care – Quality Control Inspection for the purpose of detecting environmental changes caused by various other activities including but not limited to construction, landscape alterations, and other restoration activities. Reports shall be provided and shall be discussed with the City of Warrenville, and solutions applied. Proposals shall be prepared to issue any arboricultural measures as needed to remedy any quality control concerns. 4. Tree Care – Pest Management Inspections shall be conducted during the growing season during the major life cycles of common woody plant pests. Report to the City of Warrenville any new problems that have been identified in a written report and provide a management approach for each pest as detected. C.

Contingency Items for: Turf, Trees, Naturally Seeded Areas, Paths, etc. 10 7 CITY OF WARRENVILLE, ILLINOIS Landscape Maintenance for the Associated Parkways and Medians Along Butterfield Road (State Route 56) within the limits of the City of Warrenville ADDENDUM #1 April 24, 2014 ALL CONTINGENCY ITEMS MUST BE APPROVED BY THE CITY OF WARRENVILLE PRIOR TO THE WORK BEING DONE. The following contingency items are established to expedite the accomplishment of tasks that are anticipated to arise during the year or that are observed during the course of normal maintenance operations during the season, but whose order of magnitude cannot be determined in advance. (Note: The management reports will generate work actions for non‐
scheduled (contingency) work. For budget purposes, the anticipated extent of contingency work should be estimated.) If during the course of maintenance work, or during routine inspections, a non‐scheduled landscape maintenance issue arises, the contractor shall prepare a proposal to be submitted to the City of Warrenville, based on the unit prices and the number of units to be addressed. The City will review and discuss the issue(s) as necessary and authorize the work to be completed. A.
Turf Care Contingencies 1. Fine Turf Care Contingencies (Items a‐i: per 1,000 s.f., Item j per 1,000 gal. and Item k as necessary) Note: Seeding to be done with Seed Mix Class 2A Modified. a. Late Season Fertilization for Root Development Granular high quality fertilizer with at least 25% SCU to be spread at a rate of .75# of N per 1,000 sq. ft. b. Grub preventative: (Merit or similar) Granular systemic insecticide to be applied according to label rates in early July as a preventative to help reduce damage to turf from chewing insects. c. Fusarium Blight: Granular fungicide with curative as well as systemic preventative properties to applied to all fine turf areas according to label specifications. d. Dethatching shall be done using a power rake set to the correct depth to dislodge and loosen the thatch layer. The debris shall be picked up and removed from the turf and recycled off site. e. Slit Seeding shall be done in areas determined as needed with a walk behind slit seeding machine. Seed mix used will be of the same variety mix as the existing turf. The seeding shall be done twice in a criss‐cross pattern where ever possible. f.
Insecticide treatment intended to be a reactive remedy for chewing insect, i.e. grubs, sod webworms, etc. (Dylox). g. Gypsum Application: Gypsum (calcium sulfate) to mitigate the use of deicing salt shall be applied during the 3rd week of November in a band 3’ – 4’ wide at 11 CITY OF WARRENVILLE, ILLINOIS Landscape Maintenance for the Associated Parkways and Medians Along Butterfield Road (State Route 56) within the limits of the City of Warrenville ADDENDUM #1 April 24, 2014 manufacturer’s labeled rates to fine turf areas along roadways, drives, sidewalks, paths and parking lots. h. Turf Damage Repair: All turf areas that have been damaged over the winter from snow removal and de‐icing operations, snow mold, animals, or other circumstances shall be repaired with the appropriate sod or seed mix. i.
Core aeration: Fine turf areas shall be aerated between September 15 and October 15 when soil conditions are moist. The minimum average depth of penetration shall be two (2) inches with a minimum of 3.5 cores per square foot of fine turf area. Plugs shall remain on turf areas. All debris shall be cleaned from adjacent sidewalks, paths, driveways, and streets. j.
Turf shall be watered when there is not sufficient rainfall. k. Soil Sampling: Samples will be taken in July on odd years at ten (10) random locations in the fine turf. The samples will be combined and sent to a testing laboratory for analysis. This analysis will be utilized to make any necessary adjustments to the fertilizer applications. 2. Seeded Natural Areas a. Overseeding All natural areas shall be overseeded as necessary to maintain a dense plant community. Refer to seed mixes in Appendix B. Since the areas that were seeded in Fall 2013 were dormant seeded, they will most likely need some spot overseeding application in Spring 2014. B. Other tree activities such as fertilizing, insect and disease control, structural repair, storm damage repair, spot pruning, and removal, shall be addressed in a timely manner once the need is identified. These activities shall be as defined in the Contingency Section of this specification. For shade trees and ornamental trees, scheduled maintenance shall also include periodic pruning. a) Shade Trees Shade trees shall be pruned on a regular cycle to remove dead, damaged, or diseased branches. They will be pruned to remove undesirable branches and suckers and to train the shape and branching structure of the tree to its natural form.
