Options and Costs
Under the “Apartment Improvement Program”-- a new pilot that will initially run through the 2014/15, 2015/16
and 2016/17 academic years -- eligible1 Tenants in NYU-owned housing may elect one or more improvements to
their apartment.
The Improvement Options from which Tenants may choose are pictured herein. Please refer to the accompanying
document “Apartment Improvement Program Frequently Asked Questions” for more information about
participation in the Program.
Please note that this is a pilot program that will be tested over an initial three-year period. NYU reserves the right
to make adjustments throughout the pilot as it deems in the best interests of Tenants and the University based on
experience gained during the pilot. Additionally, as with any new program, there may be “bugs” to be worked out;
we appreciate the patience and understanding of our tenants.

Apartment Repainting: Repainting all or a portion of the
apartment as requested by Tenant with option of one
color.
Total cost: Not applicable
Option A color: Benjamin Moore Decorators White
Option B color: Benjamin Moore China White
Option C color: Benjamin Moore Linen White
There will be a nominal charge of $500 per custom color (So, for example, if three custom
colors are selected for different rooms in the apartment, resident will pay $1,500). This
charge covers the additional labor cost of procurement, the additional disposable materials
for application, and the cost of disposing of leftover paint in an environmentally--responsible
manner.
Custom colors may be selected from Benjamin Moore Regal Classic Premium Interior
Paint only. Paint finish will be semi-gloss for kitchens and bathrooms; all other rooms will be in
matte or eggshell finish as determined by the painting contractor based on wall condition to
achieve the best outcome. A small quantity of leftover paint will be left with the tenant by
request to enable them to do their own touch-ups between tri-annual re-paintings.
Tenant is responsible for moving all furniture and other items away from walls, and removal of
nails, picture hooks, etc., to prepare walls for painting, and replacement of same.
We strongly recommend avoiding intense or dark colors. We reserve the right to disapprove of
any color that may require excessive labor to apply to achieve a quality result or that may be
excessively difficult to restore upon tenant's vacancy of the apartment.
Tenant accepts full responsibility for their color selection. The University will not be required to
re-paint before the next tri-annual painting for the purpose of correcting tenant's color
selection(s).

Tenant is responsible for removing items from floor, including area rugs, small furnishings,
accessories, etc. Large furnishings will be moved by Contractor to the extent feasible to clean
and buff floors underneath, or will work around large items that cannot be moved.

Improvement 8: Fabuwood Cabinetry with Shaker style
doors in solid maple, dovetail construction with white or
natural finish. Cabinet hardware will be stainless steel bar
pulls.
Total cost if selected as an
additional improvement:
$235/linear foot
This cost includes cabinets and hardware, delivery and installation, wall preparation as needed,
and any custom trim required to fill gaps. This cost does not include a new counter top; please
give consideration to selection of a new counter top in conjunction with selection of new
cabinets. If you do not select a new counter top under the Apartment Improvement Program,
a standard white laminate counter top will be provided at no cost.
The actual cost to replace the cabinets in your kitchen will be quoted after an on-site survey, at
which point you will be able to decide whether you wish to proceed with this option.
-- Tenant will be responsible for removing all items from cabinets to be replaced and reinstalling
items after installation.
-- If selected, replacement of all kitchen cabinets will be required; partial replacements will not
be permitted.
