Facility costs (2015)
The following costs are provided to assist club level/local community sport and recreation organisations to plan for their
capital projects. They are based on providing reasonable quality basic facilities and are indicative, rounded costs based
on typical schemes funded through the department’s various funding programs and some interpolation against industry
cost information.
The indicative costs are representative of simple construction projects for the Brisbane area only—January 2015 and
include a provision for direct project associated costs.
Locality index and more complex construction characteristics (e.g. sloping sites) are not represented. Refer to the
further information and notes at the end of the document.
Facility type/Sport
Amenities
Small clubhouse—Basic fit-out
Small club room, kitchenette and adjoining showers/toilets, including unisex persons
with disability provision.
Clubhouse—Basic fit-out
Club room with bar, small kitchen, dining area, change rooms, showers and toilets,
including unisex persons with disability provision.
Change room building
Players only. Direct external access.
Two team change rooms, including unisex persons with disability provision.
Toilet facility
One male facility—3 x wc, 3 x ur, 3 x hb.
One female facility—5 x wc, 3 x hb.
One unisex/persons with disability provision.
Shade structure
Steel structure with shade cloth—10 metres x 6 metres
Carparking
Open carpark (per car space)—bitumen surfacing, line marking, kerb, drainage,
nominal lighting and landscaping, includes driveway and access allowance.
Concrete path
1.2 metre wide reinforced concrete path only—broom finish.
Athletics
Athletics track and field
400 metre/8 lane running track, high jump, dual double ended long jump, triple jump
and runway, double ended pole vault, steeple chase, hammer throwing circles, discus
and shot put—includes synthetic surface and all line marking.

Notes
The sizes of facilities are based on:
 The area for the buildings (internal space)—Fully enclosed covered area only (FECA).
 The playing areas represent competitive sport sizes, i.e. not leisure/recreational or international sizes.
 The area for courts/fields includes safety run off zones.
 Nominal spectator provision has been included.
The costs include allowances for direct project associated costs:
 External works to the immediate surrounds of facility.
 Simple construction and basic finishes, nominal landscaping.
 Professional fees.
 Statutory charges and Building approval costs.
The costs exclude the following:
 Land acquisition costs.
 Development approvals.
 Infrastructure costs, e.g. poor soil conditions, difficult access, sloping sites, long service connections or services
upgrades etc.
 Project specific criteria, e.g. specific fit-out, function rooms, covered or spectator areas etc.
 Custom external features, e.g. landscaping, carparks, shelters, paving/paths, benches/seating etc.
 Accessories (unless noted otherwise).
 Loose furniture and equipment.
 Regional cost variations in materials and labour.
 Escalation beyond June 2015.
 Contingency.
 Maintenance.
 GST.
