Wiring
The mechanical systems of the dwelling are designed to
provide a comfortable and safe living environment.  The
mechanical systems we inspect include the heating system,
plumbing, electrical system and air conditioning.
Roofing System
The roof protects all of the components of the building, therefore
it is one of the more important aspects of an inspection. Our
inspectors walk on the roof whenever possible for an intimate look
at it’s condition.
Radon is a radioactive gas that can pose a health risk
(cancer) to you and your family if high levels exist in
a dwelling. A radon test allows you to take the steps
necessary to protect a building’s inhabitants from potential
health risks.

Mold Testing
Mold is a structural, health, and environmental problem
that can decrease the quality of life for the inhabitants of
a structure. Musty odors and damp conditions are prime
indicators of the presence of mold. However, mold may
not always be readily detectable, so for complete assurance
we recommend environmental sampling.
Many documented cases of lead poisoning can be traced to
lead contamination found in peeling, chipping or cracking
lead-based paint. Homes built prior to 1978 will often need to
be tested for the presence of lead-based paint.
The structure of the home gives it shape and strength.  The
structure’s two main components are the foundation and the
framing system. These components are critical in providing
the building with long lasting comfort and stability. Major
defects in the structure can be very expensive to repair. Your
structural inspection includes:
Mechanical Systems
Radon Measurement
Lead-Based PaintTesting
Structure
• Basement Slab, Foundation walls, Piers, Beams,
and Girders
• Conventional Joists, Subflooring, Floor Truss,
Engineered Joists
Optional Testing
Termite Inspection
Termites and other wood-destroying insects may damage
the building’s structure and make costly repairs necessary.
As a result, most lending institutions require a wooddestroying insect inspection before loan approval.
Exterior
The building’s exterior is designed to protect the interior
components from the elements. Defects in exterior
components such as the siding or windows can greatly affect
other components of the home. The exterior inspection of the
building includes:
•
•
•
•
•
•
Balconies
Decks
Drainage
Driveway
Garage
Gutters & Downspouts
•
•
•
•
•
•
Patios
Porches
Sidewalks
Siding
Trim
