SECTION 01 27 50 – UNIT PRICES AND QUANTITY ALLOWANCES
PART 1 – GENERAL
1.1
SUMMARY
A. This Section includes:
1. Administrative and procedural requirements governing unit prices and quantity
allowances.
2. Schedule(s) of Unit Prices and Quantity Allowances. Specification Sections that
may be referenced in unit price and quantity allowance schedules contain
requirements for products necessary to achieve the unit price work. No unit
prices or quantity allowances are required for Contracts not listed in Part 3.
1.2
DEFINITIONS
A. A unit price is an amount proposed by bidders stated on the Form of Proposal as a
price per unit of measurement for materials or services added to, or in some
instances deducted from, the Contract Sum by appropriate modification if the
quantities of Work required by the Contract Documents are increased or decreased,
or if additional Work not included in the Base Bid is added. Additional work based on
unit prices will occur only within the Contract limits for the Project.
1. Unit prices may be used only as elected and authorized by the Owner. Having
an established unit price does not mean the Work will be authorized. For each
type of unit price work, the Owner reserves the right to perform the work with its
own forces or to seek pricing from and award such work to other contractors or
sources.
B. A quantity allowance is, unless otherwise specified herein, a stipulated quantity of
work to be included in the Base Bid, or if so stated, in an Alternate Bid for areas or
locations not indicated to receive such work. All quantity allowances have a
corresponding unit price. The unit prices are to be inserted in the bid form.
1.3
ADMINISTRATIVE REQUIREMENTS AND PROCEDURES
A. Unit prices and quantity allowances shall include all costs for the specified Work
including as applicable, cost of materials, delivery, installation, demolition, cutting
and patching, equipment rental, insurance, taxes, overhead and profit, etc.
B. Unit price descriptions include requirements for each type of Work. Additional
requirements and related information for materials and/or assemblies described
under each unit price are included by reference to Specification Sections of Division
2 through 33 and in some instances to Drawings.
C. Quantity allowances are, unless otherwise specified, established for unidentified or
undesignated areas or locations of certain types of Work where conditions or scope
are not fully known at the time of bid and to defer locating the actual performance of

such Work to a later date when additional information is available for evaluation.
Use each quantity allowance only as directed and for Owner’s purposes.
1. Be advised that identical or similar Work to the type(s) included in each quantity
allowance may be required if and where indicated in the Contract Documents for
specific locations or areas of construction. Such specifically identified or
designated areas of Work are included in the scope of work, but NOT as part of
the quantity allowances unless so specified in the schedule(s) of unit prices and
quantity allowances in this Section 01 27 50.
2. When extra work arises of a type that could be charged to a quantity allowance,
the Owner may in its discretion, elect instead to authorize a different method of
pricing for the extra work.
D. No cash allowances are included in this Project.
E. Measurement and Payment: Methods of measurement and payment for unit prices
are specified in referenced Specification Sections if such methods need clarification
or vary from the following:
1. Measurement: Unless otherwise indicated, the Contractor is responsible for
making accurate measurement of the actual unit price based work-in-place by
means acceptable to the Architect and Construction Manager.
2. Basis for Payment: Unless otherwise indicated, payment will be made on actual
net quantity of authorized unit price based work in place and approved.
Adjustments will be made based on net variation of total installed quantity from
the estimated or allowed quantity, if any, required by the Contract Documents.
a. No additional compensation will be made for costs due to unauthorized work.
b. No payment will be made for rejected work.
F. Owner reserves the right to reject Contractor’s measurement of work in place that
involves use of established unit prices and to have this work measured at the
Owner’s expense by an independent surveyor acceptable to the Contractor.
G. After actual installed quantity of Work covered by each allowance and unit price is
measured and verified, a Change Order will be issued based on the unit price
established in the Form of Proposal to adjust the Contract Sum (add or deduct) for
the difference between the allowance quantity and the installed quantity.
H. List each quantity allowance on the Schedule of Values as its own line item to enable
tracking of the used and unused allowance amounts.
1. The unit prices provided in the Contractor’s completed bid form multiplied by the
quantity allowance provided in this section shall equate to the dollar value of the
base bid schedule of values provided by the Contractor for that quantity
allowance item.
2. At Project closeout, if a quantity allowance has not been used or is only partially
used, the remaining unused value shall be deducted from the Contract Sum by
Change Order.

