Multi Task Operative Job Description Job title: Multi-Task Operative Directorate: Property Services Department: Property Maintenance Responsible to: Property Maintenance Team Leader Responsible for: N/A Grade: 5 Date Written / Updated: May 2015 Main Job Purpose: To undertake property inspections, fault diagnosis, repairs and maintenance of the Organisation’s stock and other buildings MAIN AREAS OF WORK Undertake approved repairs or installations as a qualified (time served) tradesperson using additional skills to carry out associated tasks of other trades where required, in the homes of tenants and some associated buildings (e.g. community rooms) in accordance with professional quality standards and within procedures set by the Organisation. Assess any multi-task operations and undertake work within skill range and report on course of action and implications for other trades or specialist contractors. Coordinate with other trades. Make appointments with tenants for the inspection, diagnosis of faults at their homes. Provide Tenants with an effective repairs service, remaining courteous and affording them respect and dignity while working in their home. Assess and diagnose faults, estimate repair times and material needs; determine whether emergency repairs required. Utilise temporary repairs to make safe until complete repair can be undertaken. Organise own work and ensure that all work is completed in an efficient manner with the most economic and effective use of time, materials and skills. Advise tenants of work content, duration and level of disruption. Page 1 of 3 Keep the tenant and managers informed of progress and report any difficulties preventing the completion of an effective repair or installation. Ensure compliance with health and safety regulations and safe working practices, where necessary advising tenants of safety requirements whilst working. Ensure the security of buildings and materials whilst work is in progress Driving a company vehicle whilst at work and ensuring the safe use of the vehicle while on the road and parked. Carrying out daily maintenance checks on the vehicle ensuring that tyre pressures and fluid levels are maintained. Maintain the necessary supply of stocks and supplies to meet regular repair needs. Source alternative materials and quantities where stock not available. Maintain tools and equipment in a secure, safe and clean condition. Participate in the out-of-hours call-out rota and/or respond to emergency requires for repair Participated in meetings and training as required. Maintain all necessary records and administrative procedures required by NPH utilising technology provided in accordance with instructions. To carry out any other duties which fall within the broad spirit, scope, levels and purpose of this job description. KNOWLEDGE, SKILLS & EXPERIENCE Literacy and numeracy sufficient to follow plans and drawings; instructions on the safe use of materials; and the measurement and calculation of materials. Approved and validated apprenticeship City and Guilds qualification or NVQ equivalent in appropriate craft Valid driving licence Validated training and experience in trade crafts outside of core trade to undertake multi-task operations Evidence of continued development of skills and updating of knowledge of craft, associated material changes and regulation changes.
