Manufactured or Modular—Can You Tell The Difference?





Manufactured
Homes
The HUD Code requires each manufactured home to
meet the following
requirements:
Built as a one, two or three section home
in a protected building center, transported
to the home site on a frame and installed.
Meets the HUD code restrictions for design and construction, durability and
strength, fire resistance, transportability,
energy efficiency and quality.
Built on steel beams with wheels under
each section.
Meets the standards for heating, plumbing, air conditioning and thermal and
electrical systems performance.
Passes third party inspections.
Only HUD approved manufactured homes
are allowed to be placed in Jefferson County.
(Any home manufactured from 1976 to the
present is HUD approved—see your manufacturer’s manual) Restrictions apply on
placement of singlewide manufactured homes
in the unincorporated areas of the County.
Placement of a “residential” designed manufactured home in the unincorporated area of the
County is allowed. See below.
PERFORMANCE STANDARDS FOR
MANUFACTURED HOMES IN
JEFFERSON COUNTY
The pitch of the roof has a minimum
vertical rise of 2.2 inches for each
12 inches of horizontal run and finished with a type of shingle that is
commonly used in standard residential construction in the County. See
Diagram on Back
All roof structures shall provide
an eave projection of no less than
one (1) foot, which may include a
gutter.
The exterior siding consists predominately of vinyl or metal horizontal lap siding, wood or hardboard.
The manufactured home is set up in
accordance with the recommended
installation procedures of the
manufacturer on a continuous, permanent masonry foundation or
wall.
The moving hitch, wheels and axels,
and transporting lights shall be removed.
Modular Homes
Modular homes are
houses that are divided into multiple
modules or sections
which are manufactured in a remote facility and then delivered to their intended
site of use. Such
structures are regulated at the local
level as any site built home.
Each modular home built in a given
manufacturing facility will have differing construction standards depending on the final destination of
the modules.
There are currently no special requirements to place a modular home
on a parcel in the unincorporated
area of the County barring any special covenants on your property.
