The buildings are old (1 900) and must be entirely renovated. With term, the refuge will count forty beds. • A restoration integrating Environmental High Quality (HQE®) criteria is previewed. Work must be completed in 2006. • The refuge is located at 2’000 meters in altitude and not grid-connected to the electrical network. ENERGY DEMAND As the refuge will be not grid-connected to the electrical network, the needs for electricity will be limited to the maximum (5 to 10 kWh / open day). Heating and production of hot water will be produced by a propane boiler. According to the opening periods, consumption will be able to strongly vary. These ones are estimated about 20’000-30’000 kWh/an. IMPROVEMENT ACTIONS • Rational use of energy (RUE): Refurbishment will integrate High Environmental Quality criteria (HQE®). • Energy efficiency: The site being in isolated place from the electrical network, all the equipments will be powerful in terms of energy efficiency; in particular lighting and cold equipment. • Renewable energy sources (RES) integration : 1. Electricity will be produced by photovoltaic power station with a supplement by power generating unit. The photovoltaic installation will have a power of 2’500 WC associated with a park battery with 55 kWh. Electricity will be distributed in 220 V thanks to an inverter of 4’000 W. This installation will produce the total needs for the refuge except from the large-scale electricity consumers (washing machine, dishwasher...). A power generating unit of 10 kVa will ensure the production of electricity in complement. The cost of the photovoltaic installation is about 50’000 euros (material + installation + transport by helicopter) and will be financed to a total value of 85% within the programme called “FACE”. 2. The domestic hot water will be also produced by a thermal solar installation. Approximately 20 m² will be necessary to the production of domestic hot water, a complement being brought by the propane boiler in the event of prolonged bad weather. The cost of such an installation is about 20’000 euros. Generally, simple payback cannot be calculated in this case. Indeed, the refuge is located in isolated site from the electrical network. A photovoltaic installation is essential to ensure the production of electricity and makes it possible to avoid the creation of a power line. This installation also makes it possible to limit the operation life of the power generating unit. As for the thermal solar installation, it makes it possible on the one hand to save propane, but especially to limit the number of rotation of helicopter (very expensive) necessary to its delivery. Heating of 1’500 m² and domestic hot water are provided by two fuel boilers feeding hydraulic systems to air unit heater (ground floor) and radiators (rooms). ENERGY DEMAND • 2 fuel boilers for the heating and domestic hot water of the castle (cumulus volume: 2* 500 L.) Propane heating system for the staff building (a hundred meters from the castle). • Electricity : 160’000 kWh/an: ventilation, lighting, cold rooms; Fuel: 300’000 kWh/an: heating and domestic hot water; Propane : 6, 5 t/year: additional heating. • 185 kWh/year/m² for the castle heating (more than 3’000 nights and 8’000 meals per year). IMPROVEMENT ACTIONS Rational use of energy (RUE) : - Centralized programmation and regulation of the heating on station with the reception - Installation of water meter of the cumulus (knowledge and management of the volume of domestic hot water) • Energy Efficiency : - Refurbisment of the 1st floor windows: double glazing and door frames. - Hygroadjustable extractions in the bathrooms (moisture probe starting extraction). - Balancing of the heating hydraulic systems according to the exposure of the NORTH-SOUTH frontages: increase in the fluid flow of the Northern circuit and reduction of the fluid flow o in the Southern circuit. - Treatment of the steel door, window frames and verandas cold bridges in rooms (installation of thermal stoppers : specific insulation inside the door frame). - Choice of low consumption electric household appliances : A or B when replacement of the old material. - Installation of low consumption lighting outside. - Installation of independent shutters with automated closing at the ground and 1st floor - Installation of thermostatic taps in the staff residence and regulator according to the outside temperature with external probe in Northern frontage. - Installation of an isothermic floating cover in night period and/or of cold wind on the surface of the watery basin, this cover allows a significant heat saving (losses by convection under the effect of a cold airstream on the surface, by nocturn evaporation and thermic losses) • Renewable energy sources (RES) integration : 1. Possibility of installation of thermal solar collectors (plane glazed or “moquettes”) to increase the use period of the not heated watery basin (surface: 300 m², volume: 330 m3) and to obtain a temperature of the water from 20 to 25 °C of May 15 at September 15. 2. Heating and domestic hot water are provided by a wood chips boiler located in an additional building in the immediate vicinity. Hydraulic system of radiators ensures the heating of the 200 m² building. ENERGY DEMAND • 1 wood chips boiler for the heating and domestic hot water (cumuus volume: 300 L). • Electricity: 3’500 kWh/year: lighting, electric household appliances; Wood chips: 58’000 kWh/year: heating and domestic hot water; • 265 kWh/year/m² for the heating. IMPROVEMENT ACTIONS • Rational use of energy (RUE) : • Energy Efficiency : Use of low consumption lighting • Renewable energy sources (RES) integration : - Project of solar thermal installation: 15 m² of plane glazed on the 20 ° Southern roof of the additional building. It will bring 55 % of the future needs for domestic hot water (main lodge + 5 rooms), about 6’500 kWh/year. The annual economic profit is weak because of the supplement to wood chips at low cost. The project is interesting for the complementarity’s needs and resources: - In summer: solar hot water, - In winter: heating and hot water with wood chips boiler. Heating and hot water production are made by a wood cooker, consumption is about 10 m3 / an of rough-hew. Leguarrec is refurbishing an old country cottage on the commune of Servoz at 1’000 m. of altitude, to create a guest house. This lodge is embed between two other buildings. The original building was built in 1600, in wood material. The guest house will be composed by 4 rooms (6 beds). ENERGY DEMAND 50’000 kWh/year are used for heating and hot water. Needs are covered by a wood chips boiler installed in 2004. 