Once Contract has been accepted and your new home is off the market to other prospective buyers, your due diligence period begins. The due diligence period is approximately 15 days from the date the contract was accepted and gives the buyer time to have inspections done. Your Realtor will immediately set up a home inspection in which you are welcome to attend and ask questions of the inspector. Once we receive the inspection results, we will review it and submit a “Home Inspection Addendum” to the seller’s agent. This addendum covers “warranted and non-warranted items.” Once the inspection is signed off by the sellers, the noted repairs (if any) will begin. All repairs are to be completed prior to closing and you have the right to a final walk through to confirm they are completed. During this time the seller will order the WDO (Wood Destroying Organism) report. This is where a certified pest control company checks the home for any type of WDO activity/damage. These repairs (if checked in the contract) will also be repaired prior to closing. It will be your responsibility during this time to get to your lender any requested items for loan approval. You will also want to begin shopping for homeowners insurance. An appraisal will be ordered by the lender for 3rd party price evaluation. The week before closing be sure to contact the utility provider(s) to transfer utilities, phone, etc. into your name. 1-2 days prior to closing, do a final walk through with your Realtor and review the final closing statements with your Realtor to make sure all information is correct. Closing day – make sure you have your driver’s license and a cashier’s check for closing costs made out to the title company. BUYER’S INFO WHAT ARE THE BUYER’S RESPONSIBILITIES IN THE TRANSACTION? Get pre-approved with a lender before you look for a home. Find a seasoned Realtor that you trust. Determine your needs and wants in a home. Take an active role in the process, ask questions. Review the Seller’s Property Disclosure Statement with your Realtor. Hire a professional home inspector and attend the inspection with your Realtor. Be aware of all contractual obligations. A Realtor can provide you with a full array of services, including: Identify suitable properties for your lifestyle and budget. Provide information about neighborhoods, community and association dues or CDD fees. Help locate that perfect home while negotiating the best terms for you. Offer advice about the personal and financial data needed to apply for a home loan. Discuss the pros and cons of buying a property that is a short sale/foreclosure. Help navigate the purchase, including factors like price negotiation, financing, terms, date of possession, repairs, and furnishings or equipment. Assist in finding qualified professionals to do the property inspections and provide written reports. Provide guidance through the closing process to make sure the transaction completes in a timely and professional manner. 850-325-1681 MOVING CHECKLIST ONE MONTH BEFORE MOVE Arrange for moving your furniture and personal belongings either by hiring a professional service or renting a moving truck. Accumulate moving supplies such as boxes, tape, rope, and anything else you might need. Plan your travel route if you are driving to your new home. Some moving expenses are tax deductible, so you should save all moving related receipts including meals, lodging, and gasoline. Develop a plan for packing, such as packing out a Change of Address Form. Notify friends, family and businesses of your move. Notify Federal and State taxing authorities TWO WEEKS BEFORE MOVE Notify utilities like electric, water, cable, phone companies, to arrange for service at your new address. Notify your long distance carrier and arrange for service at your new address. Recruit people to help you on moving day. Arrange for someone to take care of your pets on moving day. ONE DAY BEFORE MOVE Keep moving materials separate so they Pick up rental truck if you are moving yourself. Fill up your car with gas, check the air pressure in your tires and the oil. Bring your Driver's License to closing. Bring a Cashier's Check made out to the Title Company for the amount needed. Try to get a good night’s rest. RELAX!! www.NaumannGroup.com/buyer FREQUENTLY ASKED QUESTIONS 1. How does my Realtor get paid? Great question and one that is frequently asked. You are NOT responsible for paying your Realtor. The SELLER pays the real estate commission out of their closing costs. 2. What responsibilities do I have as a buyer to my Realtor? The most important responsibility you have to your agent is letting any other Realtor know that you are already represented by your Realtor. This is extremely important for the following reasons: a. Keeps clear lines of communication. b. Removes possibility of conflict. c. Allows your Realtor to be free to look out for your best interest. d. Permits your Realtor to negotiate on your behalf. e. Protects your Realtor’s compensation in the transaction. So remember, always let any other Realtor know that you are already working with someone. Your Realtor is licensed to represent you in any transaction that includes a home, a lot, or new construction. 3. How will the inspection be handled? There is a time limit in your contract for the buyer to complete the inspection, which is very important to follow. Most inspections are made within 15 days of contract acceptance date and are normally ordered by your Realtor. You, as the buyer, are encouraged to attend and ask questions of the inspector. After the inspection is completed, your agent will prepare an Inspection Addendum which request repairs if there are any noted issues on the report. Once both parties agree to the repairs, the seller will need to complete them by the closing date. 4. How long does the Home Inspection last? The inspection can last anywhere from one to three hours depending on the size of the house and issues found. 5. When do I know my loan is approved and we have set a closing date? Your lender will give you a letter of approval pending appraisal. Your closing date will be negotiated at time the contract is written. 6. When should I get my homeowners insurance? It is best to have your insurance set up within 2 weeks of closing. 7. Am I able to move into my new home right after closing? Yes, once the buyer and seller sign the closing docs it’s your home!
