Olde Orchard Newsletter WINTER 2014 2015 BUDGET ADOPTED At their most recent meeting, the Board of Directors of Olde Orchard Community Services Association adopted the budget for the 2015 fiscal year. The financial plan includes a $1.70 per month dues increase, making the new amount $35.70 per month starting in January 2015. This is the 5% increase that is allowed per the governing documents. Coupon booklets are enclosed for those not on the autodebit program. Please remember that those who are not on the autodebit program, and have received a coupon booklet, the $10.00 coupon fee is still in effect. The January coupon is in the amount of $45.70, which includes the coupon fee. If you sign up for the auto debit program by January 15, 2015, the $10.00 coupon charge will be removed from your account. The increase is attributed to some upcoming projects that will be happening in the community. This includes tree trimming, extra lawn fertilizations, and front entrance landscaping to name a few. 2014 YEAR IN REVIEW With 2014 coming to a close, the Board of Directors would like to share the successes of another year at Olde Orchard. This year, no major projects occurred, but normal projects, such as the Gazebo’s being painted and the seal coating of access driveways went over great. There were some changes, such as getting a new lawn care company and working through those first year issues with them. Overall it was a great year. The Olde Orchard Board of Directors would like to thank all the residents for another great year in the community. The Board would also like to thank all of those who attended the meetings throughout the year, as owner input is very important in a community. The Board of Directors and Management Company would like to wish everyone and their families a Safe and Happy Holiday Season The Decorating Contest will held on Sunday, December 14th at 7:00 PM. Three lucky winners will receive a prize. This year, EVERYONE can be part of the judging process. Start your evening off by coming to the Redrome Gazebo to get voting instructions. Then walk around with neighbors to pick YOUR favorite houses. Treats will be served at the Gazebo. Mark your calendars to enjoy this magical evening in Olde Orchard. 2 TRASH & RECYCLING As the holiday season is upon us, we would like to remind everyone to please be mindful of when and how you put out your trash and recycling: Please make sure to put your bins out the night before collection. If your trash and recycling is put out too early, it may cause critters to get into it or high winds to blow it around the neighborhood. Trash should not be put out before 6PM. If you are throwing away any bulk item, please make sure it is properly disposed of. Please make sure that only recyclable items are placed in your recycling bin. Please do not store trash and recycling bins in the front of your units. PLEASE DO NOT park behind any driveway anywhere in the community. This makes it very difficult for other owners to access their driveway. Please pick up after your pets at all times. Please remember that ALL exterior alterations must be approved before starting. Changes include (but are not limited to) painting, roof replacements, door replacements, etc. An alteration request form needs to be submitted to the management office, which is then forwarded onto the EPB Committee. The community’s EPB Committee does a great job at keeping the community looking uniform. Fall is the time to prepare for winter—cold and wet conditions not only make you miserable, but they can damage your home. Some winterizing can wait, some can’t. Make a list of what needs to be done, and tackle the time-sensitive tasks first. Here’s a simple checklist from the association to help you get a jump on winter. Indoor Winterizing Examine doors and replace weather-stripping as needed. Examine window caulking and reseal where needed. Examine and repair vents where needed. Clean chimneys and flues. Remove items near heat vents. Place nonskid runners or door mats outside to help keep water, sand and salt out of the house. Assemble, stockpile or refresh winter supplies: Batteries Candles and matches Ice melt and deicer Generator fuel Antifreeze Outdoor Winterizing Turn off electrical breakers for outdoor equipment. Close hose bibs. Spray outdoor locks and hinges with lubricant.
