ThefollowingchangeswererecommendedbytheChairmanandCommissioners.The
changesarenotenactedandnoactionhasbeentakentoadoptthesechangesintothe
officialCodesandOrdinances:
• Continueallformattingandeditingcommentsasoutlinedinpreviousdiscussions
heldbythisboard,inanofficialmeeting,asrecognizedbytheVillageofElwood.
• Makeuniformthelanguagedescribingthetypesofdistrictsinallterminology
throughoutChapter162.Example:
o ExistingLanguage:singleunit,oneunit,onefamily,etc.
o AmendedLanguage:single-family,two-family,multi-family,etc.
• Change‘R-2ASingle-FamilyResidenceDistrict’toreadasfollows:
o Single-FamilyResidentialDistrict(R-2A)
• Inthe‘Descriptionofdistrict,’foralldistricts,replacetheword‘composed’with
theword‘comprised.’Inthissection,thesentenceshouldread:
o Thisdistrictiscomposedcomprisedoflow-densityresidentialareasplus
certainareaswheresimilarresidentialdevelopmentappearslikelyto
occur.
• Thezoningsectionsfollowdifferentformattingforsomeofthedistricts;reference
§§162.057and162.059.TheBoardwouldliketorecommendthestructurein
162.059beadoptedthroughoutChapter162tomakethecodeuniform.Thiswould
onlyapplytothe‘Descriptionofdistrict’atthebeginningofeachsection.The
descriptionwillbelimitedtothesingleparagraphstructureversusthenumbering
andlettersformatusedinothersections.Forexample:
o RecommendedFormatting:(A)Descriptionofdistrict.Thisdistrictis
comprisedoflow-densityresidentialareaspluscertainareaswheresimilar
residentialdevelopmentappearslikelytooccur.Itistheintentofthis
districttoprovideforanenvironmentofpredominantlylow-densitysingle
unitdwellingspluscertainadditionalusessuchasschools,parksand
certainpublicfacilitieswhichservetheresidentslivinginthedistrict.

Inthe‘Descriptionofdistrict,’replacethephrase‘singleunitdwellings’with
‘single-familydetacheddwellings.’Thesentenceshouldread:
o Itistheintentofthisdistricttoprovideforanenvironmentof
predominantlylow-densitysingleunitdwellingssingle-familydetached
dwellingspluscertainadditionalusessuchasschools,parksandcertain
publicfacilitieswhichservetheresidentslivinginthedistrict.
In§162.059(C)SpecialUsesPermitted,thesentenceshallreadasamended:
o SpecialusespermittedintheGRGeneralResidentialDistrict.
In§162.059(D)Temporarypermitusespermitted,thesentenceshallreadas
amended:

In§§§162.059(G)(3)(a),(b),(c)Yards,andinallotherareasofChapter162,the
phrase‘set-in’shallbereplacedwith‘setback.’Thebeginningofeachsentenceof
thesub-sectionsreferencedaboveshallread:
o Allprincipalstructuresshallbesetinback…
In§162.059(G)(4)thefollowingchangesneedtobemade:
MaximumHeight.Noprincipalstructureshallexceedtwoandone-halfstories
