LENDLEASE CAPABILITY STATEMENT 8 FRAMEWORKS NORTHAMPTONSHIRE COUNTY COUNCIL Lendlease has been appointed by Northamptonshireshire County Council (NCC) to a framework to provide project management and full design team services on the council’s programme of capital works projects. The framework consists of around 10 projects a year for the county, with the predominant focus on schools and special education needs. However, other schemes can be incorporated into the programme such as libraries, fire stations, nursing homes, hostels and offices. LENDLEASE CAPABILITY STATEMENT 9 LENDLEASE CAPABILITY STATEMENT 10 LENDLEASE CAPABILITY STATEMENT 11 FRAMEWORKS BUILDING SCHOOLS FOR THE FUTURE – BIRMINGHAM & LANCASHIRE Our ICT in Education team have vast experience of delivering sustainable, best value ICT solutions to primary, secondary and Higher Education clients working closely alongside the Education sector to deliver a fully integrated service offering. The role of information, Communication and Technology in the Building Schools for the Future programme across the UK provided a significant element in meeting the education needs of the 21st Century with Lendlease working extensively on schools across both Birmingham and Lancashire. Over the lifetime of the project for Birmingham City Council Lendlease will have rebuilt, remodeled and upgraded 17 schools and academies. Throughout, we have harnessed our extensive knowledge to ensure ICT is embedded into the design process of each school creating ‘learning spaces’, to enhance educational engagement and individual development. Similarly Lendlease has been providing a full ICT managed service for over six years to ten large Secondary schools and Mixed Campuses in Burnley, Lancashire also under the BSF programme. Throughout the full programme of works detailed requirement discussions have been held with each school, and solutions tailored accordingly, factoring in available budget, and specific school specialisms. It has been imperative throughout both BSF initiatives that that the build and implementation of new ICT infrastructure across all schools has gone smoothly, with minimal impact to staff and pupils. LENDLEASE CAPABILITY STATEMENT 12 FRAMEWORKS CAMBRIDGESHIRE COUNTY COUNCIL Lendlease was appointed by Cambridgeshire County Council to provide Project Management, Cost Audit and Principal Designer services under a seven year Framework Contract. We have managed approximately 90 school projects of varying sizes as well as libraries, nurseries, SureStart Centres, Pupil Referral Units and civic centres. These projects have included the construction of education and other new buildings as well as the refurbishment and improvement of existing buildings to suit current and future requirements. One of our major projects for Cambridgeshire was the refurbishment of Wisbech Library, carried out under NEC3 Option C. The project risk register acknowledged the risks to cost and programme posed by work to an existing 1960s building. As much survey work as possible was carried out beforehand and a target cost sum agreed with the contractor. As anticipated, it became necessary to re-engineer the structural solution, carrying out significant remedial works to the existing structure. By applying the compensation event/quotation process and working very closely with the design team and contractor, the priced risks were suitably managed. Furthermore the target cost was adjusted appropriately, changes to the works information instructed as necessary, and the project completed both marginally ahead of schedule and within the budget. Throughout this contract a strong partnering ethos has been developed and has included the use of open book accounting for contractors and their supply chain. In addition shared problem solving, a strong commitment to continuous improvement and cost reduction has been crucial. LENDLEASE CAPABILITY STATEMENT 13 LENDLEASE CAPABILITY STATEMENT 14 FRAMEWORKS GIRLS’ DAY SCHOOL TRUST A group of 26 independent schools across the UK, Lendlease is strengthening its relationship with the Girls’ Day School Trust (GDST) having now secured 3 Project Management commissions over the past few months. The first, for the Royal High School Bath is focused around improving the sports facilities at the school and entails the installation of a new 102m x 63m All Weather Pitch (AWP) as well as a replacement five-court sports hall (compliant with current Sports England standards). The existing sports hall will be partly demolished in order to make way for the AWP whilst the remainder will be converted to provide a new dance and aerobic studio along with a new multi facility gym. The second commission Lendlease was recently appointed to, will see Consulting oversee the provision of additional science laboratories at the Sheffield High School for Girls through from feasibility stage to project completion. This will be achieved by either demolishing the existing three storey 1960s “Truscon” framed building and constructing a new modern science facility, or undertaking a major estate rationalisation of the existing facilities. A key client requirement is that the school remains fully operational throughout the project lifestyle and thus a considerable amount of temporary accommodation will be provided. The school is situated in the Broomhill Conservation area of Sheffield and thus careful consideration of the surrounding heritage is crucial. This is especially significant in our third commission with the GDST, which also at Sheffield High School for Girls, involves