Bookend development in West Chester's downtown and uptown speak to the public's
desire for unique dining and entertainment venues within close proximity to residential

An upscale mixed-use development with owner-occupied condos, retail and new-tomarket dining options is taking shape at West Chester's northern boundary. Several
new restaurants have opened near Cabela's including MOD Pizza, Freddy's Frozen
Custard & Steakburgers and Potbelly Sandwich Shop. These are all within walking
distance of existing and planned owner-occupied luxury condos that speak to growing
demands for work-life balance.
The extension of Civic Centre Boulevard at West Chester's Union Centre interchange
continues the theme of creating opportunities for unique experiences. Topgolf and
Main Event have generated excitement throughout the region. While crowds flock to
these venues, new eateries announced plans to join them near The Streets of West
Chester including Chuy's Tex-Mex, Matt the Miller's Tavern, and Holtman's Donuts.
The coming year will see the opening of these venues, as well as The Duluth Trading

In addition to these, West Chester continues to experience new investment in
advanced manufacturing, logistics and other high-profile industries. Commercial
buildings built on speculation in the community in 2016 are quickly demonstrating the
value investors place on West Chester's thriving economic climate. Recent announced
leases on newly constructed speculative facilities have accounted for more than
430,000 square feet of new industrial businesses in West Chester.

West Chester has been named five times by Money Magazine as one of "America's
Best Places to Live" and the qualities considered by the magazine serve as a manual
for building a great community. Among these attributes are: a dynamic economy,
varied housing options, quality education, employment opportunities, diversity,
wellness options, low crime and exceptional safety services, quality of life and
recreational amenities, and ease of living.
"The qualities that drive West Chester's ranking as one of Money Magazine's "Best
Places to Live" appeal to a wide range of potential homeowners and investors," said
Township Administrator Judi Boyko. "West Chester can apply resources in a manner
that further develops and promotes a sustainable community where engaged citizens
work, play and innovate."
In 2017, more than $30.8 million will be invested in police and fire services for the
community. This accounts for nearly 69% of the operational budget. Taxpayers'
money invested in police and fire services helps to prevent and reduce crime, prevent
and fight fires, and provide lifesaving medical care. These exceptional services, in
turn, help to protect property values, reduce the burden on taxpayers through reduced
insurance rates, and make West Chester an attractive place to invest as a business.

Nearly $22 million in infrastructure improvements are planned for 2017. Infrastructure
investment is critical to residents who rely on the local roadway system and for
corporate stakeholders who demand ease of access. Included in this $22 million
project list is $12 million budgeted for improvements to, and beautification of, the
Union Centre Boulevard interchange.
In 2017, the Board of Trustees will also consider various projects and improvements
related to West Chester's public spaces and corridors, enhancing the aesthetic and
experience of those who live, work and play in the community. These projects, which
will each require Board of Trustees approval, total approximately $8 million.

expand and relocate its existing West Chester corporate headquarters to a
90,795 square-foot space in the new $7.5 million, 138,750 square-foot

Georgia-Pacific Corrugated, a manufacturer and marketer of paper
products, paper-based packaging and chemical products, announced a
28,000 square-foot expansion to its existing West Chester facility at 9048
Port Union-Rialto Road. Georgia-Pacific Corrugated is adding a digital web
printing press for packaging which represents an $18 million capital
investment and will add 15 new jobs at its West Chester plant and retain 75
employees. Georgia-Pacific started out as a hardwood lumber wholesaler in
1927 and today, Georgia-Pacific manufactures products that are part of

SAF Holland, a leading global commercial vehicle supplier and the largest
independent listed manufacturer of chassis-related systems and
components for trucks, buses, tractors and trailers, announced it will
relocate its existing manufacturing line from Holland, Michigan to its existing
West Chester facility at 246 Circle Freeway Drive. SAF Holland officials
initiated the move to allow them to be closer to the end user markets and
due to the high productivity at its existing West Chester facility. SAF Holland
will invest $100,000 in retrofitting the facility, make an equipment and
machinery investment of nearly $600,000, and add 30 new jobs.

Hotels and Resorts Worldwide, announced plans to construct a 116-bed,
modern hotel with loft-like rooms at 9183 Centre Pointe Drive at Muhlhauser
Road (Downtown). The new hotel will be heavy on technology with a
vibrant, social atmosphere that is geared toward the millennial travelers.
The hotel will also have a fitness center, food and beverage area, and live
