The realtor initially listed and has since affirmed in a recorded statement that she met with the City of Dunedin about the use of the property and “did her research” in offering the property with multiple apartments and mixed commercial use per the description below. Mary Ellen, the owner, who has resided in Clearwater for the last 6 years requested and received a lease from Paul and myself for the beauty salon. During the lease period ending August 1, 2016 Mary Ellen stated repeatedly that she had the appropriate licenses and insurance. When I arrived at the property this spring to live I received a citation from the City regarding the condition of the pool. When I talked with the City personnel I was told that in fact this was not true and Mary Ellen had in fact not paid her license taxes since 2010. Mary Ellen has been evicted from the property and it is now completely vacant. There are no current revenues from the property. The pool has since been restored by The Pool Doctors Inc. and a new roof was installed by Array’s roofing. These commercial contractors alone charged $ 30,000.00 dollars for their renovations. A total of $ 65,000.00 has been spent to date. During the course of the renovation Paul Haberstroh became concerned with the scope of the project and the inconsistencies in the ever changing stories of the relator and owner. He also became quite disheartened about the neighboring property 71 Patricia Avenue, the four households living there and the outdoor bathroom that adjoins the 73 Patricia property: He has abandoned the project. To this end I have hired Garry Barber, a painting contractor and neighbor who has restored his home with a commercial beauty shop next door: To accomplish this vision I need to ensure that the current commercial premise that is an abandoned Beauty Salon is renovated along with its bathroom and the apartment kitchen to the proper City of Dunedin standards. However, the Dunedin school district has just obtained a grant and is providing free tutoring to students and paying the teachers through this grant. I am presently searching for another appropriate use of the space under the guidance of the City of Dunedin and seek your help and guidance. I need assistance in understanding the code requirements and the upgrades necessary.