the creation of a new sports and drama facilities within an existing Grade II listed building that was previously a church and old school house. In addition to the internal refurbishment works the project includes a new link corridor, covered external meeting area and extensive remedial works to the existing windows and external stonework. LENDLEASE CAPABILITY STATEMENT 16 SCHOOLS BURNTWOOD SCHOOL Winner of 2015’s RIBA Stirling prize for the UK’s best building, Lendlease acted as Contractor, Project Manager, Quantity Surveyor and Principal Designer on the impressive Burntwood school BSF scheme. The project consisted of a series of new educational buildings and landscape plan for the entire site. The redevelopment has allowed the school to increase capacity by nearly 300 pupils to a total approaching 2000 pupils. There are 4 new 4-storey teaching blocks, covering maths and science, business skills and training, art and technology which form the back bone of the academic teaching facilities. In addition there is a new sports-hall, and refurbished pool building and assembly hall. The business and IT vocational facilities and new Skills Centre are also available for access by the local community offering lifelong learning opportunities. The construction process was incredibly complex throughout, and entailed fitting the new blocks around the existing buildings so the school could remain operational with minimal disturbance over the 5 year construction period. RIBA president Jane Duncan said of the project “Burntwood school shows us how superb school design can be at the heart of raising our children’s educational enjoyment and achievement.” LENDLEASE CAPABILITY STATEMENT 17 LENDLEASE CAPABILITY STATEMENT 18 LENDLEASE CAPABILITY STATEMENT 19 SCHOOLS MARLBOROUGH SCHOOL Appointed by Royal Borough of Kensington & Chelsea, Lendlease is providing Project Management, Employers Agent and Cost Management services to the redevelopment of Marlborough Primary School from RIBA Stage C to completion. This scheme will provide a new BREEAM very Good 2 Form of Entry school and 30 place nursery with a new specialist 16 place SEN unit for pupils with Autism Spectrum Disorders (ASD). In addition there will be new retail and office accommodation. The existing school will require demolition to unlock the sites full potential. Given that the school is located in a tight urban, mixed-use site, the consideration of the nature of external spaces is crucial to the operation of the school. A key factor is to be able to provide suitable external space for a range of activities such as play, sports and outdoor learning. Furthermore due to the location of the proposed development and close proximity to existing residential and commercial buildings, the emerging design has also had to take in to consideration the needs and views of the surrounding neighbours. LENDLEASE CAPABILITY STATEMENT SCHOOLS MAPLEFIELDS SCHOOL Maplefields School provides places for 40 primary and 64 secondary pupils with behaviour, emotional and social difficulties (BESD) previously on two sites in Corby and Kettering. The new school was designed as purpose-built accommodation for a BESD environment and includes facilities for Independent Learning Programmes for excluded pupils, vocational workshops for BESD pupils to access the new Diplomas and a Therapy Unit for multi-agency work. In addition there are new excellent sports facilities that include a 4-court badminton hall, all-weather pitch and a full height climbing wall all suitable for community use. Due to the nature of the pupils at Maplefields School significant consideration had to be given during the design phase to ensure a safe and secure building was delivered. Lendlease managed a series of meetings with key stakeholders to establish early on particular concerns and specialist requirements. One significant concern raised was the potential for pupils to climb and access the roof. Thus the design took this into consideration, providing anti-climb details on every facia, soffit, window ledge, fence and downpipes. Despite these and many other challenges, the project was successfully delivered to the agreed programme. 21 LENDLEASE CAPABILITY STATEMENT 22 FURTHER EDUCATION RAVENSBOURNE COLLEGE The regeneration of the Millennium Dome (The O2) and the surrounding areas of the Greenwich Peninsula provided an opportunity for Ravensbourne College to relocate from its existing campus to a single purpose built development close to central London. The project, for which Lendlease provided preconstruction services to, received funding support from external bodies including the Higher Education Funding Council, Learning and Skills Council and the London Development Agency. The building features an innovative screen wall cladding system in small Penrose patterned element tiles inspired by the Arts and Crafts tradition. The development contains approximately 730 m2 of retail space on the ground floor whilst the college occupies the remainder of the ground floor and five upper floors. Internally the design combines open flexible spaces for teaching with specific technical spaces such as the Television Studio and Digital Sound Studios for the production of media and sound. FURTHER EDUCATION ENERGY AND FABRICATION CENTRE, COLEG MENAI Lendlease was appointed to provide Project Management and Full Design Team services to Coleg Menai, a further education college in North Wales, and its proposed Energy and Fabrication Centre. With an emphasis on sustainable energy the building was designed to use