It is hard to believe 2011 is almost over. Some may be sad
the year is coming to a close while others may be excited the
New Year is near. As the year ends, it is time to reflect upon
all the successes achieved over the year, the obstacles that
were overcome, and the hearts touched along the way. It is a
time to remember our neighbors who may have moved away
and rejoice our new neighbors who became part of the
community. It is a time to resolve old difference and bridge
new relationships. It is a time to think about next year’s
goals. What can be accomplished, how can a difference be
made, and what will make the community stronger and more
pleasant to live in. As your neighbor, the board members are
proud to dedicate our time and resources for the betterment
of the community. However, we are just a few homeowners
like you, limited by our own time restrictions. There is so
much more we could accomplish if more members of the
community came forward to donate time for the good of
Stoneridge. Each of us has unique strengths that can be used
to improve our community. As you ponder you own goals
for next year, consider how you can contribute to the
community. It has been a pleasure serving all of you over the
course of the year and we look forward to achieving new
heights in the coming year. Happy Holidays!!

ARCHITECTURAL IMPROVEMENTS - One
of the most important responsibilities of a
homeowner in an association is to become familiar
with the CC&R’s. These documents contain
specific restrictions and conditions concerning your
home and the community. One of the most often
misunderstood conditions is that the Architectural
Committee must approve all alterations to the
exterior of your home. This includes exterior
painting, gates, windows, doors, fences, etc. In order
to maintain community standards, any intended
changes or modifications must be consistent with
the architectural guidelines. The purpose of these
guidelines is to control and protect the visual
integrity of the community. Please contact Action
Property Management to obtain an application prior
to beginning or scheduling improvements and allow
2-4 weeks for processing of your application.
NEXT BOARD MEETING AGENDA - The
next Board of Directors meeting will be held on
Monday, January 9, 2012 at the Norman Murray
Community Center, 24930 Veterans Way, Mission
Viejo, CA. Open Session begins at 5:00 p.m. and
Open Forum will be held at 7:00 p.m.

Following is an abbreviated summary of the
meeting.
Items Approved: Meeting Minutes, Financials,
Money Management, Fence Repair, DVR Upgrade,
2012 Annual Election Schedule and 2012 Legislative
Update.
Guest Lists for Parties or Functions with 5 to 11
Vehicles
USE THE WEBSITE FOR - Please visit the community
website at www.stoneridgehoa.com for useful information
on your community. The following information can be
readily found on the website: Community Calendar,
Documents, Rules, Newsletters, Forms, Board Meeting
Agendas, Minutes & Master Documents.
For parties or functions with at least five vehicles
but less than twelve vehicles, Stone Ridge residents
must submit a typed list of guests arranged
alphabetically by last name. The list must be
submitted by the resident to the Access Control
Officer at the Stone Ridge Gate House no less than
6 hours in advance of the function and include the
address, contact phone information and the time the
event is to begin. This form may be faxed to the
Gate House by the resident provided the resident is
available for a follow up phone call to verify their
password. The telephone number must be included
for verbal confirmation.
The Resident is
responsible
for
confirming
receipt
and
confirmation. Verification must occur six or more
hours before the subject event. If the number of
guest vehicles exceeds 11 (eleven), the guard will not
allow vehicles in excess of 11 to enter the
community. Violations caused by circumventing
guest procedures will result in a fine of $200.
.ACH - If you have not yet done so please consider setting
up ACH (Automatic Clearing House) which allows your
monthly assessments to be automatically deducted from
your bank account on the 5th of each month. Save
yourself time, postage and eliminate the possibility of
future late fees. This also helps reduce Association’s
administrative and collection expenses. Please note that if
you establish ACH you will no longer be mailed coupon
books thereby reducing your Association expenses.
HELPFUL HINTS – With the rains upon us the
Association encourages all Owners to cut back their
personal irrigation systems, clean out their drains and
ensure their homes are protected.
Check your rain cutters and make sure that they are clear.
When they backup and overflow, the wood on the fascia
gets soaked and dry wrought can ensue.
TRAFFIC – The Speed Limit in Stone Ridge is 20 MPH. If
you can’t get yourself to slow down use low gear. Several
neighbors have been spotted speeding in the community.
Violators that are reported will be cited and fined.
Please slow down and drive carefully within the
Community watching for children and pedestrians and
abide by the stop signs posted throughout Stoneridge.
They are there for your safety
PARTY PARKING – Please inform your neighbors
when having a party. It never hurts to be a good neighbor.
Ask your guests not to block your neighbor’s driveway.
Party List Rules – The following guidelines for private
party or other functions within the Stone Ridge
community have been established in consideration of all
other neighbors who use the common resources in a
typical frequency and to efficiently plan the workload at
our gatehouse.
For all individual guests entering the
community, the resident is required to authorize entry by
way of communication with the gatehouse. All guests
granted permission to enter Stoneridge are the
responsibility of the Owner/Resident that pre-authorized
admittance.

