AGENDA ITEM: Consideration/Action to approve the proposed Replat of Lot 12R, Block 22 of
Webster Outlots and Reserve C of Live Oak Street Development Plat for the purpose of creating a
single lot, on property generally located at 475 West Bay Area Boulevard.
Applicant: Vaquero Ventures
SUMMARY/BACKGROUND (WHY): The applicant has submitted an application for a Replat to
create a single-lot out of two existing lots within the City of Webster (See Figure 1). The first parcel is
formerly the car wash property at 475 West Bay Area Boulevard. This parcel is just over an acre of land
and has not been formerly platted in the City. The second lot was created as a portion of Reserve C
from a Replat of a portion of the Live Oak Street Development Plat. This Reserve C is 13,125 square
feet which is directly behind the former car wash property.
PREVIOUS HISTORY: The parcel that used to be a car wash business has not been platted and this
action would rectify this non-conformity. The second parcel was platted in 1988, but was replatted at a
later date to create two lots from Reserve C. This reserve does not have access, however, this Replat
will resolve all of the access issues for this existing parcel.

AVAILABILITIY OF UTILITIES: This Subdivision is adequately served by City of Webster’s water
and sewer infrastructure. All other utilities will be provided for the subject property.
STAFF RECOMMENDATIONS: Staff recommends conditional approval of the proposed Replat of
Lot 12R, Block 22 of Webster Outlots and Reserve C of Live Oak Street Development Plat because this
Replat satisfies the requirements of the Subdivision Ordinance and will resolve non-conformities on
both properties. In closing, Staff would like to include the stipulations as follows:
1. Provide one paper copy
2. Provide one Mylar with signatures and required stamps
3. Provide an updated drawing file (drwg)

Webster Outlots and Reserve "C" of Live Oak Street Development each additions in the City of Webster, Harris
County, Texas according to the plats recorded in Volume 67, Page 197 and Volume 340, Page 85, respectively,
of the Map Records of Harris County, Texas; the subject tract being more particularly described as follows :
2. On-Site Benchmark - Mag nail with washer stamped "JPH LAND SURVEYING" set in the center of
the south sidewalk approximately 411 feet southwesterly of the intersection of Live Oak Street and
Bay Area Boulevard, also being 42 feet south from median - Elevation = 26.36'.
3. The subject tract is located in the "C3 - Third Commercial District" per city of Webster Zoning Map.
Beginning
at a 1/2 inch rebar found on the west corner of "Tract 1" as described in the deed to JS Elite
Investment Group Inc. recorded under Instrument Number 20140282464 of the Official Records
of Harris County, Texas;

Call to Order and Certify Quorum
Keith Tucker, Chairman, called the meeting to order at 6:00 p.m.
Mary Fox, Administrative Coordinator, called the roll and certified a quorum present.
Commissioners Present: Marlene Eakman-Herbst, Frank Moreno, Troy Stewart, Keith Tucker,
Leo Waltz, and alternate, Dr. Tim Hughes (arrived at 6:03 p.m.)
Commissioners Absent: Fran Gordon, Alternate

Consideration/Action to approve the proposed Replat of Restricted Reserve “A” Self Storage of
NASA Replat for the purpose of creating two lots on property generally located at 900 West
NASA Parkway.
Applicant: Town and Country Surveyors
Mr. DuVall, City Planner, reported that the applicant submitted this replat to create two
separate lots out of a previously platted lot of 7.15 acres. The 7.15 acres will be divided into Lot
A-1 of 1.71 acres and Lot A-2 of 5.44 acres. The property is served by City of Webster’s water
and sewer infrastructure.
Staff recommends approval with the following two conditions:
(1) One paper copy of the Replat
(2) One Mylar with signatures
Commissioner Waltz moved to approve the proposed Replat of Restricted Reserve “A” Self
Storage of NASA Replat for the purpose of creating two lots on property generally located at
900 West NASA Parkway with the submittal of one paper copy of the replat and one Mylar with
all signatures.
Commissioner Eakman-Herbst seconded the motion.
Commissioner Hughes arrived at 6:03 p.m.
Commissioner Stewart questioned why the applicant was not present. Staff responded that
applicant called and stated they could not make tonight’s meeting.

Mazda.
