Existing Conditions
Survey complete with the legal descriptions of the zone lot(s) at issue (both for the zone lot(s) before the amendment and for the
new zone lot(s) resulting from the amendment), existing land uses, and the location and height of all existing structures on the
zone lot(s) with notation whether such structures will remain or not. The minimum improvement survey requirements are:
• Legal description(s) of zone lot(s) before and after proposed amendment (separate sheet is acceptable).
• Location of all existing structures on the zone lot.
• Spot elevations to meet the minimum requirements for base plane as established by the zone district.
• Height of all structures, in decimal feet, to illustrate compliance with the zone district regualtions.
• Structure setback dimensions from all zone lot lines.
• Survey boundary shall include any streets, alleys, and property lines.
• Label all existing and proposed zone lots as “ZONE LOT-EXISTING”, “ZONE LOT-NEW A”, “ZONE LOT-NEW B”, etc.
Proposed Conditions

• Legal Description(s) of the proposed new zone lot(s).
• Dimensions for all proposed zone lot(s) lines, including total land area and dimensions at street frontage(s).

Overview
Use this guide to amend the boundaries of a previously designated zone lot. To comply with the city’s zoning rules, you
may need to create or amend what’s called a “zone lot” for development purposes. A “zone lot” is the city-approved piece
of land that meets zoning requirements for minimum lot size, minimum lot width, vehicle access from a public named or
numbered street, and (as applicable) a maximum number of structures and land uses. A “zone lot” for development may
have the same boundaries as a single tax parcel, or it may contain multiple tax parcels; accordingly, it is very important to
confirm whether your tax parcel complies with Denver’s zoning standards before seeking development permits.

Step-by-Step Guide
Getting Started

• Understand what the zoning will allow for your property by using the “getting started checklist” (see page 2).
• If the proposed zone lot amendment will divide any existing structure between two or more zone lots, a demolition
permit must be issued before any application can be accepted.
Submit Application Package and Pay Fee

• Compile all items listed on the submittal checklist (page 2), including a completed application (page 3-4).
• Submit your complete application package and pay the review fee.
• When your application package has been received, staff will review your package for completeness.
• If your package is incomplete, staff will notify you with a request for additional information. Review will not begin
until a complete package is received.

• Staff will conduct review for zoning compliance.
• Staff may contact you for additional information.
• Staff may ask you to revise and re-submit in order to comply with the zoning code.
Approval and Next Steps

• Once approved, the zone lot amendment survey must be recorded with the Clerk and Recorder.
• OTHER STEPS:
1. An approved zone lot amendment often necessitates a reconfiguration of the underlying assessor/tax parcels.
It is strong recommended that you begin with the Zone Lot Amendment process before requesting a parcel
reconfiguration from the assessor’s office. See www.denvergov.org/ for more information on the parcel
reconfiguration process.
2. If new Denver addresses are needed or desired after approval of the Zone Lot Amendment and parcel