For large parties or individual resident functions
where they are expecting twelve vehicles or more
but less than 24 vehicles, the resident must

Parking Rules – Stoneridge Parking Rules require
that a homeowner park their cars in their garage and
driveway before parking on neighborhood streets. Since
the parking rules were relaxed several years ago, we have
had many instances in which our neighbors continually
park in front of their neighbor’s home. You are urged not
to take advantage of the relaxed rules. The rules allow for
citation of a multiple violator and can result in the
assessment of a fine or fines. Parking on neighborhood
streets contributes o the deterioration of the pavement and
leaking car fluids will attack the asphalt and lessen the
expected life.

RECREATIONAL VEHICLES - The Stone Ridge
Board of Directors would like to remind all homeowners
that per the Stone Ridge CC&R’s, parking or storing of
commercial vehicles, oversized vehicles, boats, trailers,
campers, motor homes, buses, etc. within the Association
is prohibited, except for occasional 24-hour parking for
loading/unloading. Residents should also note that the
storing of any inoperable or unregistered vehicles within
the community is prohibited. These types of vehicles must
be stored off -site or out of view from any neighbors or
from the street. Thank you to all residents for adhering to
the Stone Ridge Parking Guidelines. The Rules also state
Owners should park at least one vehicle within their
garage.

TRASH DAY - Thank you for placing your trash cans
out for collection no more than 12 hours before trash
day and removing them within 12 hours after trash
day.
10 P.M. M.V. Curfew – In the past year we have
experienced a number of incidents at the Stone Ridge
Park, at the turn around on Skyline and at the small park at
Ridgeway and Skyline. Drugs, Alcohol, loud partying, as
well as unacceptable behavior have been noted
OWNER RESPONSIBILITIES: The Association will
provide copies of all newsletters and mailings that may
impact Tenants to both the Owner of Record and the
Resident address. Owners can further help facilitate
communication between Owners and Tenants by
providing Tenants with a copy of the CC&Rs
COLLECTION FEES & PROCESS - Pursuant to the
Association's governing documents and California law,
Homeowners are required to pay regular assessments
levied against their property (currently $195.00 per month).
A late charge ($19.50 per month), interest (at the rate of
12% per annum) and collection costs which have accrued
as a result of a home owner’s failure to pay will also be
assessed. Accounts which are not paid in full are subject
to significant additional charges which are billed according

believe an open and continuous line of
communication can be helpful.
We recently increased patrols after 10 P.M.
but would like to make the point that the parents or
guardians are responsible for their children. The
Orange County Sheriff’s Department has been
asked to cite all underage drinking and drug use as
well as to take names and addresses so that frequent
violators can be dealt with.
The Board of Directors would like to
remind all parents that per the City of Mission Viejo
Municipal Code, any minor in or upon any public or
private street park, alley, recreation area, etc, after
10:00 p.m. can be cited for an infraction.
Parents or guardians can also be cited. Please don’t
let this happen to you or your child! All children
under the age of 18 should be home, safe and sound
by 10:00 p.m.
