Inventory Declining for Sebastian Properties
Driving both Prices and Value Up
For Sebastian homeowners who have been waiting for the
market to recover, for both prices and equity to increase, the
timing is right to consider putting your property on the market,
reports Coldwell Banker Paradise in their just released 3rd
Quarter Market Report for 2015.With tightening inventory at
all levels of the market, Sebastian property is selling well with an
9.3% increase over last year in homes sold in the $100k-$250K
segment.
With the steepest decline in inventory along the Eastern
I-95 corridor from St. Lucie County to Brevard County, Sebastian
property owners are seeing a resulting increase in price, with
a gain over last year of 10.9% in average price. Compared to a
statewide average inventory of 5.4 this time last year, Sebastian’s
current 2.3 months supply of single family homes stands as
significant marker in how far the housing market has come in
the last five years. In fact, properties under $100K are becoming
scarce, with only .8 months supply and those homes priced under
$250K at 2.1 months supply. “There is no doubt that buyers will
be paying more across the spectrum over the next few months,”
added Schlitt.
With prices rising and inventory tightening, homeowners have
regained essential equity.“Sellers can be confident that now is the
time to explore putting their house on the market. If a homeowner
hasn’t looked into how much their house might be worth, they will be