sustainable systems not only to facilitate the energy requirements of the centre, but also to act as a major teaching resource. This was a unique feature of the innovative development. Our involvement included supporting the College in the successful submission of both the Outline and Full Business Case to the Welsh Assembly Government (Department for Children, Education, Lifelong Learning and Skills) as well as designing and tendering the construction through a public procurement process under a Design and Build form of contract. Throughout the process we instilled rigorous management processes to select and manage the successful contractor whilst maintaining an open partnering arrangement with the whole team. We also fast-tracked an extension to the new Centre, which now houses CAM – a design and production consultancy, giving the College additional capacity to develop key skills and national networking opportunities. LENDLEASE CAPABILITY STATEMENT HIGHER EDUCATION & UNIVERSITIES UNIVERSITY OF WORCESTER With a vision to become a high quality University of choice with an international reputation for excellence, Lendlease was appointed to manage the delivery of the new City Campus in historic central Worcester, from the early stage of the design to project completion. Prior to commencing the main contract work enabling contracts of asbestos removal, archaeological surveys and demolition were procured and completed. Wide reaching consultation and negotiation was necessary at all stages of the project in order to successfully deal with protected species on the site. The programme of work comprised two new student residential buildings, conversion of two Georgian Grade II listed buildings into academic, office, and exhibition facilities as well as further student accommodation, academic facilities for the Business faculty and the Creative and Performing Arts faculty. The central location of the University’s Creative and Performing Arts faculty, with specialist accommodation and performance space, has helped attract art, cultural and heritage activities to the area animating the city centre. Following on from the successful delivery of the University’s new City Campus, Lendlease was then appointed to manage the delivery of the new Worcester Sports Arena from concept design to project completion. The primary use of the Arena is to provide an inclusive Centre of Sporting Excellence both for participants and spectators, with 12 high quality courts and seating for 2000 to watch major events. The new arena was designed with sustainability at its core reflecting the construction of the new city campus and achieved a BREEAM Excellent rating. 27 LENDLEASE CAPABILITY STATEMENT 28 LENDLEASE CAPABILITY STATEMENT 29 HIGHER EDUCATION & UNIVERSITIES KING’S COLLEGE LONDON OVERVIEW Lendlease was appointed by KCL in February 2014 to undertake full project and programme management services for the new Science Gallery London, a prestigious and complex scheme located on the Guys Campus at the foot of the Shard. The project involves several aspects of enabling and diversionary work, including the relocation of the whole Student Union. Since taking on this commission Lendlease has also been appointed by KCL to manage all aspects of the renovation and refurbishment of Nuffield Annex, which is a seven storey building on the Guys Campus. The team transformed this from a derelict shell to a fully functioning building accommodating offices, learning and teaching spaces and rooftop breakout areas. Whilst all of the above works were ongoing, we also had to be mindful that the ground floor of the building housed the College’s nursery and child care facility, which was operational throughout the scheme. As part of the project we also managed the renovation and fit out of a floor in the main Institute of Psychiatry, Psychology and Neuroscience at KCL’s Denmark Hill campus, from redundant storage areas to state of the art learning teaching and research spaces. Following on from the success of Nuffield Annex and Denmark Hill, KCL awarded the project and programme management role for the delivery of their new campus at Aldwych Quarter to Lendlease. This is an extremely prestigious and rewarding scheme to be working on and involves (at present) three iconic buildings; the Strand, King and Bush House. The project involves transforming these beautiful buildings so as not only to create a new campus for KCL, but to also give the College a “front door” to the world. Throughout the whole site and within all of the buildings we are managing the installation of the backbone services infrastructure to enable flexibility and versatility in all areas. LENDLEASE CAPABILITY STATEMENT 30 HIGHER EDUCATION & UNIVERSITIES UNIVERSITY OF CAMBRIDGE This recent Project Management appointment at University of Cambridge entails the delivery of Re-Roofing Works and Refurbishment of the M&E Infrastructure to the Grade 2 listed Austin Robinson Building. The works will include a replacement roof overlay to the existing zinc roof covering and the installation of a fall arrest system. The project also involves a complete refurbishment of the Level 4 M&E infrastructure. Phase 1 of the project will be delivered in the University’s summer recess in 2016, a small window of opportunity when the building has limited operations taking place. The building will remain occupied throughout the internal refurbishment, with a phased decant starting in early May 2016 to allow for asbestos removal before the main works commence in July 2016. An appointment secured