5’000 to 7’000 kWh/year are used for specific electricity appliances. IMPROVEMENT ACTIONS • Rational use of energy (RUE) : In order to gather heating production, a house close to the cottage (30 meters) will be feed by a heating network. Heat will be generated by wood chips boiler. Joint cost are estimated about 6’000 € and will save 1’500 L of fuel. • Energy Efficiency : The lodge was entirely refurbished in 2004, especially with insulation. Lighting and cold systems are also low consumption. • Renewable energy sources (RES) integration : A wood chips boiler was installed to feed the cottage. Soon, a house will be connected to the heating network. Actually, the boiler is 55 kW and use 50 m3 of wood chips a year. With the connected house, consumption will be 75 m3 of wood chips. The wood chips are produced from a close joinery. Heating (450 m²) is ensured by a fuel boiler with radiators. Hot water is produced by the same boiler. ENERGY DEMAND The fuel boiler produces heating and hot water for the lodge (cumulus volume = 500L). The sun collectors will have to be clean from the snow regularly. 20 m² of sun collectors will produce 14’000 kWh, so 40% from the needs. A 1’000 L solar cumulus will feed the supplement cumulus. The solar cumulus and the regulation will be located at the ground floor close to the supplement cumulus and the fuel boiler. Invest Cost are 20’000 € HT. Public fundings can reach 50% (Ademe + Rhône-Alpes Region). Operation Cost include energy consuption for hot water, 0,05 € TTC/kWh for the fuel ressource (with a 85% output). The Samoëns station (alpine and touring ski, trekking, alpinism, mountain bike, climbing,…) and the natural site “Cirque du Fer à Cheval” are very close. • The architectural style is alpine, construction materials are classical : stone and wood. • Electricity is used for lighting and electrical appliance. Heating (165 m²) and hot water are produced by a fuel boiler that should be changed as soon as possible. ENERGY DEMAND The fuel boiler produces heating and hot water for the lodge (cumulus volume = 2*300L). Electricity : 8’000 kWh/year : lighting, electrical appliance Fuel : 45’000 kWh/year : heating (275 kWh/year/m²) and hot water IMPROVEMENT ACTIONS • Rational use of energy (RUE) • Energy Efficiency : Use of Low Consumption lighting • Renewable energy sources (RES) integration : Wood chips project : Yhe wood pellets boiler wil be 35 to 40 kW and will cover the annual needs of 45 to 50’000 kWh. 12 tonnes/year of pellets will be necessary (20 m3/year). The 7 m3 storage area will be located underground in place of the fuel storage. In winter, autonomy will be 2 months, the delivery can be operated by a cistern truck with blower pipe, trough an existing hole. A storage of pellets in bags can be managed if deliveries are not possible. The storage will have to be located in a dry area and used regularly. Solar project : Sun collectors will be placed on the south roof (30° inclination).10 m² will produce 3’100 kWh/year, about 55% of the annual needs. A solar storage of 500 L will be necessary for the hot water. It will feed a supplement cumulus (300 L) feeded by a fuel boiler. The solar cumulus and the regulation will be placed underground close to the supplement cumulus and the fuel boiler. Hot water savings are estimated about 200 € TTC / year for 10 m² of sun collectors, which corresponds to 400 L fuel or 1,6 m3 of pellets. ENERGY DEMAND The actual fuel boiler produces heating and a part of hot water for the lodge. The boiler will be replaced by a wood chips one of 70 kW. Hot water is produced by 10 m² of sun collectors (solar cumulus = 750 L) and completed by the boiler. The 600 m² surface heating and domestic hot water are provided by a fuel boiler feeding hydraulic systems of radiators. ENERGY DEMAND • The fuel boiler produces heating and domestic hot water for the hotel and the restaurant (cumulus volume: 1’000 L). • Electricity: 30’000 kWh/year: lighting, electric household appliances; Fuel: 140’000 kWh/year: heating and domestic hot water; • 150 kWh/year/m² for the hotel heating (more than 2’500 nights and of 6’500 meals per year). IMPROVEMENT ACTIONS • Rational use of energy (RUE) : Actions on the electric subscription: checking of electric consumption, checking of EDF contract. • Energy Efficiency : Actions on the building : Installation of double glazing and treatment of the windows sealing, installation of air vents in the rooms on the higher door frames of the double windows, balancing of the hydraulic systems of the radiators. Actions on the equipment : Insulation of the roof (in under-roof), Installation of a controlled mechanical ventilation (VMC) simple flow (on outgoing air) in the bathrooms (stops extraction, ventilation shaft vitiated). Modulation of the air flow can be controlled to the moisture of the ambient air (hygroadjustable VMC). Installation of low consumption lighting outside and in the night reception. Insulation of the wood walls of the second floor with mineral, synthetic or natural insulator (possible technical process : doubling on metal frameworks adapted to the irregular walls). "Désembouage" of the hydraulic systems of heating (high pressure cleaning of the conduits) • Renewable energy sources (RES) integration : Project of solar equipment: 30 m² of integrated solar thermal collectors in the width of the Southern roof. Feasibility of the project also depends on a favourable opinion of the commune of LESCHAUX (declaration of building from the authority) and the Architect on the Building industries on France in the event of classification or inscription on the site on Semnoz and/or the hotel. The installation of thermal solar collectors for the production of Domestic hot water (ECS) of the Hotel can cover up to 50 % of the annual needs for ECS. - the orientation of the roof (full South) is optimal. - the surface of sensors inclined according to the slope of the roof (45°) would be 30 m², the sensors would be posed above the sheet cover, the installation of a thermal solar installation will make it possible to preheat domestic hot water of the hotel in all seasons and to heat it in summer, the orientation and the slope of the roof make it possible to obtain a great productivity of the sensors, the time of return on investment is thus relatively interesting (13 years).
