In the surrounding area, there are not many comparable sales to assist in determining today’s current
market value. This is not due to a lack of development, but simply because of the lack of land for sale in
today’s market place. Land sales are not as abundant because investors/developers purchased large tracts
of raw land or defunct shopping centers before the down turn. When the market slowed, it left many
developers sitting on land, which had to regroup or reposition themselves for better days. Those days are
