That does not mean we are out of the woods. It is still important to do your safety checks, prepare your hurricane kits, and line up vendors in the event you have damage. Supervisor Ariel Miranda The main driver of this year’s outlook is the anticipated development of El Niño this summer. El Niño causes stronger wind shear, which reduces the number and intensity of tropical storms and hurricanes. El Niño can also strengthen the trade winds and increase the atmospheric stability across the tropical Atlantic, making it more difficult for cloud systems coming off of Africa to intensify into tropical storms. IMPORTANT #’S It only takes one hurricane or tropical storm making landfall to have disastrous impacts on our communities. Remember Hurricane Andrew in 1992 caused $26 Billion in damages and that storm came during a “slow season.” And, just last month, Pensacola, Florida saw five inches of rain in 45 minutes – without a tropical storm or hurricane which caused a substantial amount of damage. Contact us for details. June 2014 CONSULTANT CORNER Dear Rich, I’m really bugged by this. Our building is loaded with nasty bugs. When I go to throw out the garbage, and turn on the light in the trash room, the roaches scatter and disappear into the walls. Even though my apartment is sprayed by the exterminator each month regularly, I see roaches in my kitchen all the time (and those tiny little ants too). This happens all year long, but especially in the summer, which is where we’re heading into. I complain to the office and they always put me on the list to be sprayed the next time the exterminator visits. But the office does nothing to try to eradicate the problem. All they say is that it’s a widespread problem and we live in South Florida. To me that sounds like they’re telling me to live with it. Should we be having these types of problems? Signed, Not bugged by you only Dear BBYO, Noting that we live in South Florida, we must realized that bugs, especially those palmettos, are with us at all times. And boy do those things make my skin crawl. I’ve seen buildings infested with ants, roaches, and huge rats. Seriously, I’ve seen the worst of the worst. Do we have to accept that? Of course not! There is no reason that any building should be infested to the point where you constantly see the bugs and vermin. That is the sign of having a poor extermination program in place, and laziness by the Board and management to solve the issues. Pest control companies are regulated, however, they certainly differ on how much material they use to control these issues in buildings and how often they come. Remember, these pest control pesticides cost money, especially for a good product. Many companies don’t spray enough, use the correct product, or come often enough, to control the issues. So, what do you do? You insist that your Association go out and interview other pest control companies to service your building properly. Again, you should not have to live with these issues!! Fight back. If they don’t perform and take care of the issue, get rid of them. Keeping a vendor, any vendor, on their toes, is what keeps them servicing your building correctly. Any manager that tolerates such a situation (hiring or dismissing a pest control company with a 30 day out is a manager’s responsibility in most Associations) should be notified, in writing, of the resident’s displeasure, for sub standard services. All vendors should have to perform excellently to remain contracted to the Association...period. So don’t be so bugged by this. You need to take action against all pests, especially lazy vendors.