out of proactive business development in the regions this is a fantastic opportunity for the Education team to showcase their Professional Services, working closely with the Heritage and Arts team to deliver this project. LENDLEASE CAPABILITY STATEMENT 31 LENDLEASE CAPABILITY STATEMENT 32 LENDLEASE CAPABILITY STATEMENT 33 HIGHER EDUCATION & UNIVERSITIES QUEEN MARY UNIVERSITY Appointed as Cost Managers, Lendlease has secured a repeat commission working directly with Queen Mary University for their new School of Mathematics and Science Building at Mile End extending earlier involvement on the same project. The works will include mainly new build and some reconfiguration of an existing building to provide a new School of Mathematics and Science. Works will be carried out at their current university site at Mile End and will involve working around occupied buildings. Lendlease will work directly with the client to provide initially a high level review of their current budget and then a full Stage E Cost Plan for the redevelopment of the Mathematics department. The development consists of a new full height atrium, new build extension including a basement excavation and full refurbishment of the existing building. The project is being constructed to BREEAM Excellent and is also trying to achieve Passivhaus status. HIGHER EDUCATION & UNIVERSITIES ANGLIA RUSKIN UNIVERSITY The Rivermead campus development has provided Anglia Ruskin University with new teaching space and has allowed the phased relocation of existing faculties from central Chelmsford. Phase B comprised a Faculty Building, Institute of Health and Social Care (IHSC) building and associated infrastructure, including the Chelmer Valley Road Junction providing a connection between the campus and the local highway network. Providing project management and contract administration services throughout, Lendlease oversaw the development of the five-storey IHSC building which now includes an intensive care and radiography suite as well a communication classroom where people can learn and improve their face-to-face skills. The state-of-the-art building has greatly improved the facilities that support the way that health and social care professionals are educated in Essex. Furthermore we managed the infrastructure works which entailed the implementation of a new traffic-light controlled T junction as well as the diversion of EDF’s HV Network Power cables across a live highway. The programme of works was completed successfully all whilst keeping one of the main approach roads to the Chelmsford town centre running as well as interfacing with an active student campus. LENDLEASE CAPABILITY STATEMENT 36 LENDLEASE CAPABILITY STATEMENT 37 LEARNING CENTRES PARLIAMENTARY ESTATE DIRECTORATE – EDUCATION CENTRE Lendlease was seconded to act as the client Senior Project Leader within PED, taking the project from tender through to handover and into operation, carrying out extensive stakeholder engagement and negotiation with the BBC, Royal Parks, Security Authorities, House of Lords etc. This is a purpose built centre for school visits set within Victoria Gardens adjacent to the House of Lords, with a life of approximately 10 years. The building was envisioned as a ‘state of the art’ schools visitor experience, which will allow 100,000 school visitors a year to engage with Parliament. The Centre is BREEAM excellent and uses interior graphics, augmented reality and immersive projections to bring the story of parliament to life. Our appointment also included a separate role of Soft Landings Manager, to carry out the consultation with all operationally affected departments to ensure the relevant preparation, processes, training and supporting contracts were in place for ‘day 1’. LENDLEASE CAPABILITY STATEMENT 38 LEARNING CENTRES VICTORIA & ALBERT SACKLER CENTRE In January 2003 Lendlease was appointed to a project and construction management framework to manage works that form part of the Victoria & Albert’s 10 Year “FuturePlan”. We have since managed an array of projects at the V&A, including the Sackler Centre for arts education. The Sackler Centre is the Museum’s centre for public learning through creative design and the arts. It is located on two floors of what was previously known as the Henry Cole Wing at the Museum and has more than doubled the space previously allocated to education in the Museum. It accommodates informal and self-directed learning as well as formal education, providing state of the art studios and conference spaces. Used by a wide range of people the facilities include a large reception and information point, an auditorium and seminar room, art studio, lunchroom with capacity for 200 people and extensive storage areas. LENDLEASE CAPABILITY STATEMENT 39 LEARNING CENTRES DANA CENTRE, SCIENCE MUSEUM The first of the Science Museum’s Masterplan programme of works, the Dana Research Centre and Library project involved the demolition of a public café space and the strip out of existing mezzanine level offices. The lower ground floor is now home to the Research Centre and Library, which has a feature canopy running along the curtain wall and high specification joinery and lighting installations. The project scope also included the refurbishment of the reception area, mezzanine offices and introduction of two new meeting room spaces. The project, delivered on time and under budget, now means that visitors have access to over 6000 books and journals covering museum studies, the history and biography of science technology and medicine.
