CHIMNEY WORKS REPOINTING AND RERENDERING GENERAL SPECIFICATION OF REQUIRED WORKS A list of active flues compiled from the most up to date landlord records will be provided to the successful contractor. However, it is the contractor’s responsibility to ensure all properties are checked prior to the commencement of work. Work to be completed to all chimneys 1 Carefully dismantle and remove any existing brackets and fittings to chimney stacks and set aside for reuse. It is the Contractor’s responsibility to ensure that all fittings (e.g. TV aerials and/or satellite dishes) are refitted correctly, (including cables) and reception is to an equal or better standard. The Contractor shall keep the resident fully informed concerning possible disruption to the TV signal during the course of the works and shall allow for all works and materials necessary to satisfactorily refit all aerials and dishes. 2 Hand any redundant aerials to the tenant 3 Carefully remove all existing flashings to stacks and remove from site. 22 Addresses (A), details of work (B), specification (C-E), and, code of conduct 4 Carefully hack away ALL flaunchings to top of stacks and renew all in 1:1:6 mix. The Contractor is to replace any missing/damaged tile creasing to chimney stacks. Any damaged or defective pots, terminals, cowls or caps etc. are to be replaced on a like for like basis. Cap off unused pots with clay mushroom cowls. 5 Where chimney stacks of Council properties are shared with those of private dwellings allow to renew flaunchings to private dwelling side also. 6 Additionally to pointing to chimneys Rake out all brickwork joints to chimney stacks to course below flashings to a depth of 15mm and carefully wire brush surfaces to obtain a clean appearance. Re-point all raked-out joints with cement lime sand mortar (1:1:6). Commencing from the top of the chimney, remove dust, dampen the joint and point with a weather struck joint pressed back to a firm profile (down to top of flashing). Below flashing joints may be flush pointed. Additionally to render to chimneys - Wire brush or pressure jet to remove any friable material, algae or lichen. 23 Addresses (A), details of work (B), specification (C-E), and, code of conduct Walls should be allowed to dry following pressure jet treatment. Hammer test all previously rendered surfaces and remove any loose or unsound render. Make good minor surface imperfections with dubbing render to provide a level surface. Apply two coat sand and cement (1:3) render mix with waterproofing agent to match existing, (either dash or smooth as applicable), and trowel to achieve a flush finish. Apply one coat of sealer and two coats of ICI Weathshield smooth or textured masonry paint to external rendered surfaces to match existing finishes. Work to be completed to all chimneys – Purpose made lead flashings from Code 4, milled lead sheets to BS 1178, are to be supplied and fixed to chimney stacks. Contractors shall allow for front aprons, back gutters and step flashings to be neatly formed to the existing profiles by lead dressing and bossing. Lead is to be securely fixed with lead wedges and cement lime mortar pointing and dressed down over roof tiles to form a watertight seal as recommended in BS 6915. Include for 24 Addresses (A), details of work (B), specification (C-E), and, code of conduct cleaning and applying one coat of patination oil to all new lead work. Contractors shall allow for reinstating any defective brickwork or structural timbers to the chimney stacks. Contractors should note that this may include for all work down to roof level to the satisfaction of the Contract Administrator, (including all necessary scaffolding). Allow to professionally sweep all open flues and clear debris from site. During the course of and upon completion of the works to each individual chimney the Contractor shall allow for the removal of any internal flue debris and shall check the safe working order of appliances appertaining to the works, i.e. gas fires, boilers etc. by a Gas Safe Registered contractor before leaving site. This must include the provision of the appropriate satisfactory test and safety certification within 24 hours of all works to the chimney being completed. 25 Addresses (A), details of work (B), specification (C-E), and, code of conduct C. Apply HF20 brick cleaner in accordance with manufacturer’s instructions. Re-point all raked out joints with cement lime sand mortar, (1:1:6), finished with a weather struck joint pressed back to a firm profile. 27 Addresses (A), details of work (B), specification (C-E), and, code of conduct E. ADDITIONAL WORKS This section applies to all properties. Trees, shrubs and climbers – All properties 1 The main Contractor is advised to visit the sites to assess the type and extent of vegetation present. Prior to the commencement of works, the Contractor in consultation with the Contract Administrator and the tenant is to agree to the extent of removal and/or cutting back of trees, shrubs and climbers to enable the erection of the scaffolding and the works to be undertaken. 2 Shrubs, plants, bushes and grass etc must be carefully protected with only minimal removal to allow the execution of the works. Satellite Dishes The Contractor should allow for temporarily re-siting satellite dishes as necessary during works and reinstating on completion in order to maintain reception to an equal or better standard. The Contractor is also to allow for re-siting of any trailing cables for the duration of the works. Satellite dishes are to be refixed using appropriate fixings. 3 Private rear additions The Contractor is to take particular note of rear additions that have been built by adjoining owners and is to allow for protecting these throughout the whole works. No part of the scaffolding is to rest or be in touch with the 28 Addresses (A), details of work (B), specification (C-E), and, code of conduct 4 5 fabric of adjoining properties. Boundaries Ownership of boundaries is to be ascertained prior to the commencement of works and modifications agreed with the Contract Administrator and owner/occupiers adjoining council owned houses. The Contractor is to take particular note of rear additions that have been built by adjoining owners and is to allow for protecting these throughout the whole works. Documents The Contractor is required to keep copies of all Manufacturers’ technical literature on site relating to the various materials being used on this project. Upon completion of the project and in conjunction with the Penultimate Application for Payment, the Contractor is to hand over a completed copy of the Health and Safety file. This will contain all guarantees, product literature, maintenance schedules and certification for electrical, scaffolding and gas safety. F. The Code of Conduct requires workers/operatives to: 1 2 3 4 5 6 Be tidily dressed. Introduce themselves to the tenant and show proof of identity. Explain the nature and purpose of the job. Be polite and courteous to tenants and staff. Respond to tenants' complaints. Comply with confidentiality guidelines. 29 Addresses (A), details of work (B), specification (C-E), and, code of conduct 7 Behave in a proper and professional manner at all times. 8 Not to : smoke, work under the influence of alcohol, use bad language, play radios or cassette players, use the tenant's facilities without permission. 9 10 11 12 13 14 Minimise disruption and mess to the tenant's home. Take care of the tenant's property and possessions and protect these from dust, paint etc. Keep the tenant's home secure at all times. Keep safe all materials and equipment used on site to avoid danger to occupants and visitors. Reconnect and test services such as water, gas and electricity at the end of each working day. Ensure reasonable access to sanitary facilities whilst work is being carried out in bathroom/wc. 15 Recompense tenants for gas and electricity used (and water if metered supply). 16 Clear any rubbish from inside the property at the end of each working day. 17 Remove any rubbish from the garden and other areas outside the property. 18 19 Not to pass any opinion over work carried out by other contractors. 20 Comply with health and safety legislation and relevant codes of practice. Comply with equal opportunity's good practice and refrain from using familiarities such as "darling". Keep to pre-arranged appointments and wherever possible ring customers in advance where 21 appointments cannot be met. 22 Not to make inappropriate comments which may be offensive or cause anxiety to tenants. Not to discuss further works which may be required without first discussing this with the 23 appropriate Housing Surveyor. The tenant must be referred back to the Housing Department.
