Welcome to one of Cominar Real Estate Investment Trust ("Cominar") digital
communication platforms! All platforms owned or controlled by Cominar (the
"Platforms") are accessible to all without distinction.
As forums and information hubs, the Platforms are designed to promote
interaction, communication and the sharing of ideas between users. Your active
participation creates a lively dialogue that improves the user experience for all.
NETIQUETTE
Since the Platforms are driven by user interaction, clear Netiquette Guidelines, or
a "set of practices developed over the years to make the Internet experience
pleasant for everyone"1, is essential. These Netiquette Guidelines regulate the
Terms of Use of the Platforms. Generally speaking, complying with the
Netiquette Guidelines requires good behavior and manners on the Internet.
TERMS OF USE OF THE PLATFORMS
Regardless of your activities on the Platforms (comments, sweepstakes or other
activities), you are solely responsible for your acts, and you will be held
responsible as such. Always evaluate the consequences that may result from the
material you wish to publish.
Here are some Netiquette Guidelines to guide your actions on the Platforms:
1. Published content must be relevant and, in the case of written
publications, written in a clear and concise language. Do not steer away
from subject being discussed.
2. Repetitive posts and spamming will not be tolerated.
3. Communications must be respectful and courteous, as though you were
addressing the other users in person. For instance, writing exclusively in
upper case is prohibited.
4. Posts must not be offensive, discriminatory or defamatory, whether toward
a person or a group. No heinous or contemptuous words will be tolerated.

5. The privacy of the other users must be respected at all times. As such,
you must not communicate any personal information pertaining to a third
party.
6. Platforms must be used for personal purposes only. No commercial
content, such as ads, will be tolerated.
7. You must own the rights and have the required permissions to publish any
material including music, photos, and other works of art on the Platforms.
8. Cominar requires that you publish in English on English language
platforms, and in French on French language platforms. Using other
languages is strictly prohibited.
9. Content that contains one or many of the following will be automatically
deleted:
- Pornographic, sexually explicit, vulgar or obscene content
- Illicit content
- Heinous words, menaces or harassment
- Personal attacks, insults or defamatory content against people or
organizations
- Provocative content and propaganda
- Solicitation to commit criminal acts
- Identity theft
- Political or religious content
- Discriminatory, racist or sexist content
- Calls for mobilization for events that are not organized by Cominar
Cominar reserves the right to reject, delete or modify any content. Cominar may
suspend, block or exclude, whether temporarily or permanently, the account of a
user who contravenes to these Netiquette Guidelines or acts against good faith.
Cominar reserves the right to report cybercrime in all its forms to the relevant
authorities.
By publishing content, including music and other works of art on the Platforms,
users agree to enter into a licence agreement that conveys to Cominar the rights
to use that content indefinitely, and to publish and reproduce it through its other
platforms or other media that Cominar deems acceptable without paying
copyright charges. By publishing content on the Platforms, you agree that it will
be indexed by various Internet search engines.
Cominar provides users with external links, follows various user accounts and
communicates with third parties through the Platforms. The links provided to
those websites are for information purposes only. Cominar does not support or
back the words or activities of any third party that is linked to the Platforms and
declines all liability for the content of those sites.
As well as these Netiquette Guidelines, users must also follow the terms of use
of other platforms, such as Facebook and Twitter.
Cominar reserves the right to make changes to these Netiquette Guidelines at
any time without prior notice.
