•Merry Christmas
from UBI
• Christmas Open
House
• AgVantage
• Emerald Club
I am so very pleased with what
UBI has accomplished this past
year. The common theme of
these accomplishments has
been our commitment toward
progress that fulfills the part of
our mission aimed at providing
our customers products and
services that offer quality and
value. Progress also included an
Online Banking upgrade that
was introduced at the end of
October. We know UBI customers
rely heavily on this product to do
their banking and we want to be
sure we are giving you the best
product available. to thank you for your patience
and trust you are now enjoying
all the new product features and
security we’ve added this year.
ok
Progress in 2016 has meant
growth in the northern area of
our footprint. Our Storm Lake
office welcomed customers
from the Storm Lake location of
Northwest Bank this past April
and our new Pocahontas office
celebrated the grand opening of
their new building in June.
Progress has meant advancements in technology including
enhanced
products,
more
options for managing your
money, and improvements to
security features to prevent fraud. In August, we undertook
a major conversion of our debit
card program, converting to a
debit MasterCard with an EVC
chip for additional security.
Progress means we must
continually increase the skill
required to better serve your
needs. In August, Dr. David
Kohl, renowned ag economist,
spent two days with our ag
lenders reviewing current trends
in agriculture and discussing
strategies to better posture our
customers’ farming operations
for the future. With this
knowledge, we look forward to
this winter’s annual review of our
ag customers’ 2016 results and
the developing of financial plans
for 2017. In addition, we recently
added a position on our staff to
ensure that new employees get
the training they require to join
the UBI customer service team.
With progress some change
has occurred. I especially want
More progress lies ahead as
2016 comes to a close and we
look toward the future. The new
UBI website continues to be
developed and we hope to launch
very soon. We’re confident you
will like the modern, clean look
and responsiveness to your cell
phone or mobile device. We thank you for being part of
another year of forward progress
at UBI. I hope you enjoy the
pictures of our staff featured
in this issue. I’m so proud to
work with this dedicated group
of people who work hard every
day to serve you. Stop in during
our Christmas Open House on
Friday, December 9 so we can
wish you a Merry Christmas and
Happy New Year.

Winter 2016
4 o0
There are no shortages of opinions
when it comes to the farm economy.
It seems that every newspaper or
magazine offers another opinion on
the state of agriculture today and
where it’s headed tomorrow.
Economists put in a lot of effort and
analysis to come up with useful cost
of production information, cash
rent averages, and new crop revenue
expectations. Those tools and
surveys certainly have their place as
benchmarks for comparison.
Unique
Take a moment to respect the
uniqueness of your operation.
Your marketing plan, management
decisions, your fields, and your cost
structure – so many variables, all
unique to your business. You wouldn’t
apply fertilizer exclusively based on
your neighbor’s soil samples. In the
same way, your financial management
should be unique to your operation.
Imagine if every farmer stopped by the
FSA office and picked up a pair of work
jeans based on the county average
waist size. We think you’ll feel more
comfortable and confident if you wear
something tailored for your particular
situation.
Our team of ag lenders is here to
help you analyze your current debt
structure, understand your balance
sheet trend over time, and project next
year’s cash flow. Accurate information
going into the renewal process
creates valuable output. The goal of
the renewal process is to help you
make more informed management
decisions.
Diversification
The goal of diversifying is to provide
steady, positive returns on investment.
When one part of the economic basket
is lagging, another area is exceeding.
Unfortunately, the livestock markets
haven’t stepped up to carry the slack
of grain prices.
The cattle industry, in particular, has
created profitability issues for feeders
and sucked equity out of cow-calf
operations. If you’re in any type of
livestock business, you are familiar
with risk. Today’s price environment
in cattle and hogs underscores the
importance of cost efficiency and
disciplined marketing. In this part of
the cycle your focus must be on cash
flow and guarding your equity by
identifying and managing risk.
Other Matters
The goal of commodity agriculture is
to raise uniform products that are safe
and reliable for a wide range of end
users and consumers. Two farmers
might both be hauling yellow corn
to town, or black hided beef to the
packer, but each operation is unique.
One producer’s skills and interests
are different than next. As such, your
operation has strengths to maximize
and weaknesses to manage around.
Dollar bills are all the same shape and
color, but that doesn’t mean you want
Iowa’s
to be treated like a commodity when
