CHALLENGES PORTFOLIO INFORMATION The global portfolio consists of approximately 42 properties, totaling 1.61 million sq ft Barclays Capital is a dynamic organisation that needs robust, yet flexible, planning for its future real estate needs. In particular, Barclays Capital wished to: Have a detailed, robust and accurate records of all property lease, occupancy and financial information, from which to drive analysis to support business decisions and management reporting. SOLUTIONS PORTFOLIO DATABASE CBRE collated lease and financial information for all of Barclays Capital’s properties, abstracted all leases, cross-checked data and transferred data to a web-accessible database. CBRE is currently working with Barclays Capital to produce detailed bespoke management reporting, enabling Barclays Capital to report activity and property performance to management on a regular basis. 1 STRATEGIC PLANNING With the benefit of robust portfolio data, CBRE devised analysis tools to track headcount growth against occupancy potential, by building. These have been used to create a building-by-building strategy and identify “hot spots” for immediate action. On the basis of this analysis, we have developed individual transaction strategies in the context of a portfolio-wide plan. We are currently undertaking transactions in the US and Latin America, Europe and Asia Pacific. PROCESS AND PROCEDURE DEVELOPMENT In support of the above, CBRE has worked with Barclays Capital to improve real estate process and procedures. We have reviewed current practices in the light of Barclays Group requirements, made changes in content and process structure and provided a simple mechanism by which team members can access and use the information. The output of this process is now being disseminated to the internal Barclays Capital team on a global basis, and will be the platform for further reviews within different business units. ACCOUNT MANAGEMENT To ensure that CBRE provides all of the above service to Barclays Capital in the most efficient and responsive way, we have developed a global account management structure that reflects the client’s own organisation structure.
