In February, we learned how to maximize benefits that CREW Network offers each
of its 8,000 unique members with Judy Nitsch (Pittsburgh Chapter national liaison)
leading our luncheon program. The expert panel on commercial real estate tax reassessment delivered practical advice to a well attended program in March which
was moderated by our own Michele Allerton. In addition to our monthly Connect
with Crew cocktail and conversation hour, we look forward to our “2nd Annual
Energy Sector Update” this month followed by our May 9th Golf Outing and May
22nd Lunch ‘N Learn. More programming and fun events such as the annual Sporting

Wine Tasting

CREW Pittsburgh Members and guests joined us for a Wine Tasting Event on Thursday, November 10, 2011 at The Carlton,
Downtown. The annual event, entitled “Walk,Talk, Sip and Sit,” featured wines from Vintage Imports with expert wine host,
Lee Kuehn, in attendance.
The evening started out with a cocktail reception when members and guests enjoyed Anterra Pinot Grigio ’09 to compliment
delicious hors d’oeuvres. The cocktail reception was followed by welcome messages from Terri Sokoloff, chair of the event,
Kevin Joyce from The Carlton, and Lee Kuehn from Vintage Imports. The seated wine dinner started with a crab salad
paired with Sileni New Zealand Sauvignon Blanc ’09 and Talbott Monterey “Kali Hart” Chardonnay ’09.
For the main course, guests enjoyed Tender Wood Grilled Petite Filet coupled with Parlay Napa “The Bookmaker” ’09 and
Peirano Estates Lodi “Immortal” Zinfandel ‘09. The evening closed with decadent assorted mini pastries.
With record numbers in attendance, the Wine Tasting Event was a fabulous networking opportunity complimented with
great wine and delicious food.

Holiday Party

The CREW 2011 Holiday Party took place at Tavern 245 on
Fourth Avenue in downtown Pittsburgh on January 12, 2012.
Over 35 members, and five nonmembers, attended the event.
This is the first year CREW Pittsburgh opened the event to nonmembers which attracted three new members to kick off the
new year!
This year’s event showcased a coffee or tea mug exchange with
over 85% of attendees participating. Cindy Kamin was honored
for her past presidency, and Sue Heitzenroder was recognized
for her dedicated service. Megan Zillweger-Jones was honored
for her eight years of service on the Board, and Amy Hopkins
was recognized for her one year of service as Events Director.
Maureen Jordan won the spa gift certificate raffle, which was held
for those members bringing in new members during 2011.

March Lunch Program

More than 50 CREW Pittsburgh members and guests joined us for our program on
March 20, 2012 featuring panel speakers Dusty Elias-Kirk (Reed Smith), Ira Weiss (The
Law Offices of Ira Weiss) and John Vogel (Tucker Arensberg) with moderator Michele
Allerton (Integra Realty Resources) for an update on the details/deadlines and their
recent experiences in the legal proceedings of the Allegheny County real estate taxes
reassessment appeals. The process has changed significantly, even just within the
last month, and continued changes are expected – the proverbial “moving target”.
Many commercial and residential properties had started their journey through the
informal review and/or formal appeal process at the time of the program. Our panel
of experts:
1. Gave their perspective on the current reassessment situation including: How did
we get here? Why is Allegheny County subject to another reassessment (and other

2. Discussed assessment and real estate taxes from the school district perspective.
3. Provided the latest details on the appeals process and deadlines.

6. Informed us of expected changes to the process and deadlines in the works.
The panel was very informative and also fielded multiple questions from
attendees regarding specifics applicable to their commercial real estate
properties. Both attendees and the panelists reported enjoying the program
tremendously and felt it was quite valuable having the latest information from
“the trenches”.

