Tai Teg (‘Fair Housing’) - an independent register of people interested in home ownership but who cannot currently afford to buy outright on the open market. Tai Teg Registration – to help identify home ownership opportunities we need to know who you are, what type of home you want and where you want to live. Registering is essential to ensure that you benefit from any schemes that help you buy a home that is available or likely to be built. Tai Teg works in Anglesey and Gwynedd – to assist working people who have difficulty affording homes on the open market for example: People wanting their first home Growing families who don’t earn enough to pay a mortgage to buy a home suitable for their needs Homeowners who because of family reasons, eg a relationship breakdown, need a home of their own. Tai Teg - works closely with a range of housing organisations and developers to find homes to meet people’s needs and is supported by both Anglesey and Gwynedd County Councils and the Welsh Government enabling access to any grants or other funds made available to help people to own their own home. Register on-line at www.taiteg.org.uk or complete the enclosed application form. ELIGIBILTY The aim is to help local people in need of suitable accommodation. It is therefore important that you tell us of your needs so that we can both match people to the homes that become available and also that we know where homes are required. The definitions of ‘local’ and ‘need’ are as follows: Local: Households that have a 5 year connection either through residency, family or work to the County where they want to live. Need: Households whose incomes are insufficient to allow them to buy a suitable home for their needs on the open market. So, if you are: • • • • • A local person Unable to buy a home on the open market? Able to get a mortgage if the homes available were cheaper? Able to pay a deposit of at least 5%? Able to afford to pay a rent whilst intending to buy in the future? Then Don’t Wait or Hesitate - Register Now! HOW DO I REGISTER? On-line at www.taiteg.org.uk Complete the registration form enclosed By phone on 08456 015605 to request a registration form Date order is used when identifying people for available properties so register without delay. HOME OWNERSHIP INITIATIVES • Shared Equity: eg Homebuy where you own a percentage of your property and the un-owned share is held by a housing assocation or by the Council. No rent is payable on the unowned share. • Shared Ownership: similar to shared equity but you pay rent on the unowned share. • Intermediate Rent: a weekly rent not exceeding 80% of the local market level with an opportunity to buy later. • Empty Homes: a grant, loan or other incentive available on properties empty for over 6 months in areas of housing need. • Self build plots: sold at below market value to eligible applicants. Selfbuilders are responsible for the design and build of their home and all costs involved. WHAT ARE THE RESPONSIBILITIES OF HOMEOWNERSHIP? • • • All the costs relating to buying the house, e.g. legal charges, removal costs. Paying the mortgage and the bills e.g. Council Tax, heating and insurance. Repairing and maintaining the home. It is important to remember that your home is at risk if the mortgage payments are not paid as required. THE NEXT STAGE • Your details will be placed on the register which is a confidential database that can only be accessed by Tai Teg staff. • People on the register will be informed of any schemes available in the locations of interest to them. • If a property becomes available in your areas of choice, we will let you know to see if you are interested and can secure a mortgage. • When a home has been identified, a more detailed financial assessment will be undertaken to ensure that you meet any qualifying criteria and that the property is affordable. • You will be asked to provide details of income and savings and show that you can get a mortgage offer from a Bank or Building Society. WHAT HAPPENS IF I WANT TO SELL THE PROPERTY? • Inform Tai Teg as we may be able to find a buyer for your property. • If you bought through Home Buy or other shared equity scheme, when the home is sold you will receive the equivalent equity percentage that you hold of the market value at the time of sale. • If you bought a low cost home on a private development, the Legal Agreement (Section 106) will state the process to be followed, but you must inform Tai Teg that you are intending to sell. • You will be responsible for any fees or costs associated with selling your house.