SCHEDULING
A. At the earliest practical date after award of the Contract, notify the Owner,
Construction Manager and Architect of the date when specific areas of work
described by each quantity allowance must be completed to avoid delaying the
Work.
PART 2 – PRODUCTS
2.1
MATERIALS
A. Obtain new materials in the quantity needed for the specific areas of work which are
identified and for which authorization is given to proceed. Purchase of more
materials than the quantity necessary for the actual work is at the Contractor’s own
risk.
PART 3 – EXECUTION
3.1
EXAMINATION
A. Examine products promptly on delivery for damage or defects. Return damaged or
defective products to manufacturer for replacement.
3.2
PREPARATION
A. Coordinate materials and their installation for each allowance and unit price with
related materials and installations to ensure that each item is completely integrated
and interfaced with related work.

GENERAL CONSTRUCTION – SCHEDULE OF UNIT PRICES AND QUANTITY

A. UNIT PRICE G-1: TRENCH ROCK EXCAVATION:
1. Description: Where authorized below design Subgrade elevations for buildings
and structures due to unsuitable bearing, provide removal of existing trench rock
and replacement with compacted structural fill or other approved material, in
accordance with Division 2 Section “Earthwork” and Drawings. Bidders are
reminded that all excavation down to design Subgrade elevations is
UNCLASSIFIED. Authorized over excavation will be on a CLASSIFIED basis.
2. Unit of Measurement: Per 1 cubic yard.
3. Quantity Allowances:
a. Include 10 cubic yards.
B. UNIT PRICE G-2: EARTH EXCAVATION
1. Description: Where authorized below design Subgrade elevations for buildings
and structures due to unsuitable bearing, provide removal and disposal of
existing earth off site in accordance with Division 2 Section “Earthwork” and
Drawings. Bidders are reminded that all excavation down to design Subgrade

1. Description: Where authorized below design Subgrade elevations for buildings
and structures due to unsuitable bearing, provide imported compacted structural
fill from off site in accordance with Division 2 Section “Earthwork” and Drawings.
Bidders are reminded that all excavation down to design Subgrade elevations is
UNCLASSIFIED. Authorized over excavation will be on a CLASSIFIED basis.
2. Unit of Measurement: Per 1 cubic yard.
3. Quantity Allowances:

D. UNIT PRICE G-4: ADDITIONAL SELF-LEVELING FLOORING UNDERLAYMENT:
1. Description:
Provide
additional
self-leveling,
cement-based,
flooring
underlayment in accordance with Section 03 54 20 at an average depth of 1/2”.
2. Unit of Measurement: Per 1 square foot.
3. Quantity Allowances:
a. Include 1,000 square feet.
E. UNIT PRICE G-5: ADDITIONAL BRICK REPAIR WORK:
1. Description: Provide additional repairs (other than repairs that are strictly
repointing which are covered under another unit price) of existing exterior brick
veneer in accordance with Section 04 72 00.
2. Unit of Measurement: Per 1 square foot
a. Include 50 square feet
F. UNIT PRICE G-6: REPLACE EXISTING METAL ROOF DECK:
1. Description: Remove existing metal roof deck where found to be of unsound
condition; patch with new metal roof deck to match adjoining deck to remain; all
in accordance with Division 5 Section “Steel Deck.” For purposes of bid, assume
new decking to be 1-1/2 inch, 20 gage, Type B galvanized roof deck; field verify
existing deck profile.
2. Unit of Measurement: Per square foot.

a. Include 200 square feet.
G. UNIT PRICE G-7: STRUCTURAL STEEL
1. Description: Furnish and install one ton of structural steel, fully fabricated, shopprimed and erected within the existing building, in accordance with the applicable
Division 5 Section.
2. Unit of Measurement: Per Ton
3. Quantity Allowance:
a. Include 2 tons of this work in the Base Bid for locations not otherwise
indicated.

H. UNIT PRICE G-8: INTERIOR CLASSROOM DOOR AND FRAME:
1. Description: Provide new door and frame assembly similar to Door 206. Include
associated hardware set; remove existing door and frame assembly as
necessary; cut and patch masonry and other adjoining surfaces/finishes as
necessary; provide reinforced masonry lintel as necessary; grout in frame; paint
door frame; all in accordance with the various applicable Specification Sections.
There is no corresponding quantity allowance.

as directed by the Construction Manager and at his discretion.

M. UNIT PRICE G-13: TEMPORARY FENCE:
1. Description: Provide 6’ high chain link fence for temporary use where directed by
the Construction Manager and at his discretion. Include the rental for one year.

a. Include 200 lineal feet.
N. UNIT PRICE G-14: ½” GYPSUM WALL BOARD LAMINATE:
1. Description: Provide ½” thick gypsum wall board laminated over existing
construction, screwed, taped and finished (level 5 finish), ready to paint.

