March 2016 Vantage The facts Overview Project area The project and our role 46ha UrbanGrowth NSW managed the development of Vantage under the Crown Lands Homesites Program from 1992, until its completion in 2015. This included undertaking acquisition, ecological and archaeological assessment, masterplanning, engineering design, council approval, civil works construction, marketing and sales. Location Vantage is located off Spinnaker Way, Corlette on the southern shore of Port Stephens, adjacent to Bagnalls Beach Reserve. The site is a 50-minute drive north of Newcastle Key geographic inclusions Seven minute drive to Nelson Bay and walking track to Bagnall’s Beach Local government area The masterplan was developed in accordance with our urban design philosophy and was designed to deliver sustainable development outcomes. What is proposed Vantage is the final part of UrbanGrowth NSW’s Bagnalls Beach Estate, a large residential development that offers coastal lifestyle in the popular Port Stephens location. Port Stephens The development is close to the Nelson Bay CBD, the facilities of Salamander Bay and Corlette, and the waterways of Port Stephens. Proposed residential dwellings Outcomes and deliverables 313 residential lots The ambition for Vantage was to deliver a masterplanned community in a coastal bushland setting with a high level of finish, featuring integrated public art. Project initiatives Program timeline Planning initiatives include: 2007 XXre-masterplanned lots to achieve updated urban outcomes with an interconnected grid layout, a mix of lot sizes and integrated open space areas that complement the adjoining bushland XXintegrated XXMasterplan approved bushfire hazard reduction measures XXbuilt form design guidelines to achieve building sympathetic to the site and encourage a coastal character throughout the development. 2008 XXConstruction Environmental sustainability initiatives include: XXwater sensitive urban design XXonsite recycling of materials during construction XXinstallation of over 1,000 nest boxes within retained bushland corridors. 2009 XXFirst Social sustainability initiatives include: XXparks commenced land sale releases for recreation and leisure XXproximity to facilities and established centres 2010 XXpublic transport (buses) from the estate to medical facilities, churches, golf courses, cinemas, shopping, cycleways, restaurants and clubs in Nelson Bay and at Salamander Bay. XXCompletion of main public art elements Public art strategy Contemporary art works have been installed.
