Basic Function
• To oversee all of the maintenance operations of the
buildings and grounds.
• To be there for the administration and staff.
• To be a mentor to the department and be the team
leader.

• Bill Bloom and Jon McElwain
Basic Function
• To keep the building systems running to the best of
their abilities.
• To do all aspects of maintaining the buildings and
grounds. No matter how big or how small.
Systems Used
Apogee
• Provided by Siemens Building Technology (SBT)
• Controls HVAC systems district-wide with some exceptions
– Controls scheduling
– Controls and monitors room temperatures,
Monitors Cooler and Freezer Temps
– Controls Boilers
– Controls circulator pumps
– Controls Hot water reset schedules
• Centrally located in Administration Building and accessed by
all members of the department
• Capable of event notification with purchase of RENO software
Maintenance Direct and PM Direct
• Used by staff to submit work orders
• Used to track the following:
– Equipment usage
– Trending information
– Repair costs
• Automatically schedule preventive maintenance events and
submit a work order for that event

• Roof condition: GOOD – New 2005
• Last Renovation: 1995
• Acreage: 30
• Square Footage: 85,400
• Equipment Maintained: 2 Mowers, 2 Tractors, 2 Boilers, 3
Domestic Hot Water Heaters, Exhaust Fans, all aspects of the
HVAC system, and much more.
• Security System: 2 DVR’S and 20 Cameras
CVHS Building Status
• Projects in the past couple years.
– Field Goal Post Installed.
– Security camera’s and DVRs installed.
– Added a room in the library.
– Added additional parking by the football field and also out back
of the school.
– Repaving of the bus circle and a few bad spots in the parking lot.
– Installation of Security cameras and DVRs also promethium
boards and projectors.
– Weight room addition.

• Roof condition: GOOD – New 2002 in 2011 - 11,185 sq ft Replaced
• Last Renovation: 1997
• Acreage: 15
• Square Footage: 62,400
•
Equipment Maintained: 1 Mower, 1 small lawn tractor, 1 skid
steer, District Truck , 3 Boilers, 2 Domestic Hot Water Heaters,
Exhaust Fans, all aspects of the HVAC system, and much more.
• Security System: 3 DVR’S and 22 Cameras
WAES Building Status
• Projects in the past couple years.
– Installation of the nature trail.
– Roof issues 11,185 sq ft replaced under warranty.
– Installation of Security cameras and DVRs also promethium boards and
projectors.
– Installed new domestic hot water heaters.
– Installed 4 heat valves in the four newer class rooms. ( Better Control)
– Installed new combination oven in the kitchen.
– Installation of a new water softener system for the kitchen.

• Roof condition: 1995 Flat areas need replaced. Sloped areas

• Last Renovation: 2001 (The high school side)

• Square Footage: 158,000 sq ft for the complex.
• Equipment Maintained: 2 Mowers, 1 Tractor, 3 Boilers, 2
Domestic Hot Water Heaters, Exhaust Fans, all aspects of the
HVAC system, and much more.
• Security System: 4 DVR’S and 43 Cameras
CWES Building Status
• Projects in the past couple years.
– Installed some additional chain link fencing.
– Cutting off of the curb around the bus circle.
– Classroom door work. By VT Industries. (Warranty)
– Installation of Security cameras and DVRs also promethium boards and
projectors.

• Roof condition: GOOD New in 2003, 2005, 2006 in 2011 49,313 sq ft replaced.
• Last Renovation: 1996-97
• Acreage: 25 Shared
• Square Footage: 117,100
• Equipment Maintained: 2 Mowers, 2 Tractor, 3 Boilers, 2
Domestic Hot Water Heaters, Exhaust Fans, all aspects of the
HVAC system, The schools water system, and much more.
• Security System: 2 DVR’S and 25 Cameras
WHS Building Status
• Projects in the past couple years.
– Roof replacement of 49,313 sq ft. (Warranty)
– Locker Installation.
– Ceiling tile replacement. (In stages)
– Installed new classroom door handles.
– Installed COMBI oven in the kitchen.
– Boiler and domestic hot water controls. Installation of Security
cameras and DVRs also promethium boards and projectors.
– Worked on many HVAC issues. Building is operating the best it has in a
long time.

• Roof condition: Fair – New 1996 There has been issues with
it since it was applied and it needs to be replaced.
• Last Renovation: 1996-97

• Square Footage: 72,600
• Equipment Maintained: Same as for Williamson
• Security System: 2 DVR’S and 17 Cameras

• Square Footage: 24,000 with out the shop
• Equipment Maintained: 1 Mower, 1 Skid Steer, 2 Boilers,
District Truck, Exhaust Fans, all aspects of the HVAC system.

– Repaired damaged roofs. 9,262 sq ft (Warranty)

– Repair many sidewalk issues.
– Replace some old and leaking faucets.
– Install new entrance doors on the shop.
– Upgrade the HVAC controls in the rooms.
– Finish adding steel to the outside of the shop.
– Upgrade the small sinks in the offices that have not been done yet.

• Significant investment in Buildings and Grounds.
• It is important to keep up with that investment.
• This will save the district money in the long term.
• The Maintenance department is in great shape, it is a
successful team effort.