A. UNIT PRICE NO. G-15: EXISTING EXTERIOR WALL INFILL.
1. Description: Provide masonry wall infill with 4 inches of new or salvaged brick, 2
inches of rigid insulation and 8 inch concrete masonry units toothed into existing
wall and in accordance with Division 04 Section “Unit Masonry” and Section 07
Section “Insulation”. Infill area shall be no larger than 10 square feet.
2. Unit of Measurement: Per square foot of wall area when facing wall.
3. Allowance Quantity: 250 square feet.
B. UNIT PRICE NO. G-16: EXISTING INTERIOR WALL INFILL.
1. Description: Provide masonry wall infill with 8 inch concrete masonry units
toothed into existing wall per wall type A and in accordance with Division 04
Section “Unit Masonry” and Division 09 Section “Painting”. Infill area shall be no
larger than 10 square feet.
2. Unit of Measurement: Per square foot of wall area when facing wall.
3. Allowance Quantity: 250 square feet.
C. UNIT PRICE NO. G-17: FIRESTOPPING.
1. Description: Provide through penetration protection of 1 hour wall equivalent to 8
inch concrete masonry for wiring with combustible insulation in accordance with
Division 07 Section “Penetration Firestopping”. Unit price shall be based on
average opening size of 20 square inches, 20 percent full of wiring.
2. Unit of Measurement: Per square inch of penetration opening including
penetrating item.
3. Allowance Quantity: 500 square inches.
D. UNIT PRICE NO. G-18: FIRE RESISTIVE JOINTS.
1. Description: Provide through top of existing wall fire resistive joint for 1 hour wall
equivalent to 8 inch concrete masonry abutting 1-1/2-inch B-deck. Division 07
Section “Fire Resistive Joint Systems”.
2. Unit of Measurement: Per lineal foot of joint.
3. Allowance Quantity: 200 lineal feet.
E. UNIT PRICE NO. G-19: MOISTURE TOLERANT UNDERLAYMENT.
1. Description: Provide average thickness of 1-1/2 inch of cementitious floor
underlayment including shot blasting of existing surface and moisture tolerant
primer in accordance with Division 03 Section “Hydraulic Cement Underlayment
and Topping”. Topping area shall be no smaller than 100 square feet.
2. Unit of Measurement: Per square foot of floor.
3. Allowance Quantity: 2500 square feet.
F. UNIT PRICE NO. G-20: CUT AND PATCH SLAB ON GRADE.
1. Description: Provide saw cutting of existing wire mesh reinforced 5 inch thick
slab on grades, breaking up, removal and disposal. Infill with new 5 inch 4000
psi concrete slab on grade, reinforced with wire mesh and pinned to existing slab
with 1/2-inch rods at 12 inches on center drilled into existing slab. Provide vapor
barrier under new slab. Provide steel troweled concrete and VCT finish.
Demolition and replacement shall be in sizes approximately 5 feet wide and 10
feet long. Comply with Division 01 Section “Cutting and Patching”, Division 03
Section “Concrete” and Division 09 Section “Resilient Tile Flooring”.
2. Unit of Measurement: Per square foot of floor.

G. UNIT PRICE NO. G-21: STITCH REPAIR FOR SLAB ON GRADE.
1. Description: Provide concrete slab on grade stitch repairs in accordance with
Detail 3 on Sheet A1.1a and Specification Section 03 54 16 “Hydraulic
Underlayment and Topping”. Work shall include gel fill of crack between re-bars
cut into existing slab.
2. Unit of Measurement: Per lineal foot.
3. Allowance Quantity: 250 lineal feet.

- Air Piping”.
2. Units of Measurement: Per linear foot.

H. UNIT PRICE NO. P-8: GAS PIPING.
1. Description: Provide 2” schedule 40 black steel pipe above ceiling including
removal and reinstallation of ceiling new pipe hangers and one coupling per 10’0” length of pipe. Comply with Division 22 Section “Liquefied Petroleum Gas
Piping”.
2. Unit of Measurement: Per linear foot.
3. Allowance Quantity: 150 lineal feet.
I.UNIT PRICE NO. P-9: GROUND PENETRATING RADAR INVESTIGATION.
1. Description: Provide one half day of Ground Penetrating Radar service. Comply
with Division 01 Section 01 12 00 – Multiple Contract Summary.
2. Unit of Measurement: Per Half Day.
3. Allowance Quantity: 4 half days.

A. UNIT PRICE H-1: ADDITIONAL 2” BALL VALVE:
1. Description: Provide additional 2” ball valve in new or existing copper water pipe
and insulate fitting in accordance with the applicable Division 23 Sections.
Include removal and reinstallation of ceiling.

joints and one 90 elbow per 20’-0’ length.

cutting and patching of existing roof construction, and installed in accordance
with Division 23 Section “ Power Ventilators”.

