Services to be up by almost 25 – 30 per cent.
Buyers show higher interest
Going by records across the past three quarters, there has
been a gradual increase in number of homes bought in
Thane. Apart from the normal buying trends, pent-up
demand for a segment of residences, which was seen to be
on hold due to the previous market conditions, has also
started opening up.
Fence sitters turn buyers
A potential buyer, who has his finances worked out, has
selected a project – but does not go ahead and actually 'buy'
is termed a 'fence sitter'. Apart from the normal buyers,
Thane has also seen a large quantum of 'fence sitters' across
the past three quarters, and going into the first quarter of
fiscal 2010-11, the 'fence sitters' are moving into being actual
buyers. They seem to have gained confidence to put money
into real estate, especially given the improving market
conditions.
Home loans
A crucial role in stabilising sales has been played by home
loans. Various schemes have been introduced by banks and
financial institutions across the past few months, which have

with 3 / 4 & even 5 BHK flats, while major demand is still
registered for 1 / 1.5 & 2 BHK flats. The last three quarters
have seen major demand for middle income projects, which

Monorail Network
Thane – the district, not just the city - has witnessed a

A Monorail Network covering 42 km has been proposed in
three phases. In the first phase, the connectivity would be
between Balkum and Kolshet via Naupada. It will be 16.05
km long with 14.65 km elevated, and only 1.4 km on the
surface, and 11 stations in all.

make it difficult to
take a long break,
most people have
begun to prefer

away from the city,
involving a drive of
just a few hours. It is

said to be driving the demand higher end projects in Thane
to a major extent.
Looking for an upgrade
The segment of people who are looking at Thane for an
'upgrade' is also on the rise. Their basic criteria are a place
with large spaces, surrounded by lush foliage, with a
peaceful ambience. Thane has a wide array of options
ranging from one-bedroom flats to penthouses. This again
makes it a favourite place for joint families, as there is scope

Across Thane, while there are 'preferred locations', a number
of peripheral locations are also witnessing extensive

Rail hub
Thane has good connectivity to the neighbouring areas
through the Central Railway network. Thane has gained more
importance in terms of railway connectivity to Navi Mumbai
due to the Thane-Vashi and Thane -Panvel local train line.
This year, fast trains have also started between Thane and
Panvel. Almost all trains going to Konkan Railway from
Mumbai halt at Thane.
SATIS
The Station Area Traffic Improvement Scheme (SATIS) project
at Thane railway station is already functional, with the two
flyovers on either side of the station having opened up for
public use.
This mega project is perhaps, one of the Thane Municipal
Corporation (TMC)'s biggest dreams and with this dream
slowly becoming a reality, life will become even easier for
Thaneites.

From a time when it was seen as Mumbai's 'sister city', Thane
