agreement.Youmustrefertothetermsofthetenancyagreementforthisinformation.Italsodoesnot
containdetailsofothercostsassociatedwithrentingaproperty,suchasgas,electricity,water,telephone,TV
licence,CouncilTax,andcontentsinsurance.Thesewillallbeyourresponsibility,however,notyourlandlord’s.

Professionalcleaning
§
AspertheTenancyAgreementyoumusthavethepropertyprofessionallycleanedattheendofyour
Tenancy.Aprofessionalcleanincludesthesteamcleaningofcarpets,upholstery,curtains,alongwiththe
cleaningofwindowsinsideandout,cupboardsinsideandout,allmachinesandallsurfaceareas.
§
Asabasicrule,youmustleavethePropertyinthesameconditionasatthestartoftheTenancy.
§
Theprofessionalcleaningneedstotakeplaceafteryouhavevacatedthepropertybutpriortothe
inventorycheckout.
§
Detailsofcleaningcompaniescanbeprovidedifrequired.
Returningyourkeys
§
Allsetsofkeysmustbereturnedeithertotheinventoryclerkatthetimeofthecheckoutortothelocal
MoultonHausofficepriortotheinventorycheckout.
§
IftheinventoryclerkcannotgainaccesstothePropertyforthecheckoutyouwillbechargedanaborted
checkoutfee.
§
IfnotallsetsofkeyshavebeenreturnedfortheinventorycheckouttheLandlordcanchangethelocks
andchargetheTenants.
Yourdeposit
§
OncewehavereceivedwrittenconfirmationfrombothyourselfandyourLandlordthatyouarein
agreementoveranychargestobedeductedfromthedepositwewillauthorisethereleaseofthe
deposit.Youwillreceivethedepositoragreedbalanceofthedepositwithin10workingdays.
§
Ouraccountsdepartmentwilleitherpostachequetoyournewaddressorarrangeabank
transfer.Pleasenotethatthecost,chargedbythebank,forasamedaytransferis£25.
§
WithoutwrittenconfirmationfrombothLandlordandTenantwecannotreleaseanypartofthedeposit.

IfthepropertyisnotmanagedbyMoultonHausitisyourresponsibilitytotryallmethodsofcontactingthe
Landlordhoweverifafterareasonabletimeperiodhaspassedyouremainunsuccessfulpleasedocontactus
andwewillendeavourtohelp.
YoucanalsocontacttheTDSforadvicealthoughpleasenotethattheywillnotacceptadisputebefore20
workingdayshavepassedsincetheterminationdateorafterthreemonths.

AtthestartofyourTenancy

CarefullyreadyourTenancyagreement:ThisisalegalcontractdrawnupbyMoultonHausthatsetsout
yourrightsandresponsibilities,andtherightsandresponsibilitiesofyourLandlord.Itsayshow
muchrentyoushouldpay,whatrepairstheLandlordmustdoandtherulesforwhenyourtenancycomes
toanend.CarefullyreadandmakesurethatyouunderstandtheTenancyagreementbeforeyousignit.
§
Administrativedeposit:AfteranofferhasbeenacceptedbyaLandlord,itisnormalfortheprospective
tenanttoplaceasmalldepositwithMoultonHaus(normallytheReferenceFee&TenancyAgreement
Fee)asasignoftheirgoodintent.IftheTenancygoesaheadthisadministrativedepositwillbededucted
fromtheinitialmoniespayable.

References:MoultonHaususeaprofessionaltenantreferencingservicetohelpconfirmyourabilityto
meettherentalcommitment.Itisalwaysbesttobehonestwhenyoucompletethereferenceformas
theyarecross-referencedwithotherinformationsources.
§
Initialpayments:Theinitialpaymentwillconsistofthefirstinstalmentofrent,thedeposit,onehalfof
thecostoftheTenancyAgreementandanyreferencing/creditanalysischarges.
§
Inventorycheck-in:Theinventoryisafullanddetailedreportofthefurniture,contentsandstateof
repairofthepropertyonthedaythatyoumovein.Atthecheckin,makesurethatyoutakereadingsof
gasandelectricityandchecktheboiler.Also,considertakingphotosforevidenceandtoavoidany
unnecessarydisagreementatalaterstage.