speaker, 2012 CREW Network Board of Directors and our Pittsburgh chapter liaison
Judy Nitsch. She outlined how membership in CREW Network can be instrumental
in helping you succeed! Whether you aspire to the C-Suite, senior management or
entrepreneurship, CREW Network provides opportunities and resources designed to
support your individual career choices. Judy shared information on the CREW Network
membership demographics, CREWbiz, the CREW Deal Room, upcoming convention and
leadership summits, benchmark studies and white papers, CREW awards, career search,
outreach, the CREW Foundation, etc. Her presentation included live access to the CREW
Peggy Carpenter, Judy Nitsch, Fran Colby
Network website and step-by-step demonstration on how to effectively navigate and
use the resources available there. In addition, she stressed
the need to have your personal CREWbiz profile up-to-date on the website and showed us
several of our Pittsburgh Chapter member’s profiles live as examples of the good…and the
incomplete. After seeing her presentation, it was even clearer to attendees that membership
in CREW Network is a sound business/career-building decision, especially when you maximize
your membership benefits using the vast array of tools available.

October Lunch Program

On Tuesday, October 25, CREW Pittsburgh hosted its annual Commercial Real Estate Finance Update at the Rivers Club.
This lunch program outlined the nuances of various finance platforms available to borrowers. As has come to be expected,
this year’s panel not only held extraordinary credentials and provided worthwhile information about the markets, but was
able to take what can be a challenging topic and made interesting to all in attendance.
We were fortunate to have this year’s panel moderated by Daniel Puntil, Senior Vice President of Grandbridge Real Estate
Capital along with the following individual participants:
Dan Puntil, Jerry Johnson, Jay Haberman, Mike Spurlock
Jay Haberman, CCIM, Mid-Atlantic Market Manager, Morgan Stanley
Mr. Haberman covered Commercial Mortgage Backed Securities (CMBS)
Lending. As so many of us have either read about (or are painfully aware
firsthand), this market has been through quite a bit of turmoil since the
market downturn in 2007. Jay was able to provide some unique insight on
the types of transactions these lenders are interested in today and provide
an outlook for 2012. One interesting fact that I learned from Jay: CMBS
lending is projected to close on $50-75 Billion in volume in 2012 (compared
to $230B in 2007 and $25B in 2011).
Jerry Johnson, Jr, Senior Vice President/Senior Product Manager – Fannie Mae, Grandbridge Real Estate Capital
Mr. Johnson’s area of expertise covered Government Sponsored Entity (GSE) lending including Fannie Mae, Freddie Mac
and FHA. These entities focus on multi-family and single family properties. Although each of the GSE’s that Jerry spoke of
have their own nuances, these vehicles can typically provide very aggressive interest rates and terms but can be very time
consuming and documentation intensive. One interesting fact that I learned from Jerry: GSE’s lend on senior, student,
manufactured and affordable housing communities in addition to the more traditional single and multi-family products that
you would expect.
Mike Spurlock, Commercial Mortgage Asset Manager, Summit Investment Partners
Mr. Spurlock provided attendees with insights around life company lending, which typically can provide more flexibility and
provide quicker turnarounds than either of the other two vehicles. But, they tend to be more comfortable with lower
leveraged transactions. One interesting fact that I learned from Mike: life companies do some “value-added” lending,
meaning, in some instances, they will lend money on assets that are not fully stabilized, when all other factors would drive
them to consider the opportunity.
Each of these individuals provided an extensive amount of information about their area of expertise and everyone in
attendance walked away with some insights that they did not previously have. If you didn’t make it this year, be sure to
pencil the annual update into your calendar for 2012 which is tentatively scheduled for October 23rd. I promise, you won’t
be sorry that you did.

19th Annual NAIOP Awards Banquet

CREW Pittsburgh was a proud Gold Level sponsor at the 19th Annual NAIOP awards
banquet held on March 1, 2012. The event was held at the David L. Lawrence Convention
Center with a sold out crowd of nearly 600 people. CREW Pittsburgh filled our table
with 10 members and networked with other members sitting at nearby tables. NAIOP
presented awards in five commercial building categories: Best Mixed Use, Build to Suit,
Renovations, Speculative, and Supporter of Development. Member Linda Fisher cochaired the event and Sally Wiggin from WTAE-TV was the emcee for the evening. CREW

CREW Pittsburgh’s 2012 Delegates focus on Value and Connection at the CREW
Network Winter Council Meeting in Albuquerque, NM

