To comply with the city’s zoning rules, you may need to create or amend what’s called a “zone lot” for development purposes. A “zone lot” is the city-approved piece of land that meets zoning requirements for minimum lot size, minimum lot width, vehicle access from a public named or numbered street, and (as applicable) a maximum number of structures and land uses. A “zone lot” for development may have the same boundaries as a single tax parcel, or it may contain multiple tax parcels; accordingly, it is very important to confirm whether your tax parcel complies with Denver’s zoning standards before seeking development permits.
