Please use this number for true common area emergencies only. MEETINGS Board Meetings are held on the third Thursday of the month, unless otherwise posted at the mailbox stations. Anyone wishing to have an issue placed on the agenda must request it in writing and supply management with the necessary paperwork by the Thursday before the meeting. There will be no Board of Trustees Meeeting in December. Santa Is Coming! Santa will be driving through the community on Saturday, December 15th at 3:00 pm! Come out one and all to enjoy a visit with Santa! Join us at the clubhouse afterwards for cookies…maybe even meet Santa! Dryer Vents & Chimneys As a reminder, all units that have not submitted a receipt for the dryer vent cleaning have been issued a $500 fine. If you had your dryer vent cleaned prior to the October 1st deadline and submitted your receipt but still received a fine, kindly provide a copy of the receipt and the fine will be removed from your account. We apologize for this inconvenience. Trash and Recycling **By order of the Bridgewater Township Health Department, all garbage stored outdoors must be sealed in bags to control odor and be placed in a container to keep animals from tearing through the garbage. Anyone storing garbage improperly or placing garbage out in bags can receive a summons to appear in court. Please remember that recycling is picked up every other Wednesday. It is scheduled to be picked up again on Wednesday, December 19th. Can You Please Remember? Geese - Residents must refrain from feeding the geese. The geese are protected by the State of New Jersey. Please do not harm the geese in any way. The Association cannot drain the pond water, cover the pond or remove the geese. The Association has no control over the geese flying to the pond from other areas of the State as well as the noise. Please do not call the emergency line to report noise control. Generators – Please be advised that the use of generators in the community is not allowed. The release of carbon monoxide is not only harmful to you but also to your neighbors. Hoses – If you have not already removed your hose from the front of your unit and have stored it neatly inside the unit or in a storage closet, you have received a fine. Firewood – You may store firewood on your patio, balcony or deck beginning October 1st (until April 1st). It must be stored in a 36-inch black ring log holder, or the like. One ring allowed per unit. The rings must be stored at least 2 feet from the unit walls. No splitting or chopping of firewood will be permitted on the premises. Firewood may be delivered to a unit owner’s assigned parking space only. Vehicles delivering the wood may not drive up on to the common area curbs, sidewalks or lawns to make the delivery. Any delivered firewood must be removed from the assigned space within 24 hours of the delivery. Cigarettes –This is important! DO NOT throw cigarettes, lit or unlit, into the shrub (mulch) beds or lawn areas. This presents a fire hazard and endangers everyone around you. Holiday Decorations – Decorations may be displayed during the appropriate times only. All decorations for various holidays should be removed within two (2) weeks after the holiday date has passed. Breezeways – Nothing is to be left or kept in the breezeways of the condo buildings. Having things in the breezeways is a hazard. Should there be an emergency where many people are trying to get out at the same time (I know the idea is remote, but it must be considered at all times), it could cause someone to trip and fall, creating an unnecessary hazard. PLEASE STORE ALL ITEMS INSIDE THE UNIT WHEN NOT IN USE. Pets – Pets are to be kept on a short leash at all times. All homeowners are responsible for picking up after their pet. Anyone seen leaving dog feces behind will be fined accordingly. 2 No Smoking Ordinance Please be reminded that smoking on common element area including hallways of any building within the Condominium is strictly prohibited. You are also not permitted to smoke within twenty feet of any entrance or exit of any building within the Association. Failure to comply will result in violation letter and/ or fine. A work order will then be filed and attended to in the order in which they were received unless an emergency. Statcom As a reminder this new service is being offered to the community in order to facilitate fast and easy communication between the management company and you, the homeowner. If you have already registered, you received your first call during the rain storm last month, advising you to secure all of your belongings that may have been left outside. This service allows us to contact you with an automated phone call or e-mail in the event of an emergency, or to inform you of important community news and events. To date, we only have half the community registered. It’s as simple as bringing a copy of your vehicle registration to the management office in person, dropping it into the clubhouse mailbox at the front door, faxing a copy or emailing a copy to [email protected]. I will then provide you with a yellow and black parking sticker that must be displayed on the back of the rearview mirror while parked in the community. If you change vehicles please be sure to let management know about this so that a new sticker can be issued or the records in the office can be revised to reflect that you will be using the same sticker on a different vehicle. The tracking of vehicles is important so that VHF doesn’t end up with abandoned vehicles, vehicles in disrepair or vehicles that need to be moved for the purpose of working on projects or work orders in the community that might affect the parking spaces.