Wewilladviseyouwhowillberesponsibleforthedaytodaymanagementofthepropertyandprovide
youwiththerelevantcontactdetails.
Tenants’responsibilities
§
Services:Youareresponsibleforthegas,electricity,waterrates,telephone,TVlicenceandcounciltaxfor
thedurationoftheTenancy.Youwillneedtocontactthesupplierstotransfertheaccountsintoyour
name.WhereMoultonHausaremanagingthepropertywewillcontacttheutilitycompanies(apartfrom
BritishTelecom)onyourbehalfhoweveryoushouldalsocontactthesupplierstomakesurethishasbeen
done.
§
Payments:RentisnormallypayablemonthlyorquarterlyinadvancetoMoultonHaus

§
Keepacopyofyourlease,inventoryreportandcopiesofanyletters/emailsyousendorreceiveina
designated‘Tenancy’filefolderandputitsomewhereyoucaneasilyfinditlater.
§
Neverstoppayingyourrent,eveniftheLandlordisnotcomplyingwiththeirsideoftheagreement(eg.
byfailingtodorepairs)–youcouldendupbeingevictedifyoudo.
§
Complywiththetermsofyourlease.Inparticular,nevermakeanyalterations,keepapetorletother
peoplemoveinwithoutaskingusforpermissionfirst.
§
Westronglyrecommendtakingouthomecontentsinsurance.Itwillcoveryourbelongingsincaseof
theft,firesandnaturaldisasters.TheLandlord’sbuildinginsurancewillnotcoveryourthings.
§
Ifyouarehappyinthepropertyandyourleaseiscomingtoanend,consideraskingforextensionof
Tenancy.
InformationandTerms&ConditionsforTenants
ADMINISTRATIONDEPOSIT
AfteranofferhasbeenacceptedbyaLandlord,whichwillbesubjecttocontractandreceiptofsatisfactory
references,itisnormalfortheprospectiveTenanttoplacewithMoultonHausanAdministrationDeposit
(normallytheTenantReferenceFee&TenancyAgreementFee)asasignoftheirgoodintent.Shouldthe
Tenantdecidenottoproceedwiththetenancyorifasatisfactorycreditassessmentandreferencesarenot
obtainedtheTenantwillforfeittheirdeposit.ShouldtheLandlorddecidenottoproceedthedepositwillbe
refunded.
REFERENCES
MoultonHausreservetherighttouseaprofessionaltenantreferencingservicetoassessapotentialTenant
andthecostofthiswouldbefortheTenant’saccount.Adetailedreferenceanalysiswillcosteachnamed
individualTenant£50.00includingVAT,iftheTenantisaCompanythechargewillbe£60.00includingVAT.
EachnamedTenantwillberequiredtocompleteanapplicationform.Thetenantreferencingcompanywillask
youfordetailsofyouremployer,bank,previousLandlordandacharacterreferee.Foryourinformation,your
bankwillnormallymakeachargeforprovidingareference,whichtheywilldeductdirectlyfromyouraccount.
YourreferencesmaybeshowntotheLandlordoraninterestedpartyactingontheirbehalf.Wealsorequire
proofofidentitybeforethetenancycancommenceandwouldaskyoutoprovideuswithacopyofyour
passport,drivinglicenceorIDcardwithphotograph.
PAYMENT
Theinitialpaymentwillconsistofthefirstinstalmentofrent,thedeposit,theinventorycheckoutfeeandany
referencing/creditanalysischarges.Paymentmaybemadebyanyofthefollowingmethods:

