Lincoln Harris Corporate Services Group (CSG)
is a collective product of Dallas-based Lincoln
Property Company (LPC), and Charlotte-based
The Harris Group. We are part of the vast
resources of LPC—one of the largest, most
respected and diversified real estate services
firm in the U.S. We employ more than 4,500
professionals with an established presence in
over 100 markets, in 32 states and in Europe.
LPC currently manages more than 150 million
square feet of commercial property and has
developed assets in excess of $12 billion.

OCCUPANCY COST REDUCTION
CSG implemented a comprehensive Cost
Compression Plan for a major financial institution,
resulting in an incremental reduction in occupancy
cost of $52 million over a 5-year period.
REVENUE ENHANCEMENT
CSG generated $6 million in revenue enhancement
within 12 months of being hired on a 3 million
square foot healthcare account; 30% was generated
by 3rd party leasing, 70% by operating expense
reduction.
WORKFLOW SOLUTIONS
As 1 of 5 facility partners of an 80 million square
foot international client, CSG’s Call Center operation
proved to be the most efficient and most economical.
The Call Center handles approximately 140,000
work orders per year with an operational efficiency
that was 10% higher than the nearest competitor.
STRATEGIC PORTFOLIO ANALYSIS
When challenged with moving 4 million square feet
of Class B and C office buildings with high book
values, a Fortune 100 company turned to CSG to
analyze, design, and implement a plan. The result
was two sale/partial leaseback transactions totaling
$270 million. The transactions exceeded book value
on all 50 properties and incrementally reduced
occupancy costs by $15 million per year.
IMPROVING EFFICIENCY
CSG improved point-to-point navigation while
monitoring vehicle use to minimize windshield time
and to improve operating efficiency in company
vehicles for a Fortune 500 financial services firm.
By installing a GPS Vehicle Tracking and Navigation
system, it not only paid for itself in 6 months, but also
provided long term value through improvements in
drive time, overtime, miles driven, fuel costs, idle
time and manpower efficiency.
ARCHIBUS SYSTEM
Our call center, which handles over 50,000 calls
per year, uses ARCHIBUS to deliver timely, relevant
facilities and infrastructure information as part of
our strategic business plan in managing over 40
million square feet of property assets. This webbased CMMS system allows us to cost-effectively
maintain and distribute accurate facilities and
infrastructure information nationwide across our
enterprise.
The Work Order feature automates all of the steps of
the work order process, from requests, to approvals,
to scheduling work, completion of tasks and closeout. The Preventive Maintenance (PM) feature
enables users to proactively maintain assets,
efficiently manage work-load schedules, optimize
resources and track key metrics.
SURPLUS PROPERTY DISPOSITION
As a product of 4 mergers by 1 bank client, CSG
disposed of over 380 surplus properties, all within
the required purchase accounting terms – outperforming the reserves by over $29 million.
RESTRUCTURE INITIATIVE
The corporate restructure of a national healthcare
client resulted in the need to sell 17 properties and
buy-out of 101 leases in less than 7 months. CSG
met the time requirements on both the sales and
buyouts, with the gross sales exceeding indicative
pricing by 6% and buy-out settlements averaging
32% of total remaining obligation.
