This landmark mixed-use development features a five-star hotel and luxury
condominiums, located in Toronto’s exclusive Yorkville district, contributing to the
public realm at grade and on the skyline, integrating the project into the urban fabric
on site, and as observed at a considerable distance from the north, west and east.
The Four Seasons projects the vitality of the Bloor-Yorkville precinct eastward across
Bay, while at the same time consolidating and completing the redevelopment of the
Yonge-Bay block of Yorkville that began with 18 Yorkville (a previous TUDA winner).
The built elements of the project are organized around a large courtyard featuring
patterned granite paving, a landscaped park and public sculpture. A two-storey
podium programmed with retail and hotel public rooms addresses and animates both
the courtyard and the surrounding Bay, Yorkville and Scollard Streets.
Well-integrated at grade, the Four Seasons reads equally well on the City skyline. A
55-storey tower of hotel rooms and luxury residences anchors the corner of Bay and
Yorkville. Its glassy, capless curtainwall reflects the character of the sky in all
seasons, with textured with aluminum fins imposing a modernist rigor on the north
and south facades. A 26-storey residential tower, located diagonally across the site,
establishes a quieter, more retiring presence on Scollard in keeping with the
character of this 19th century side street.

Penthouse, one of the finest examples of Canadian modernist architecture –
while also offering an exemplary model for future downtown
intensification.
Seven storeys of condominiums were stacked above the 1960s, 14-storey
mixed-use retail, office and residential building, extending its longevity, and
diverting materials from landfill.
landfill Upgrades extended the life of the base
building. Adaptive reuse strategies preserved the two-storey heritage-listed
penthouse, ensuring the spirit of the original building remained.
Each apartment was designed with a unique floor plan and outdoor
terraces, externally clad in limestone to complement the luxurious character
of the neighbourhood. Stacked, they create a cubic effect that minimizes
shadow impact and gives the addition its distinctive
architecture. Renovations to street-level shops also enhance Bloor Street
with a lively, first-class retail presence.

g g to undertake the challenging

design and development of the Trump International Hotel & Tower located
in the heart of Toronto’s downtown financial district.
The Trump name is synonymous with prestige; from its street connections
to its place on Toronto’s downtown skyline, the soaring 60-storey tower
synthesizes the goals of its owners, guests and residents. Located on a 45m
x 34m site, one of the last remaining “small” sites in the Central Business
District, the architectural design was able to achieve a 277m tall tower that
serves as a precedent tight, infill site development. At street level, the
design accommodates a separate car and truck access, a porte-cochere, a
hotel and condominium lobby and a retail space
space, achieving the seemingly
impossible for this site’s footprint. From the architectural spire at its apex to
the bustling streets below, the project is the tallest residential tower in
Canada.
