The subject property is located in Rétság, cca. 55 kilometers to the North of Budapest, on Motorway No. 2, which
connects Budapest with Slovakia. Motorway No. 2 is part of the international E77 road transport system, which
connects Eastern European EU countries in North-South direction.

BUILDING DESCRIPTION
To date the site consists of three large production halls and three ancillary buildings. The total built in area is cca.14,000
sq m whereas the maximum foot-print is 40% with a site density of 1.5. Considering the minimum green area with 25%
and all the existing roads and pavements we are at the opinion that there is a significant amount of extra development
potential on the area. According to our information another hall of cca. 7,000 sq m can be constructed next to Hall B1.
The total development area consists of 24,514 sq meters of land at the rare of the site, which currently unfenced. At the
previous page we referred to it as „L2” site. Applying the same zoning parameters to this site an additional cca.9800 sq
m hall could be developed. The existing buildings have prefabricated RC structure, the aisle is 30 m wide, the internal
height varies between 3.5 m to 6.75 m with one hall being 17 m height in its last 30 m. The buildings have corrugated
metal external cladding. All halls are heated. Beside the production areas in each building there are social blocks for
both genders with dressing
rooms, toilets, kitchenette. The capacity of the current premises is sufficient for more than
600 employees.
