With the steepest decline in inventory along the Eastern I-95 corridor from St. Lucie County to Brevard County, Sebastian property owners are seeing a resulting increase in price, with a gain over last year of 10.9% in average price. Compared to a statewide average inventory of 5.4 this time last year, Sebastian’s current 2.3 months supply of single family homes stands as significant marker in how far the housing market has come in the last five years. In fact, properties under $100K are becoming scarce, with only .8 months supply and those homes priced under $250K at 2.1 months supply. “There is no doubt that buyers will be paying more across the spectrum over the next few months,” added Schlitt.