1. Description: Provide one 12” x 12” supply air diffusers including 10” diameter by
15’-0” long galvanized sheet metal branch ductwork, insulated and installed in
accordance with Division 23 Section “Diffusers, Registers, and Grilles”.

J. UNIT PRICE NO. H-10: FIRE DAMPERS.
1. Description: Provide one 1 rated Type B duct fire dampers, nominal 24” x 24”,
including cutting and patching of existing wall construction including access door,

A. UNIT PRICE NO. E-1: DISCONNECT SWITCHES.
1. Description: Provide an additional 480V, 100/3 fused safety switch according to
Division 26 Section "Enclosed Switches and Circuit Breakers,” including 100/3
feeder circuit breaker, 4 #2 & #8 ground in 1.5” EMT & 100’ one-way circuit
distance.
2. Unit of Measurement: Per Unit.
3. Allowance Quantity: 5 units.
H. UNIT PRICE E-2: DUPLEX RECEPTACLE & WIRING:
1. Description: Provide an additional duplex receptacle assembly. Include 20A,
120V duplex receptacle, back box, cover plate, ¾” conduit/raceway with 2, #12
conductors and 1, #12 Ground wire to a point of authorized connection,
necessary wall penetration cutting and patching, terminations and labeling.
Perform in accordance with applicable Division 26 Sections and Drawing
requirements for similar work.

UNIT PRICE E-3: EXIT SIGN & WIRING:
1. Description: Provide an additional exit sign assembly (luminaire type F14)
including appropriate mounting equipment, ¾” conduit/raceway with 2, #10
conductors and 1, #12 ground wire, necessary wall penetration cutting and
patching, terminations and connections. Connect to closest normal/emergency
“Exit Sign” circuit. Perform in accordance with applicable Division 26 Sections
and Drawing requirements for similar work.

UNIT PRICE E-4: 2’ X 4’ LIGHT FIXTURE & WIRING:
1. Description: Provide an additional 2’ x 4’ light assembly, consisting of luminaire
type L or L3 (Architect’s choice), appropriate mounting equipment, ¾” conduit
with 2, #12 conductors and 1 #12 ground wire to a point of authorized
connection, necessary wall penetration cutting and patching, terminations and
connections. Perform in accordance with applicable Division 26 Sections and
Drawing requirements for similar work.

Additions and Renovations to Upper Bucks County Technical School
1. Description: Provide an additional heat or smoke detector assembly consisting
of detector of type required for application, appropriate backbox (as applicable)
and mounting equipment, cabling, conduit, necessary wall penetration cutting
and patching, terminations, connections to fire alarm system and programming
required. Perform in accordance with applicable Division 26 Sections and
Drawing requirements for similar work.
2. Unit of Measurement: Per assembly
3. Maximum Distance: 100 feet
4. Quantity Allowance:
a. Include 3 assemblies.
L. UNIT PRICE E-6: FIRE ALARM PULL STATION &WIRING:
1. Description: Provide an additional pull station assembly consisting of pull station
device, backbox, cabling, conduit, necessary wall penetration cutting and
patching, terminations, connections to fire alarm system and programming
required. Perform in accordance with applicable Division 26 Sections and
Drawing requirements for similar work.
2. Unit of Measurement: Per assembly
3. Maximum Distance: 100 feet
4. Quantity Allowance:
a. Include 3 assemblies.
M. Unit Price E-7: Fire Alarm Audible/Visual Device & Wiring:
1. Description: Provide an additional fire alarm A/V device assembly, consisting of
A/V device, backbox, cabling, conduit, necessary wall penetration cutting and
patching, terminations, connections to fire alarm system, programming, and
additional power supplies required. Perform in accordance with applicable
Division 26 Sections and Drawing requirements for similar work.

a. Include 5 assemblies.
N. UNIT PRICE E-8: DATA OUTLET ROUGH-IN:
1. Description: Provide an additional B1 computer outlet rough-in as detailed on the
Drawings consisting of backbox and conduit. Perform in accordance with
applicable Division 26 and 27 Sections and Drawing requirements for similar
work.

3. Maximum distance: N/A
4. Quantity Allowance:
a. Include: 10 assemblies
O. UNIT PRICE E-9: JOURNEYMAN ELECTRICIAN LABOR:
1. Description: Provide a journeyman electrician laborer for Owner’s use for work
as directed by the Construction Manager and at his discretion.
2. Unit of Measurement: Per Man-hour
3. Quantity Allowance:
a. Include 200 man –hours.