Ask Kris Volpatti, Cindy Kamin, or anyone who attended the recent 2012 Winter Leadership Summit & Council Meeting
and they will tell you that there is something truly special about New Mexico. The hospitality of the CREW New Mexico
chapter, combined with the magnificence of the landscape and the inspiration of the area’s Native American spirit, all came
together to create an outstanding atmosphere in which CREW Network’s chapter leaders could collaborate and connect;
exactly the message CREW Network President Diane Butler would deliver.
In her 2012 President’s Message, President Butler announced that CREW
Network will focus on two major themes to guide its work this year:
understanding the value of CREW Network and strengthening the connection
with members.
To understand the value of CREW Network, it is imperative to experience
the value. Last year, CREW Network Delegates identified measurable criteria
that a chapter must meet in order to become a Gold Standard Chapter, and
CREW Network published the Gold Standard Chapter Playbook. Meeting
these standards insures that members are receiving a consistent experience
from chapter to chapter, thus elevating the value of the Network experience
as a whole. While 2011 was a developmental year, 2012 will be focused on

chapters implementing the Gold Standard program. To support chapters as
they lead these changes, Leadership Summit attendees participated in a Leadership Potential Indicator (LPI) Workshop
presented by Jim Rives, Robin McCullough, and Susan Geer of Executive Leadership Institute Inc. Delegates took the LPI
assessment prior to arriving in New Mexico for the meeting, which provided each participant with their personal leadership
profile – including such information as the level at which an individual’s leadership skills currently rate and how, based on
the individual’s current leadership style, they develop the vision, share the goals, gain support, and deliver success.
Following this introductory session, delegates separated into small working groups where they were asked to consider
the definition of a CREW Network vendor member and develop recommendations as to how this membership should
be structured and governed. This provided delegates the opportunity to consider their personal leadership style and apply
what they had learned in the morning session to this group project.
Strengthening the connection between members, chapters and the national organization is a priority that is front and center
this year. President Butler announced the development of the Chapter Communications Task Force, which will be working
throughout the year to study current communication practices and identify areas for improvement. Ultimately, effective
communication is a responsibility shared by all parties and finding the right balance of how and what information is shared,
is critical.
One way for members to enhance their connection with the organization is to serve on the CREW Network Board of
Directors. Immediate Past President Collete English Dixon, who is chairing this year’s Nominating Committee, announced
the five delegates who were selected to serve on the committee along with her, President Diane Butler, President-Elect
Susan Hill, and CEO Gail Ayers.
Winter Meeting attendees were the first to hear a brief presentation on the findings from CREW Network’s latest white
paper, Success and Satisfaction of Women in Commercial Real Estate: Retaining Exceptional Leaders. The white paper is
available to members on the CREW Network website and a full webinar will be presented in late March for members who
would like to learn more about the research.
Delegates will reconvene in Montreal, Canada on June 14-15 for the Spring Leadership Summit & Council Meetings. All
CREW Network members are welcomed and encouraged to attend. Registration for this event is currently open.

Best Wishes to Gillian Franklin on her Retirement
After nearly 35 years of leadership and service in the commercial real estate industry, 28 of
which were dedicated to Gateway Center, Gillian Franklin retired at the end of 2011 as Senior
Vice President and Director of Leasing of Gateway Center. Franklin was the first woman in
Pittsburgh to work in the commercial real estate field.
Franklin joined Gateway Center in 1983 as a leasing manager. She was appointed Director of
Leasing following the 1992 creation of COMPASS Management and Leasing as a subsidiary of
Equitable Real Estate Investment Management, Inc., the then owners of Gateway Center. One
year later she received national recognition, being named the 1993 COMPASS Leasing Specialist
of the Year, having completed more than 150,000 square feet of new leases, expansions of office
and renewals within the six-building complex. That year, she completed 38 transactions. Agents
from 12 major markets including New York, Chicago, Atlanta, Dallas, and San Francisco were eligible for the award. Under
her direction at the time, the complex was 89% leased, above the market average, with more than 200 corporate tenants.
In 2000, at the National Trizec Conference in Miami, Franklin and her team received the award for the #1 Leasing Team in
the Portfolio for the largest deal of that year as well as the most square footage leased and renewed in that year (more
than 335,000 square feet). The portfolio included properties in all of the first-tier cities, including New York, Los Angeles,
Washington, D.C., Atlanta, Dallas, and Chicago, where the Sears Tower was a Trizec property.
Franklin was offered the position of Senior Vice President and Director of Leasing in 2004, when Hertz Investment
Group purchased the Gateway Center buildings from Trizec. In 2006, CREW (Commercial Real Estate Women)
Pittsburgh recognized her with the Crew-to-Crew-to-Crew (Crew3) award for “Most Creative Deal of the Year Working
with Other Crew Members,” and in 2011, she was again recognized by CREW Pittsburgh with the prestigious “Crew
Member Outstanding Supporter of Women in Commercial Real Estate Award.” Franklin has made it a career-long goal
to help young commercial real estate professionals, particularly young women in the field, to advance in their careers.