Personalcheque(payableMoultonHausLtd)-pleaseallow7workingdaystoclear

DuetotheMoneyLaunderingRegulationsweareunabletoacceptpaymentincash
MoultonHausmustbeinreceiptofclearedfundsinfullsettlementoftheamountshownontheinitialinvoice
beforethestartofthetenancy.
Rent:NormallypayablemonthlyorquarterlyinadvancetoMoultonHaus.Pleasenotethemonthlyamount
ofrentpayableiscalculatedasfollows:

oftheTenancyDepositSchemewhichoperatestosafeguardyourdepositandtoensurethatanydisputeover
thereturnofthedepositafterthetenancyhasendedisresolvedswiftly,inexpensivelyandimpartially.Further

TENANCYAGREEMENT
ThecostofthepreparationoftheTenancyAgreementissharedbetweentheLandlordandtheTenant.The
Tenant’scontributiontothiswillnormallybe£240.00includingVAT,providingtheLandlordisusingour
servicesforthepreparationoftheTenancyAgreement.
SUBSEQUENTPAYMENTS
Pleasenotethataftertheinitialpaymentismadewewillaskyoutosetupastandingorderforallfuture
payments.Ifthereismorethanoneofyoulivinginthepropertyandyouaresharingtherentbetweenyou,we
willaskyoutopaytherentfromoneaccountonlyandforastandingordertobesetupfromthisoneaccount.
Pleasenotethatthisstandingordermustbesetuptoleaveyouraccount(orjointaccount)3workingdays
beforetherentduedateinorderforittoarriveontime.
TERM
Usually6or12monthsinitiallywithanyoptionsforrenewaland/orreleaseclausestobenegotiated.
INVENTORYCHECK-INANDCHECK-OUT
Aninventorywillnormallybeonorthedaybeforethetenancycommenceswithanindependentinventory
clerkbookedbyMoultonHaus.Thechargefortheinventorycheck-outwillbeforyouraccount.Theamount
ofthechargeisdeterminedbytheinventoryclerkandwillbenotifiedtoyouonceithasbeennotifiedtous.
SERVICES
TheTenantisresponsibleforthegas,electricity,water,telephone,TVlicenceandcounciltaxbillsforthe
durationofthetenancy.EitheryourLandlordorMoultonHauswillcontacttheutilitycompanies(apartfrom
BritishTelecom)onyourbehalfandwillinstructthemtotransfertheaccountsintoyournameatthestartof
thetenancy.However,youshouldalsocontactthesupplierstomakesurethishasbeendone.Pleasedonot
arrangeforanyoftheutilitiestobetransferredtoadifferentsupplierwithoutlettingusknow.BritishTelecom
willnotacceptourinstructionsonyourbehalfsopleasecallthemonFreephone150toarrangetohavethe
telephoneservicetransferredintoyourname.
INSURANCE
TheTenantisresponsibleforinsuringtheirowncontentsandwestronglyrecommendthatyoudosoby
obtainingaquotethroughyourowninsurancebrokeror,alternatively,wecanprovidecontactdetailsfor
insurancecompaniesthatcanprovideaquoteforyou.
EXTENSIONOFTENANCY/CHANGEOFTENANT
IftheTenancyisextendedbeyonditsoriginalterm,achargeof£60.00includingVATwillbepayablebythe
Tenantfordrawingupthenecessarypaperwork.IfaTenantinasharedpropertywishestobereplacedbya
newTenantduringthetenancy(subjecttotheLandlord’sconsentandreceiptofsatisfactoryreferences)a
chargeof£240.00includingVATwillbepayablebytheTenantfordrawingupanewTenancyAgreementor
DeedofAssignment.
MANAGEMENT
Atthecommencementofthetenancywewilladviseyouwhowillberesponsibleforthedaytoday
managementoftheproperty(thisisnotalwaysMoultonHaus)andprovideyouwiththerelevantcontact
details.Wherewearenotmanagingthepropertyweareunabletoarrangeanyrepairsormaintenanceonthe
Landlord’sbehalf,norcanwecontrolhowquicklyrepairswillbecarriedout.Wherewearemanagingthe
propertyitmaybenecessaryinsomeinstancesforustoobtaintheLandlord’sconsentbeforearranginga
repair.
