May 2017 Chatham Market Report The Cape is bursting with color with the cherry trees and lilacs in bloom! The season will soon be upon us and more and more people are coming to enjoy the beauty of our very special place. Unit sales in Chatham are holding steady this year. The homes sold during the past few months were certainly less expensive than last year’s...a 30.1% drop in prices. Inventory and Months of Supply also show a drop as well as New Listings, which is good news for sellers in that there is less competition on the market for them. With only a four month supply, this is a seller’s market right now! Brewster is in the same fortuitous situation as Harwich with a jump in sales and a lower Months of Supply. Orleans had less sales, but the good news for buyers is that the Median Sales Price is also less. While less than a 1% difference in a mortgage rate seems so insignificant, this certainly adds up in the course of a 30 year mortgage! Don’t fall in love with a home without that pre-approval letter from your lender! Total inventory is down, so if you are a seller...don’t wait to put your house on the market with less competition out there! There are not as many homes available to purchase currently and the four month moving average indicates the possibility of continuing that cycle. Pendings and Solds look most positive as most Pendings do result in sales. The all important Sales to List Price Ratio indicates a strong demand for homes compared to last year. If you are a seller...finally the market will be in your favor with less homes on the market to satisfy buyer demand. Also, the List to Sale Price Ratio is rising indicating more buyer competition for homes. If you are a buyer...do consider making that purchase now rather than waiting as interest rates are projected to rise by the end of the year...and perhaps home prices too.