meeting in Albuquerque and is looking forward to June’s

On November 17, 2011, First American Title Insurance
Company presented a Lunch ‘N Learn on the topic
of “Commercial Endorsements – Getting the Most
From Your Title Policy.” The presentation was well
received, with over 20 CREW members in attendance.
Mimi Fersch, Commercial Sales Representative and
Leonard Shatz, Senior Underwriting Counsel, touched
on issues ranging from the most basic commercial
title endorsements to more complex issues and risk
coverage.

from Pittsburgh Business Times on March 15, 2012.

CREW Pittsburgh would like to thank all of the
Board of Directors for their time and devotion
during 2011 in helping to make CREW Pittsburgh
an outstanding organization. All Directors will
continue their terms through 2012 with the
exception of Tammy Ribar. Tammy served as the
CREW Sponsorship Director
throughout 2011, and we would
like to thank her for dedication to
that position. Natalie Abel took
over as Sponsorship Director
beginning in January 2012.

Satchels of Caring Foundation Update

Satchels of Caring had another exciting year in 2011! We again met our goal of distributing 1,000
satchels to those in eleven surrounding counties. SOC could not have done this without the
support of our amazing volunteers and gracious donations. We now have distributed over 6,200
satchels since 2003.
Last summer, Georgine Golitko worked with a Girl Scout Troop from Cranberry
to help them earn their Gold Award. The girls added their own touch to our
classic satchels by adding new watercolor note cards done by a local artist and
produced their own classical music CD. By the end of 2011, they distributed 60
of their 100 satchels to their local centers and hospitals such as Hillman Cancer
Center, Komen and UPMC Passavant in Cranberry. Once they distribute the
remaining satchels in 2012, they should be well on their way to earning their
Gold Award.
On December 29th, we hosted over 25 girls from the LeadersNow International
program at our suite in Centre City Tower (see photo below). LeadersNow is
a nonprofit group of over 900 individuals nationwide providing leadership to young women. The girls completed multiple
tasks such as sewing buttons, stuffing satchels, making personalized SOC tags, etc…which helped us attain our final goal of
completing 1,000 satchels in 2011.
Also, in December, Satchels of Caring was selected by the TRIB Live News to be featured in their article recognizing small
charities that are making a big impact. It was posted on Christmas day along with a picture of one of our volunteers
and a cancer survivor. Check out the article at http://www.

The 3rd Annual Bags, Bellinis’ and Brunch fundraiser will be on
Sunday, April 15th at the UPMC Cancer Pavilion from 12-2pm.
Due to an overwhelming response, the event is now sold out,
but we look forward to donations and attendance at the event
in 2013!
We are very thankful for CREW’s generosity and are looking
forward to our continued relationship in 2012! Thank you to
the Board, members and committees for helping to continue our
Foundation’s mission.
SEWERS, BUTTONS & JOURNALS
WANTED:
As always a call for sewers
is crucial to our ultimate
goal especially at this time of
year. We need tender loving
hands willing and able to
sew satchels for us, so the satchels can be filled and ready to
distribute.
We also need large buttons and journals as well! If you are
