LOCATION
West Lodge has a tremendous location on the south eastern edge of Minto - a popular and
accessible conservation village. The Lodge lies at the entrance to the highly regarded Minto
Golf Course and enjoys open south easterly outlooks over the golf course. West Lodge lies
on the school bus route.
Minto enjoys a picturesque setting amid beautiful countryside between Melrose, Jedburgh
and Hawick. The area is ideal for those who enjoy outdoor pursuits such as walking,
cycling, horse riding, fishing and golf. There is local shopping about a mile and a half away
at Denholm which also has two pubs, a Bistro and a primary school. More facilities are
available in the surrounding towns.
Both the A7 and the A68 are readily accessible
providing good road links between Edinburgh and the north of England. Travel between the
Scottish Borders and Edinburgh should be enhanced when the Waverley Rail Link between
Galashiels and Edinburgh re-opens in September 2015.
DESCRIPTION
West Lodge is a particularly attractive traditional detached lodge which has been
modernised and extended to provide comfortable and well appointed family sized
accommodation.
The Lodge, which dates from 1891, has oil fired central heating and windows are double
glazed. There is a coal fire in the sitting room. Kitchen and sanitary fittings are modern
and there is an electric “Esse” cooker with ceramic tops in the kitchen.
West Lodge sits within attractive and beautifully maintained garden grounds which include
lawns, borders, patio, rhododendron bushes and a large oak tree. There is a pretty water
feature and the garden extends to the southeast side of the access drive to Minto Golf
Course.
Outbuildings include an integral double garage and some garden stores and there is
gravelled parking for up to three cars at the northeast side of the Lodge.
COUNCIL TAX
West Lodge falls into Band F for Council Tax purposes. Please note that this Council Tax
Band was set in 1993 and may change following a sale as West Lodge has been extended
